2 Seller Services Important Note: If you would like legal, tax or other professional advice, consult your attorney, tax advisor, insurance agent or professional consultant. The following services will be provided to help you market and sell your home: 1. The Multiple Listing System (MLS): Your home will be advertised on the MLS the same day it is listed. We will prepare the marketing verbiage and will the MLS sheet to you for your review. Please let us know if you would like us to make any changes. Photos and the virtual tour will appear on the MLS once they are completed. 2. The Lockbox: The lockbox can only be accessed by Realtors from 8:00 am to 10:00 pm. Remember to carry an extra key with you just in case you get locked out of your home. 3. Your Sign : Your sign should be up within two or three days of the date we put your home in the Multiple Listing System (MLS) unless your list date falls on a weekend. The sign company is closed on Sunday and Monday. Please call us when your sign is up so that we can put our sign rider on the sign. Watering systems and wind can make your sign lean. Please notify us immediately if your sign is leaning so that we can have the sign company fix the problem. Please let us know immediately if you have any other problems with the sign or sign riders. 4. Your Fliers : We will put color flyers inside your home in a flyer stand. Please call us when you run out of flyers so that we can bring you more. 5. Internet Advertising: It takes several business days from the date you list your home or a change is made in your listing before your home will show up on the internet or a price change is registered.

3 6. Magazine Advertising: Your home will show up in magazine advertising based on when your home is listed and when the next publication date is scheduled. 7. Virtual Tour/Photos: We will shoot the photos of your home within several days of listing it. We will schedule the photo shoot with you. Please make sure your home is in the condition you would like it to show in all of our marketing. The virtual tour will be completed within several days of the photo shoot. 8. Preparing Your Home: Please read through the booklet we gave you called The Coldwell Banker Home Enhancement Guide. This has many tips that will help you prepare your home to sell. We also included a list of helpful ideas in your original listing packet that you can review. If your home is going to be vacant you may want to consider staging your home or hiring a professional to do it for you. Homes tend to show better with furniture in them. 9. Showing Your Home: Agents should call and leave a message on your answering machine if you are not home. They will typically give you at least an hour notice but don't always do this. Try to be gone when your home is being shown. Take your dog for a walk, or if you don't have a dog, walk around the block. If you can't remove your pet from the home when it's being shown, make sure that your pet is secured so that it won't harm anyone viewing the home or become loose when they enter or leave. If possible, kennel your pet or ask a friend, family member or neighbor to watch them. Leave your lights on, ceiling fans on low and tune your radio to some soft music. Partially open your blinds every morning so that your home looks light and bright. Empty your trash every morning before you leave your home and make sure you do not have any dishes in the sink. Keep you sidewalks clear. Sweep both the front and back walk-ways every day. If you normally come through your garage door to enter your home and do not want it locked, you may want to put a piece or tape over the lock. You can also write a note stating, "Please do not lock this door.", and tape it above the lock. It's a good idea to have an extra key on you at all times. You may also want to hide a key in your garage or put an extra one in a key lock and place in on the hose bib. You can find these key

4 locks at most hardware stores. If an agent comes to your door and does not have an appointment you can ask them to make one or at least give you some time to get out of the house. Remember...the more you allow your home to be shown the more likely you are to sell your home. The buyer you send away could be the one who was going to buy the home. If a person comes to your door and does not have an agent with them do not let them in. Ask them to make an appointment with their agent to see the home, and if they don't have an agent, ask them to call us. If you have any valuables it's a good idea to lock them in a safe or leave them with a friend, family member or neighbor during the listing period. Lock any weapons you have in a weapons safe or remove them from the home. Put any prescription medicine you have away in a safe place. 10. Realtor Tour: We will be contacting the local real estate board to set your home up on their next available Realtor Tour. This can take days or weeks depending on how many homes are on the market and when their next tour is scheduled. The feedback you receive from this Realtor Tour is important for you because it will provide you with information on what the Realtors think about your curb appeal, landscaping, cleanliness, carpet & tile, paint, showability and price. You can use this feedback to fix things that Realtors see as a problem or will confirm for you that your home is ready for the market. We will notify you of the date as soon as the Realtor Tour is scheduled. There are typically five to fifteen Realtors on the tour. They typically meet on the morning of the tour at about 8:30am and start looking at the properties on the tour at around 9:00am. The tours typically go until around 1:00pm. We never know exactly when your home will be shown but please let us know if you want us to call you prior to the Realtors showing up at your home. We recommend that you are not at the house when the Realtors arrive. Please leave all lights on, ceiling fans on low, and window blinds open so that the home shows light and bright. One of our team will be on the tour. We will provide you with feedback sheets from the Realtors within two days of the Realtor Tour. 11. Marketing Feedback: We will follow up with agents who show your home and will give you feedback on what the buyer said about your home. We use ShowingSuite.com to obtain feedback from agents who have shown your home. You will receive an on any feedback

5 we receive from agents who respond to our request. We will also check the lockbox electronically once a week to see which agents showed your home and to get feedback from them. Some agents do not leave a business card. You can call or us when an agent shows your home. This will get you feedback much quicker. 12. Keeping Your Home Insured: We recommend that you speak with your insurance company to obtain appropriate insurance to cover any potential loss due to liability, or property that may be damaged or stolen while the home is listed. Also, please contact your insurance company if your home will be vacant for any period of time while listed. 13. Contractor Suggestions: If we suggest a builder, contractor, escrow company, title company, pest control service, appraiser, lender, home inspection company or home warranty company or any other person or entity to you for any purpose, such entity shall be independently investigated and evaluated by you, who acknowledges that any decision to enter into any contractual arrangement with any such person or entity suggested by us will be based solely upon such independent investigation and evaluation by you. 14. 7 Once Your Home Sells Important Note: If you would like legal, tax or other professional advice, consult your attorney, tax advisor, insurance agent or professional consultant. Most of the information shown here is also in the contract you sign with the buyer. Please take a moment to review the Purchase Contract and let us know if you have any questions. 1. DO NOT discuss the details of your current contract with anyone, including, but not limited to, a Realtor, another potential buyer, inspectors, etc Insurance Claims History: Per lines of the Purchase Contract, the Seller must deliver to the Buyer a written five-year insurance claims history regarding the Premises (or a claims history for the length of time the Seller has owned the Premises if less than five years) from the Seller's insurance company or an insurance support organization or consumer reporting agency, within five days after Contract acceptance. Please fax this document to us at not later than the fifth day. (Please read the Purchase Contract for more information and let us know if you have any questions or need our assistance.) 3. Seller Property Disclosure Statement: Per Lines of the Purchase Contract, the seller is required to provide a copy of this document to the buyer within five (5) days after Contract acceptance. Please get this document to us as soon as possible. 4. Showing Your Home After Contract Acceptance: Per lines of the Purchase Contract, you may continue to accept backup offers on your home. If you want to continue to show your home to prospective buyers you may do so but you are not required to. If you want to continue to market your home, please ask us to place the home in Active With Contingency (AWC) status. We will need this in writing from you. Please keep in mind that this will continue to count the days on the market that your home was listed, and should the contract fall through, will reflect the additional days. 5. Inspections We will contact you concerning the date(s) and time(s) of the home inspections. The buyer has ten (10) calendar days (unless agreed otherwise in writing) from the date the

8 contract is signed by all parties to complete all of the inspections they want and to submit a repair request. You have five (5) calendar days to respond to their repair request and they have five (5) calendar days to respond to your response. If you learn about the date and time of the inspections from anyone other than one of our team, please call us so that we can remain informed. We typically do not attend the home inspection. Buyers, the buyer's agent, and the home inspector usually do not want the seller(s) or the listing agent to be present. Please let us know if you want us to request permission from the buyer's agent to attend the inspection. We will get a copy of the inspection report and the buyer's repair request to you and will review them with you. If there are any questions concerning the contents of the repair request, you may contact the inspector and ask for clarification. We will do the same when the item needs further explanation. When you receive the buyer's repair request you can say "yes" to everything, "no" to everything or can let the buyer know what you agree to fix. If you respond to the buyer with anything less than full agreement to their request the buyer has the right to cancel the contract and receive their earnest deposit back. The buyer is not supposed to ask for cosmetic items, but can and sometimes do. The Buyer can cancel the contract and receive their earnest money back if the Seller does not agree to repair cosmetic items. 6. Preparing For The Home Inspection: Make sure your home is ready at the scheduled time. Inspections typically take two to three hours and sometimes longer depending on the size of your home and the inspector. Please be out of the home during the inspection. This will make the inspection go much faster. Have all utilities on. The inspector needs everything on in order to inspect the furnace, outlets and waterlines. Ensure all pilot lights are lit. Insurance requirements prevent inspectors from lighting any gas appliances. These may include fireplaces, stoves, water heaters, etc...) Provide working space. At least three feet of working clearance should be provided in front of the furnace, water heater and electrical panel. In addition, move anything against the walls in the garage at least two feet away from the wall. Also make sure there is clearance in the attic for the inspector to inspect it and remember to remove all vehicles from the garage. Provide access to inspection hatches. Bathtub controls (i.e. for tubs that are jetted), exterior water shut offs, and the main water meter are all items the inspector will need to look at.

9 Leave all necessary keys or remove the locks on anything the inspector will need to inspect. (i.e. garage, electrical panel, pool, sprinkler and timer boxes, etc... Remove personal items from appliances. Most inspectors will run the stove, washer, dryer, and dishwasher as long as they are empty. If you leave a note and a full soap dispenser, many will run the washer and dishwasher. On the day of any inspections, kennel any pets. Fido likes everyone, everyone except a stranger with an eighteen inch flashlight hanging off their belt that is. Your pets may be friendly, but the inspector is there to inspect the home, not chase the cat or dog around the neighborhood. Change all air filters. You don't want the inspector to assume there's a problem where there isn't one. Replace any light bulbs that are out. Inspectors will call out a potential problem with the fixture if a light is not working. Leave a copy of the Seller's Property Disclosure Statement that you completed on the kitchen counter or table. Also have any receipts for recent work, completed building inspection forms, or installation instructions available for review. If you have any documents relating to an addition made to the home, leave them too. Many questions can be answered by way of verification if the proper documents are available. Please fax or copies of all receipts for work completed by you based on the buyer's request for repairs. We need these receipts not later than three days prior to Close of Escrow in order to comply with the Purcahse Contract. Keep in mind that nearly every inspection is going to result in some findings, and no matter how hard an inspector tries there will be items that can't be determined at the time of inspection. If there are any changes that need to be made to the Seller's Property Disclosure Statement, please let us know. Per the Purchase Contract, the seller is required to update this document if there are any changes to the information contained in it. 7. Appraisal: The appraisal of your house for the buyer's loan will be ordered by the buyer's lender, and may be conducted at almost any point during the escrow period, depending on various other deadlines. Neither the buyer, nor the buyer's Realtor, nor the buyer's loan officer, nor the seller's Realtor (The Hill Group) is permitted to choose the appraiser of your house. The buyer's lender has a list of approved appraisers to hire, from which one is chosen at random for your appraisal. Once that appraiser has been chosen at random, he/she will contact you to schedule an appointment to come to your house. If for whatever reason the appraiser contacts us to schedule the appointment, we will instruct him/her to call you directly. Please try to help the appraiser schedule

10 the appointment as soon as possible, so that this step does not delay Close of Escrow. Once you know that the appraisal has been scheduled, please call us to let us know the date and time so that we can stay informed. 8. Follow -up: We will be in touch with the buyer's lender and the title company on a regular basis to make sure everything is progressing as it should. We will notify you if there is any problem. 9. Signing Of Documents: Your agent does not set up the date or time for your signing. The title company will contact you with a date and time when they receive the final loan documents from the buyer's lender and have an opportunity to review them and prepare a HUD-1 Settlement Statement. This is sometimes on the same day as your Close of Escrow date. We recommend that you call the title company if you have not heard from them within three days of your Close of Escrow date. Their name and phone number is shown on Page 3 of the purchase contract. The appointment usually lasts no more than 30 minutes. Remember to bring your driver's license with you to the signing. When your home's deed records with the county recorders office the title company will call you to let you know that the home has recorded. This is when you must vacate the home. We recommend that you plan to have everything out of the home the day prior to Close of Escrow. 10. Final Walk -Through: The buyer will typically conduct the Final Walk-through within three (3) days of the Close of Escrow date. Sometimes buyers want to do the walk-through sooner. We will notify you of the date the buyer chooses for the Final Walk-through. 11. Condition of the Property: You should continue to maintain the property (landscaping, pool, pest control, etc... through Close of Escrow. If you move out of the home prior to Close of Escrow, remember to set up a service to maintain these services. All repairs that were agreed to between you and the buyer must be completed three (3) days prior to your Close of Escrow date and the receipts for repairs sent to the listing agent. Please leave the property broom clean or better when you vacate. All nail holes should be patched and painted.

11 If you have filled the trash and recycle cans please remember to leave them empty for the new buyer. If you will not be there for trash and recycle pick-up days, please arrange to have a friend or neighbor put them out for you. The premises, including all additional existing personal property included in the sale should be in substantially the same condition as on the date of Contract acceptance, and all personal property not included in the sale and all debris should be removed from the premises. 12. American Home Shield Warranty: We have provided for you a FREE home warranty through American Home Shield while your home is listed with Coldwell Banker. Please review your American Home Shield warranty manual you received when we first listed your home. It has important information regarding items that are covered. Please note that this home warranty does not transfer to the buyer. If you have any problems with any of the covered items while your home is listed with us this home warranty may cover it. There is a $60.00 service fee for each service provider. Additionally, there may be items that the buyer requests be fixed that are covered by this warranty. You can reach them at Just tell them that your home is listed with Coldwell Banker. 13. Keys and Garage Door Openers: Please leave all house, mailbox, and community pool keys (if applicable) and garage door openers in a drawer in the kitchen before you vacate. Also, if you have a keyless remote entry pad on your garage, please remember to leave the code to access the garage, the instructions on how to change the code and the manual for it if you have one. Please leave any directions for using the automatic sprinkler system (if applicable). Please leave any touch-up paint that matches the colors of the home. The buyer's agent will give the buyer a key from the lockbox to gain access to your home after the home closes escrow. Leave a note for the buyer on where the mailbox can be located and the box number (if applicable). Please leave any manuals (warranty info, pool operation, equipment operation, etc...) in the kitchen on a counter.

12 14. Change of Address : Don't forget to do a change of address for yourself. Please let us know if you need help with this. You can find change of address information at usps.com 15. Utilities : You should schedule to turn off your utilities, phone, cable, etc... as of the day you close escrow. You should make these arrangements at least three days prior to Close of Escrow to allow time for the buyer to put everything in their name. If you have agreed in writing to lease the property back from the buyer for a period of time after Close of Escrow, you should keep your services on until the agreed upon date you plan to vacate the premises. Remember that you can use the exclusive Coldwell Banker Concierge service to disconnect your services. You will find several flyers on this service in your original listing packet we gave you, or call for more information. 16. Trash and Recycle Days: Please leave a note for the buyers on what days the trash and recycle cans need to be put out. 17.
