14 ANTENNAS AND SATELLITE DISHES Satellite dishes which are larger than one meter in diameter are prohibited. Satellite dishes which h are one meter in diameter or less, television antennas and MMDS (multi channel, multipoint distribution) antennas are permitted. Antennas and satellite dishes for the conventional town homes are subject to the guidelines below and do not require prior approval from the Covenants Committee or the Board of Directors. The Federal Communications Commission regulations for installation on condominium units provide that satellite dishes may be installed as a matter of right on hinted common elements for a unit. As such, satellite dishes may be typically installed on limited common element balconies, decks and porches. A condominium board of directors may promulgate rules or approve the attachment of satellite dishes to common elements of the condominium, in which case the guidelines below are applicable. A condominium board of directors may also establish rules regarding ginstallation procedures for satellite dishes.

15 Devicesarenottobeinstalledinthefrontofthelotoronthefrontfacadeofaresidencesolongas another location exists on the lot or residence from which an acceptable quality signal can be received. They are to be located so as to be as visually unobtrusive as possible, without unreasonably increasing the cost of installation, maintenance and use and without precluding the reception of an acceptable quality signal. Whenever possible, the devices should be located in the rear yard. If they must be installed at roof level, then they should be situated on the rear side of the roof ridge line, so as to have no, or minimal, visibility from the front of the home. To the extent possible, dishes and antennas should be screened so that they are not visible either from the street or to other Lot owners. In order to minimize any adverse visual impact, a device which is affixed to a residence should be painted to match the color of the portion of the house to which it is attached, so long as painting the device will not void the manufacturer's warranty. At any point in time, the property is to be sold, the current owner, or seller, will be responsible for the removal of any satellite dishes attached to the unit, whether h by ownerortenant,asnoted at the time of theresaleinspectionreport. Theremovalofanysatellitedishes,notedontheResaleInspectionreport, shall be completed as part of the Resale Disclosure Packet request process. Should there be a change in tenancy of any type, including change in ownership, the owner, or in the case of a sale the seller, is responsible for the immediate removal of any satellite dishes attached to the unit, whether by owner or tenant. In the case of change of occupancy by lease, the association s management company shall inspect to ensure the property is compliant with this provision upon the owner s filing the new lease with the association as required by the governing documents. In the case of a change in ownership, existing satellite dishes, if any, will be noted on the Resale Inspection report. The removal of any satellite dishes, noted on the Resale Inspection report, shall be completed as part of the Resale Disclosure Packet request process.
