2 Property Type: College Loss Type: Water and Flood Location: Hyattsville, Maryland Once Rolyn received clearance from the insurance adjuster, crews began working in 12-hour shifts to restore the facility with a fast-track restoration plan. In September, Rolyn received a phone call from a well known national Commercial Real Estate Services Firm. One of their properties in the DC Metro area was experiencing a flood due to a sprinkler line break affecting two of their tenants, the Department for Social Services on the first floor and, above them, an extension center for a community college serving approximately 1,500 credit and continuing education students each semester. Upon arrival, water was continuing to flow from the ruptured line. Rolyn immediately began assessing the damage alongside the building and maintenance engineers. It was soon determined that the line break occurred on the second floor of the multi-story building, damaging 15,000 ft2, leaving all classrooms, the computer lab and offices under two inches of water. In addition, 12,000 ft2 of the first floor was also flooded. The Rolyn team of technicians placed furniture blocks under all furniture and proceeded to cover everything with 6mm poly. Technicians then extracted the water with trailer mounted and portable extraction units. Next, Rolyn began an extensive moisture survey and mapping of the facility. Technicians strategically placed HEPA air scrubbers, large dehumidifying equipment as well as air movers throughout the building. Once Rolyn received clearance from the insurance adjuster, crews began working in 12-hour shifts to restore the facility with a fast-track restoration plan. The first priority was the community college space on the second floor as the fall semester began on August 30th and classes were in progress. Rolyn worked with the college staff to determine an exact date of completion so the college could notify staff and students, preventing the cancellation of classes for the semester and losing the associated revenue. Demolition began on the second floor and transitioned to the first floor with the removal of carpeting as well as all cove base, insulation and ceiling tiles. After cutting and removing the affected drywall, crews methodically cleaned and disinfected walls and cavities. Throughout the project, technicians performed regular moisture monitoring surveys to check the progress of the drying process. After successfully drying all areas to industry standards, Rolyn technicians began installing building materials including insulation and drywall in the affected areas. Regular cleaning of all areas occurred to remove evidence of dust and debris. Following cleaning and priming, painting began as well as the replacement of carpet and furniture. The final step was to give a final clean and mop of the entire building. Rolyn was able to successfully remediate and restore the property in only nine days. This enabled the college to cancel classes for just four days, instead of having to cancel classes for the entire semester, allowing students at this satellite campus to continue their studies and the college to retain the revenue that would have been lost.

3 Property Type: College Loss Type: Water and Flood Location: Asheville, North Carolina Rolyn constructed containment barriers to satisfy safety issues, as students were still residing in the unaffected areas of the dorm. Late in April, Rolyn responded to a college in Western North Carolina, built in the 1920 s, to perform fast track reconstruction services following a 2 inch sprinkler line break affecting 30,000 ft2 of a dormitory building. Three floors of the building needed repair following a student doing a pull-up on the exposed sprinkler line, causing it to break and flood the building. Since this building was LEED Gold certified and the college recognized by the National Wildlife Federation for their sustainable development techniques and a leader in green practices, Rolyn had the opportunity to work with the college to put a plan together to restore the dormitory while meeting all LEED requirements. This college is also a work studies school where resident students work several hours a week giving them credit toward tuition and providing essential services for the daily operation and maintenance of the college. Therefore, Rolyn began by meeting with the facility and maintenance staff to work with their teams using LEED means and methods to perform the repairs and upgrades to the building. When possible, any materials that could be salvaged were recycled and returned to the school for future use. Although Rolyn did not use student labor to perform the work, open communication with the maintenance and facility staff was crucial to understand the components and condition of the structure needing repairs, as past repairs were not necessarily done by licensed contractors. Rolyn faced several challenges including a tight timeframe, logistical and safety issues. Rolyn was asked to meet a very strict deadline as the college was only days away from welcoming their Trustees for an extended stay over the summer. To complicate the situation, some students were vacating the dorm for the summer and needed access to the areas being worked on. Lastly, graduation ceremonies were scheduled to take place in the parking lot and grassy area adjacent to the damaged building. This affected many aspects of the project such as the placement and staging of equipment, dumpsters for debris and also created additional safety concerns. Rolyn constructed containment barriers to satisfy safety issues, as students were still residing in the unaffected areas of the dorm. Other work consisted of repairing the concrete subfloor, carpet re-installation, drywall installation, content manipulation, painting, cabinet, tile floors, plumbing and electrical work, trim and door work as well as insulation installation. As part of Rolyn s special green services, hydroxyl treatments were employed to neutralize any VOC s from the newly installed materials and any residual odors from the flooding in order to meet indoor air quality compliance regulations for a green building. Rolyn was given 30 days to complete the project and, with our skilled team, was able to meet the needs of the client and complete the project a week early. Due to the special circumstances, it was imperative that Rolyn plan and stage this project perfectly as there were many issues to work around that could have massively delayed the project. Rolyn worked closely with local inspectors and fire marshals to ensure the quality of the project and the safety of the students and staff in the building all while completing the project well ahead of schedule.

4 Property Type: Public School Loss Type: Mold Remediation Location: Gaithersburg, Maryland Rolyn s mold certified supervisor oversaw all work to ensure proper work practices and prevent the spread of mold spores to unaffected areas. The first sign of trouble was what appeared to be mold on a ceiling tile in a middle school classroom. Upon further investigation, the facilities department determined that condensation from chilled water lines was causing an extensive problem throughout several middle and elementary schools. Mold in interior spaces is never a good thing and is especially a concern in spaces where children spend time. The facilities department of this Maryland public school system immediately called on Rolyn to perform mold remediation. In an effort to save energy during summer months, the facilities department turned off air handlers in unused areas. However, the chilled water lines located above the dropped ceiling continued to carry cold water. Even though these lines were insulated, the record setting high temperatures and high humidity conspired to cause condensation on the lines. This in turn resulted in wet insulation and ceiling tiles and in time, mold growth. The school system s industrial hygienist (IH) developed the remediation work plan and Rolyn worked with the school system s facilities staff to develop a phased approach working in one wing or classroom section at a time. Rolyn s mold certified supervisor oversaw all work to ensure proper work practices and prevent the spread of mold spores to unaffected areas. Rolyn technicians first set containment in each area using 6 mil polyethylene and negative air pressure. The supervisor closely monitored and inspected the containments throughout the project for proper air pressures, filter changes, and repaired tears or holes as necessary. All non-moveable furniture and other contents in each area was covered with 6 mil polyethylene and sealed. Affected ceiling tiles and pipe insulation were removed, double-bagged, sealed and disposed of. Technicians applied antimicrobial cleaner to pipes and floors to kill any mold spores remaining. Once everything was cleaned and IH clearance given, technicians installed new pipe insulation with an improved vapor barrier and new ceiling tiles. Finally, the containment was taken down and disposed of. Fortunately, all of this work could be completed during the summer break causing little disruption to normal school operations and activities. The school system appreciated Rolyn s ability to follow industry standards for mold remediation and to provide documentation of all work should any questions from parents or other stakeholders arise at a later time.

5 Property Type: High School Loss Type: HVAC Line Break Location: Sandy Spring, Maryland [...] Rolyn s specialized contracting crews performed fast-track repairs including ceiling tiles replacement, new flooring, drywall repairs, painting, and built-in cabinetry. In February, Rolyn responded to a HVAC line break that flooded 3 corridors and approximately 8-10 classrooms and offices of a Montgomery County High School. Since the school was closed on account of inclement weather, the flood went undetected until two days after it originated. Rolyn was immediately called in by the School Facilities Director to respond to the damages. Rolyn discussed possible options with the on-site maintenance crews and proceeded to set up containment barrier in order to separate affected areas from unaffected areas. Containment and air quality is a large concern in protecting the health and safety of all surrounding areas. Rolyn s team of trained technicians proceeded to extract water and placed dehumidification equipment in the affected areas. Rolyn also removed non-salvageable ceiling tiles, floor tiles, plaster drywall and finishes to expedite the mitigation. Once the demolition and drying was complete, Rolyn s specialized contracting crews performed fast-track repairs including ceiling tiles replacement, new flooring, drywall repairs, painting, and built-in cabinetry. Upon completion of all building components, Rolyn also placed all classroom furnishings and fixtures back in their original locations. Rolyn was able to completely remediate and restore the school so that classes could resume without further delay or interruption of school schedules.
