3 Introduction of Millenia Zrt. Company history Millenia Kft. was established on 2 February 1999, in the industry sector of facility management, which was considered as a novelty at that time. Nowadays, it is rather hard to find any company with such extensive history on the market of this segment. Having increased the capital stock in May 2005, we changed the company form to Zrt. (private company limited by shares). We have carried out expert advisory and management tasks with regards to more than a hundred facilities; please check out our reference list. In the course of our work, our activities broadly range from designing greenfield projects through the implementation of such projects to the management of the constructed facilities. As a member of the Millenia Team, we committedly believe in the success of high quality and reliable work. 4 Facility management In the buildings managed by us, we tailor our activities the given buildings and carry out our work in a controlled manner, based on detailed schedules and checking it on several levels, we manage problems even before they occur and offer solutions for them. Mechanical maintenance Temperature control (boilers, heating/cooling, air conditioning technology), humidity control (air conditioning), ventilation (HVAC), the regular inspection, cleaning, maintenance and operation of water, gas and sewage pipeline networks. Maintenance of electrical systems Maintenance of high voltage systems (periodic shock protection inspections, lightning protection inspection, network operation), monitoring of low voltage systems (access control, intrusion detection, surveillance, telephone and other extra low voltage signaling systems, computer network). Building Control Building Management System (BMS). Installation, monitoring (remote surveillance), preparation of assessments. Safeguarding, security guarding services We guarantee the security of people as well as intellectual and material products and tools through our guarding services. From preparing an access control policy through providing security services to concluding the most appropriate property insurance contract, we can provide all kinds of property guarding tasks and activities. Cleaning services The aesthetic preservation of buildings is ensured by our cleaning services. We carry out daily, weekly and extensive overall cleaning services in accordance with the regulations set out by the competent authority, in offices, shops, warehouses, or production halls. Gardening services In the framework of our gardening services (treatment of lawn, annual and perennial plants, cleaning outdoor areas, snow removal, defoliation, etc.), we ensure pleasant, well-maintained environment. During winter months, we provide snow control services with snow removal by hand or by machines, as required, and we also ensure anti-slip road services. Labour Safety Preparation of customised safety policies, training, inspections, organizing safety drills. Our services also include risk assessment, regulating the provision of personal protective equipment, safety inspections and commissioning of hazardous machinery and equipment. Fire Protection Planned maintenance and inspection of fire protection equipment. Preparation of fire rules and policies, evacuation plans, holding trainings, inspections, organizing fire drills. We also undertake the installation, inspection and maintenance of fire detection and extinguishing systems, and, if required, we also ensure sending alarms to the relevant fire station and the duties of the competent fire commissioner.

Either as supplementation to our standard management activities, or based on a separate specific contract, we provide a professionally well-established background for the complete implementation and coordination of any construction activities through our professionally trained experts, and, furthermore, we also prepare economic analyses and a documentation structure. On-line Facility Management A technical telephone helpline is available to our customers all the year round, twenty-four hours a day. Regarding the individual entries, our portal system sends feedback both to our clients sending the report and our colleagues responsible for the building - whether the entry was planned or casual. It has always operated this way, but we do not stop here: our system is now extended the registration - notification system to all parties of interest and their mobile devices. In accordance with their positions and the relevant demands, our employees, the customers and officers will receive the daily scheduled tasks, occasional reported errors or emergency situations. Accordingly, everyone will become informed in time, and every party will work in one single recording system, makes entries and sends feedback on the same interface. This is an effective solution, a 21stcentury communication method implemented to work in real life. Video camera system We were the very first and only company to have developed a real-time video surveillance system for our facilities. Video cameras have been installed at each property - and this is important - independent of the built-in security surveillance system. The images of the cameras that are accessible, and what is even more, monitoring can be controlled through a web browser, but through our portal as well. Through our special programme, even more than one video camera can be managed at the same time.
8 Portal System Our portal system started off as a ground-breaking development over 10 years ago. Since then, we have been improving it in accordance with customers needs, adding more and more new featured functions. The main function of the portal system is to provide a transparent interface for our clients and our employees to be able to register tasks related to the given buildings. Naturally all of our customers can only monitor their own facilities; nevertheless, it can also be used as a communication channel between the owner, the tenant and the operator. You can follow up on error reports, development, renovation, expansion and maintenance tasks in an up-to-date manner, from sending out enquiries to handing over works. Through our portal system, you can also do this through the use of a simple mobile browser.
