8 WHEELER PLAZA In Planning Stages San Carlos Avenue is adjacent to and will likely border a major proposed development by the City of San Carlos. This will potentially enhance the appeal of businesses located here, and affect egress and parking opportunities. Per the proposed drawing below, the rear of the building may offer attractive entries to shops and this location s appeal might be enhanced by many new businesses and residential foot traffic. All aspects remain subject to change and approval. Description of Project The City as Successor to the San Carlos Redevelopment Agency is looking to redevelop an approximately 2.65 acre site owned by the City and agency that is located one block west of El Camino Real and immediately southwest of the intersection of San Carlos Avenue and Laurel Street. The Site is located directly behind prime retail frontage along Laurel Street and includes frontage on San Carlos Avenue. The City owns the surface parking and the former Redevelopment Agency owns four parcels adjacent to Wheeler Plaza - two retail buildings along San Carlos Avenue one retail building fronting Laurel (formerly Foodville Market) and a 6-unit rental housing on Walnut Street. 9 Transit Village - In Planning Stages San Carlos Avenue is one block (about 500 feet) from the major development proposed by Sam Trans, surrounding the Train Station at the foot of San Carlos Avenue. This will significantly increase the number of residents and office workers in downtown San Carlos. Description of Project The development is mainly residential with retail and offices uses, and a multi-modal transit center situated south of the historic depot. The main elements of the project include: Housing: 280 rental apartment units, including market rate and affordable priced apartments, with semi-subterranean parking will be housed in six 2-4 story wood frame buildings over semi-subterranean parking. The proposed unit mix includes 93 one bedroom units, 132 two bedroom units and 55 three bedroom units, in a diverse array of sizes and floor plans. Retail & Office Space: Approximately 14,000 sf of first floor retail and 16,000 sf of 2 nd and 3 rd floor offices. Retail and office uses will be available in three buildings. Two buildings will be dedicated solely to retail/office space and a third retail space will be located at the ground level of the southernmost residential building. CalTrain Station: The project includes a new transit center at the south end of the site. The Transit Center will provide the same number of parking spots as currently exist (226) and will include dedicated areas for shuttles, buses, and taxis. Kevin P.
