GSA Public Buildings Service Owner s Roadmap to Building Information Modeling - BIM Brian Kimsey, GSA PBS Region 4 Regional Chief Architect Innisbrook, Florida February 25, 2010
Purpose and Objectives BIM Basics what you should know Reasons to develop your own BIM roadmap GSA s BIM journey where we are, our next steps How BIM has added value to us as an owner Specific applications low hanging fruit for us Ways to implement BIM in your organization Specific applications low hanging fruit for anyone Benefits for owners, contractors, CMs, A-Es Where you are now on the BIM roadmap? Should you start your own journey? How to set goals / destinations Avoiding detours and dead-ends 2
Definitions of BIM The AIA defines BIM as: A model-based technology linked with a database of project information. The AGC has described BIM as: An object-oriented building development tool that utilizes 5-D modeling concepts, information technology and software interoperability to design, construct and operate a building project, as well as communicate its details. And then there is GSA s definition of BIM 3
GSA s BIM Definition Homework reading assignment: Building Information Modeling is the development and use of a multi-faceted computer software data model to not only document a building design, but to simulate the construction and operation of a new capital facility or a recapitalized (modernized) facility. The resulting Building Information Model is a data-rich, object-based, intelligent and parametric digital representation of the facility, from which views appropriate to various users needs can be extracted and analyzed to generate feedback and improvement of the facility design. 4
The Case for Starting the Journey Many project teams do all the right things: Selecting great designers and constructors Enabling alternative delivery approaches Obtaining multiple, independent estimates Having lots of people checking other people And yet they still experience: Errors and omissions Poor communications Non-existent trade coordination Cost overruns and bid busts More interest in problem finding than prevention Construction durations as long as ever 5
The Case - Project Influence Curve Credit: Patrick MacLeamy HOK & CURT, Aug
Proving the Case - Only Possible with BIM Frederic C. Hamilton Building Denver Art Museum M.A. Mortenson Company Studio Daniel Libeskind
Proving the Case Only Possible with BIM National Aquatic Center, Beijing China The Water Cube PTW / Arup CSCEC / CCDI
Proven BIM Technologies Pre-project Planning Phase BIM based design programs / feasibility studies Concept Design Phase Skin to floor area ratios/costs for 3D massing Area calculations per GSA/ BOMA guideline Walk-through visualizations of public areas Energy simulation / modeling Virtual Reality sightlines, acoustical, lighting Design program tracking / verification
Challenges in Implementing BIM You may not have the right people! Staff need tech savvy, with significant D&C experience Ability to work in integrated team environment is key Interoperability of BIM tools is still an issue Models often end up re-drawn at handoffs Delivery approaches can limit ability to select right tools Model size limitations / model crashes Estimating from the BIM is not that easy! Estimate and model must be built together BIM for facility lifecyle still a work-in-progress
Roadblocks GSA Faced Poor coordination among disciplines Rework often required Ceiling heights are the first thing to be sacrificed Changes made one place, but not in all Too easy to just add more and more drawings Too many chances to make mistakes Cost estimates can t be reconciled Even the quantities don t agree! 3D use was used on most projects, but... There was no intelligence behind the flash Opportunities to reuse data we needed were lost Change orders, change orders 12
GSA s BIM Implementation Original implementation FY07: For all projects receiving design funding in FY2007, a spatial program Building Information Model will be the minimum requirement for all major (new and modernization) projects that will be submitted to the Commissioner of the Public Buildings Service for Final Concept approvals. GSA s ODC BIM implementation approach: Sponsor single application pilot projects Develop BIM guides for shallow, wide roll-out BIM experience not a prerequisite for GSA work GSA s Regional BIM implementation Co-sponsor pilots with ODC Push boundaries with deep, narrow pilot projects Develop regional BIM Champions to share lessons learned
GSA s BIM Support / Development ODC provides an umbrella of support BIM Guide development BIM tool development Solibri, Georgia Tech Alliances with other agencies, other countries Regional BIM Conference support BIM web page support ODC continues to fund BIM pilot projects Pilots related specifically to GSA BIM Guides BIM strategies developed in each region Regions have developed their own priorities, expertise BIM typically required for all project phases

The BIM Roadmap Where are you? Should you start your own journey? If not, you may soon be left in the dust! Force field analysis Selecting your destinations / goals Educate your staff Research your industry Measuring the progress on your journey How to set goals / destinations Tools to help measure progress NBIMS, WBDG Avoiding detours and dead-ends Start with proven technologies
Measuring BIM Progress Force Field Analysis of the Vision 20% 80% Going for the Vision Funding for pilot projects and FY07 demonstration projects Mandate from OCA / PBS Commissioner Support from ARA Tools are good enough to add value Regional project already at 70 to 80 % BIM As an owner which holds its assets, many categories of VDC opportunities exist BIM is intuitive, meaning easier staff adoption Momentum for BIM exists Going Against the Vision Late construction funding (2 years after design!) negates many BIM advantages No regional expertise to support Champion No experience in reviewing BIMs Tools don t now totally support vision Imbedded CAD practices SDM for example Industry expertise is lagging in development Need a full time BIM coordinator in Region! Legal / contractual concerns Lack of funds for training Delivery approaches do not fully support VDC / integrated teams BIM standards not fully developed It s too hard PM and A-E resistance
