6 Identify Investment Opportunities SEARCH and selection of high-yield real estate investment opportunities according to the risk profile and investment strategy of our clients. ASSET ANALYSIS: full review of the real estate asset conditions, including physical state, surrounding environment and technical due dilligence. TENANT (and TENANCY CONTRACT) RESEARCH: financial rating, economic solvency, payment background, contract rent and expiry date. INVESTMENT CASE: Asset business plan development, with specific focus on cashflows, yields and financial returns under different scenarios. 8
7 Asset Transaction ASSET DUE-DILIGENCE, including title deeds, financial or tax burdens, urban licenses and activity permits. MEDIATION in the negotiation process between all parties involved in the transaction: investor, owner and tenant. DESIGN and creation of the investment vehicle: financial and tax analysis, legal incorporation, stock market listing and fulfilment of any other legal or operating requirements. SALE-AND-LEASEBACK as a cash generation tool on real estate assets for companies with their own corporate headquarters. 13 Meet the Team (I) Gonzalo Chico Barbier // Gonzalo is currently a partner of QUALIA INVEST. He has held executive positions in multinationals for more than 28 years, 19 of which he has served as Chief Executive. Among other roles Gonzalo has been president and CEO of Royal Caribbean Holdings and the Pullmantur Group. Previously he was President and CEO of the TNT Group and Vice-President of Pan Air. He was the Regional Director for Ford Europe UK and for Ford España and also worked in Willis Spain. Gonzalo is a lawyer with Postgraduate Degrees in International Law and in Business Administration through the Warwick Business School. Joaquín Mongé Royo joaquin.monge@qualiainvest.com // Joaquin is currently a partner of QUALIA INVEST. Joaquin s previously held positions include Chief Executive Officer of TINSA, Europe General Manager for AIG United Guaranty (a Mortgage Insurance subsidiary of AIG Group) and General Manager of AIG Finance (Mortgage Bank). Prior to his working relationship within AIG Joaquin was the founding member and managing director of Agencia Hipotecaria, an online financial broker that was eventually acquired by E-Loan. His previous experience also includes different positions in investment banking with Deutsche Bank and BBVA. Joaquin graduated from ICADE in 1990 where he obtained his Degrees in Law and Business Administration. He received an MBA from the IESE Business School and a Master in Finance from the IEAF. 15
14 Meet the Team (II) Vicente Muñoz Pérez // Vicente is currently a partner of Qualia Invest. A Senior Manager with more than 30 years experience at the highest levels in multinational business groups (Barcelo, Marsans, Orizonia) Vicente has worked within the tourism and airline sectors as well as real estate. In the latter field he has been involved in the opening of more than 1,000 commercial branches, on top of which can be added his position as Managing Director in the development process of Parque Portico (MIPIM Prize for Best Business Centre, 2007). Vicente has a degree in Business Administration through ICADE. Javier Bajo Villalba javier.bajo@qualiainvest.com // Javier is currently a partner of QUALIA INVEST. His experience is centred in the real estate and retail markets, having held senior management positions in leading companies in both sectors; He has served as Real Estate General Manager for the Continente Group and Centros Shopping, Business Development General Manager for the Zena Group and General Manager for Centros de Neorestauracion and Comess Groups. He also worked as the Director of Studies and Projects for SCCE. Javier studied Civil Engineering in Madrid Polytechnic (1987) and has an MBA from ICADE. 16
