3 Join JohnHart Welcome to JohnHart Real Estate, the first full service real estate firm that offers the benefits of working with a strong corporate company while maintaining the personal support and quality service of a boutique brokerage. To put it plainly the support and tools that we provide for our agents is unparalleled in the real estate industry. FOR SALE At the heart of our company is an integral belief that we can only succeed if each and every one of our agents does as well. While this may sound trite, rest assured that most firms merely want you to sign with them to eliminate competition, and will not spend a dime developing you as an agent. At JohnHart we want you as part of our team because we believe you bring value to the company and that together we can create a relationship that is mutually beneficial to everyone involved we call it the WIN-WIN Model. During your search for the right brokerage to join, you probably noticed that there is a lot of fluff when it comes to what different agencies offer and how they package it; however the reality is that there are only two things that a firm can provide for their agents, and the varying degrees of how well they provide these two things is what separates a great firm from an average one. The two pillars that define every brokerage are Support and Tools, and luckily at JohnHart we excel in both. JohnHart Real Estate JoinJohnHart.com 3

4 Support Ah support, if there ever was more of an umbrella term we re unaware of it! Support at JohnHart is made up of two sub-categories: Coaching and Teamwork As we mentioned earlier, we want to develop you as an agent (or broker) and make you successful. Whether you re a new agent or a top producer, there is always room to grow and something new to learn. Real estate is a dynamic industry, especially now given the huge technological advances that have been made in the past several years, and as a result it has become an adapt-or-become-irrelevant environment for agents. While many fi rms will provide training for their agents, not many will provide what we offer: Coaching. What s the difference? Training is something you do once, or for a fi xed period of time, for example when starting a new job; however coaching is custom tailored training that continues indefi nitely. All JohnHart agents and brokers receive coaching every day, in some form or another, starting from day one. Furthermore, our agents are not trained by a trainer (who is most often just an agent who couldn t cut it as a salesperson so they took a salaried position), they are coached by either the owner of the company or an expert on the topic. Our coaches include multimillion dollar brokers and agents, formally educated professionals, and proven experts, so you can always rely on what you are being taught because the people teaching you have actually executed their ideas themselves. Everything from contracts to pitching and marketing is taught by our coaches in one-on-one sessions, and we are proud to say that we have some of the most knowledgeable agents out there because of our efforts to educate them effectively. The single most helpful aspect of JohnHart, for me, has been the coaching! 5 At JohnHart you re never alone! No we aren t going to follow you home and stalk you, but your team is going to be in constant communication with you to make sure you are achieving your goals. Your team, at JohnHart, is comprised of an Agent Liaison, an Appointment Coordinator, a Field Agent, and a Transaction Manager, and this is what they do for you: Agent Liaison Your go to person. Essentially your assistant. Your Agent Liaison is responsible for writing up all of your offers/listing agreements/disclosures, maintaining your transactions, quality controlling paperwork, coordinating with escrow on closings, and acting as your proxy in office matters. They can and will do nearly everything for you. Why do we do so much for our agents, and pick up the tab for it? Because we want you to focus on what you re good at, what you got your license for, and what is going to get you paid: SELLING. teamwork Appointment Coordinator Exactly what it sounds like. Your appointment coordinator will schedule showings for you and your clients, as well as confirm appointments, and follow up post-showing/appointment. Imagine never having to take a call for a showing on your listings again, now imagine that after each showing your coordinator would call the agent/buyer who saw the property and say Hello, I am calling from the office of <insert your name here>, I just wanted to check and make sure that everything went fine on your showing and see if you needed instructions on how to submit an offer. Now stop imagining because that is what they will do for you. Transaction Manager A lot of agents pay for a transaction coordinator. We give you a transaction manager. While your Agent Liaison will handle most of the duties a normal transaction coordinator would handle, your transaction manager will be overseeing everything done on your transactions to ensure perfection. Oh, and did I mention that to become a transaction manager at JohnHart you have to have been with the company for over three years and have coordinated at least 350 transactions? Because they do. At the risk of sounding clairvoyant, we know what you re thinking: Sounds Expensive! And you re right it is expensive to employ all of these people, but it s our expense not yours! Field Agent Stop taking pictures of your listings with your iphone, it looks terrible. In fact stop taking pictures of your listings all together, because your field agent will be taking professional quality photos and video of your listings for you. They will also be responsible for setting up the sign and post at the property. Your field agent will also check in on the property for you, and help with situations that arise at the property. 6 TOOLS While we have hammers and wrenches that you are welcome to use, the tools we are referring to here are instruments and intangible items which will increase your efficiency and efficacy, thus increasing your earnings potential! One of the most unique tools at JohnHart is our marketing department. Comprised of a webmaster, a designer, and a marketing guru, our marketing department is the tool which will make you stand out from the sea of agents out there. The marketing department is also the greatest tool in your toolbox when it comes to connecting with a broader target market and subsequently increasing your new business. Right off the bat, the marketing department will create a website for you and submit it to the search engines so that you can be found very easily in simple searches. On top of that they will help you create marketing campaigns based on relevant data, they will design custom collateral such as post cards and fl yers, and they will create custom webpages for each of your properties. Our marketing department will also teach you how to use social media effectively, and will publicize you and your business within our sphere of infl uence (nearly 20,000 buyers, sellers, investors, agents, etc.). If you re a newbie they will create a brand for you and help you establish a foundation to build your career on, and if you re a Pro they ll help you refi ne your business and fi nd areas that you may be lacking in or could improve upon. I first came to JohnHart because of the favorable commission split they have for agents, but what I have come to really love is the support they have provided for me... - Joseph Pope Customer Relationship Management (CRM) The next tool in every JohnHart agent s arsenal is our CRM (Customer Relationship Management) Software which allows our agents to immediately increase their productivity and automate a lot of the mundane tasks involved with prospecting and maintaining relationships. Well, while there are many firms out there offering 100% commission splits that give you absolutely nothing, and many which will give you a name and take 40% of your earnings, there are none out there that will give you what we will. At JohnHart you will never pay a fee for anything. No desk fees, No printing fees, No transaction coordinator fees, no E&O fees, nothing.
