4 BCA DESIGN CHALLENGES Today s architects and contractors face the challenge of creating smarter, greener buildings for our future. Within this process, conceptual design should be the period in which aspirations are defined and quantified in order to: CONCEPT DESIGN. Create clearer expectations of environmental performance. Reduce risk associated to non-compliance as early in the project as possible to create a less rigid development process. Assess façade performance and challenge design aspirations. Assess service options for energy efficiency within the operational stage BCA Section J DTS JV3 Alternative pathway equest, IES-VE The NCC currently provides two well understood pathways to achieve the above:. Deemed-to-Satisfy (DTS) - a tick box approach to minimum compliance. JV3 Alternative Verification Method - a holistic approach to trading performance to achieve compliance 3 hours, Very low costs Restricts design as it is too simplistic 60 hours, High costs Impractical for design as it is too detailed However, the DTS approach fails to guide the design as it is too restrictive, while the complexity and cost of the JV3 method are considered impractical due to inevitable alterations in the detailed design. Due to these conflicting experiences, Inhabit has created InEnergy TM, a service and process for delivering an optimised concept stage design model via a flexible, efficient and considered process. 8 374 MURRAY STREET PERTH AUSTRALIA SCOPE The proposed 374 Murray Street development includes a mixed use podium, a mezzanine car park level, 11 floors of office space and a plant room located on the roof. The scope of this project was to assess the current design to assess its performance against JV3, Green Star ENE-1 and Nabers.. Class 5. Climate zone 5. Office building. 3 Core thermal zones. Premium A grade. 19 Subdivided zones. 40,235 GFA. Active chilled beam HVAC DTS RESULTS JV3 RESULTS. J1 - Building Fabric. J2 - Glazing. J6 - Artificial Lighting 0.08% 2.49% Reference Building (Reference Services) (Proposed Services) The building is noncompliant with DTS J2 - Glazing and J6 - Artificial Lighting and doesn t surpass JV3 Alternative Verification RECOMMENDATIONS. Increase the overall eficiency of the JV3: 0.3% HVAC system (COP of + 0.3). Reduce the absortivity of the wall from JV3: 2% 0.71 to Improve lighting power densities to optimum JV3: 11.76% Green Star performances 07

9 501 SWANSTON STREET MELBOURNE AUSTRALIA SCOPE The proposed 501 Swanston Street Podium redevelopment includes both the Brookfield Multiplex office space (levels 3 and 4) and the Audi showroom area (Ground, Mezzanine, levels 1 and 2). The scope of this project was to assess the current design to assess its performance against JV3 Alternative Verification Method.. Brookfield Multiplex office: Class 5. 9 Core thermal zones. J2 - Glazing JV3 RESULTS (Reference Services) 2.31% (Proposed Services) 11.40% Reference Building The building is noncompliant with DTS J2 - Glazing, but surpasses JV3 Alternative Verification by 2.31% RECOMMENDATIONS. Improve the level of visible light entering the JV3: 10.56% space without impacting compliance by amending SHGC from 0.17 to 0.34 for the 3 rd and 4 th floors 08

10 UNSW - J17 BUILDING SYDNEY AUSTRALIA SCOPE The University of New South Wales (UNSW) is refurbishing Building J17, which house the School of Manufacturing and Mechanical Engineering. Building J17 is a six story building comprised of two wings, the main complex being an eastwest wing facing north onto an internal square. The building is located within the Middle Campus of the UNSW Kensington Campus. The scope of this project was to assess the current design to assess its performance against JV3.. School building. 11 MONASH UNIVERSITY MELBOURNE AUSTRALIA SCOPE The proposed Building 26 is a partial refurbishment and upgrade of an existing class 9b building, forming part of the overall NWP works at Monash University, Clayton Campus. This development consists of two levels of teaching, office and service spaces and is aligned east-west.
