2 Identified Priority 1 Concerns

3 1 st Priority 1 Concern This column was checked. The Ferroscan image gives a result of 16 bars in this column. Columns possess very low factors of safety Based on the drawings and the Ferro-scan result, the column reinforcement appears to be consistent with the rebar arrangement at ground level. According to the load rundown calculation, typical columns have been found to possess very low factors of safety with regard to their load carrying capacity, thus giving an AMBER warning. Therefore, we require further action and investigation to be carried out as noted at the priority actions a DEA. The building was constructed in 1997 with stone aggregate and high strength steel as informed in asbuilt drawings. However, a DEA needs to be carried out to verify this information.

4 Identified Priority 3 Concerns

5 1 st Priority 3 Concern On the 9/F ceiling (the roof slab), there are many areas where water seepage has caused water damage leading to loosening of plaster. In other areas; such as the ceiling below the toilets at the rear of the building on each floor also exhibits water damage (6/F). On some floors, walls also have water damage (4/F). This should be repaired and prevented from happening again. Water ingress has caused water damage at several locations

6 2 nd Priority 3 Concern From the picture, it may be concluded that no waterproof membrane has been applied at the roof level of the building. This means that any cracks in the surface finishes on the roof will allow water to seep into the concrete slab beneath the finishes, and cause long-term soaking of the slab, causing the defects as observed on 9/F ceiling. Roof Floor does not appear to have any proper waterproof membrane to protect lower floor from water damage

Remove the existing screed, applying a new waterproofing membrane and re-applying the screed if necessary. The repair works should be carried out under dry conditions, to avoid trapping of air or water pockets which would affect the effectiveness of the waterproofing. 6-months
