2 INTRODUCTION Located at Hurontario and Hwy 407, Hurontario Street has been a site primed for development for many years now. It s promise to become a great development site has finally come to fruition and true to their promise, Kallo Developments have commenced construction on a brand new, state-of-the-art office facility that will bring a much needed True Class A Office Tower at the heart of the Brampton Business corridor. With its strategic location along the gateway into the City of Brampton, Hurontario Street is located at a major transit corridor for both vehicle and public transit, is amongst the best amenities the City has to offer and has corporate and business neighbors that are second to none including its immediate neighbor the A Grenville William Davis Court House. This modern urban LEED certified commercial office development will bring a premium option to the market in the heart of the Region of Peel and is scheduled to be complete by the third quarter of 2013.
3 THEBUILDING Hurontario has been thoughtfully designed to exceed International Environmental Standards and meet the expanding needs of a new generation of tenants. The building will consist of approximately sq.ft. over 7 storeys with an average floor plate of approximately sq.ft. Hurontario will be a True Class A Office Building with key features including; premium brick and curtain wall cladding, with an efficient feature treatment on the south west elevation; a large pedestrian friendly canopy, boutique lobby with digital directory, modern landscape courtyard, indoor & outdoor bike storage, showers, green roof, concealed mechanical equipment, etc.. The Site Plan plays off of the City s vision of the future; an Urban Model. The Building is positioned tight to Hurontario Street. A Zum Transit stop out front is woven into the site via an inviting Landscape Courtyard. A large canopy wraps the south and southeast elevation of the Building running parallel to the Landscape Courtyard, enriching the connection between Building entry, the landscape amenity, surface parking, the Zum Transit stop, and Hurontario Street. Vehicle access points are located away from this pedestrian zone at the North (Hurontario entrance) and South-East (County Court Blvd. entrance). Visitors have the option of either parking on the surface or in the underground parking directly beneath the Building. The Building has been thoughtfully detailed in a rich pallet of materials. Common spaces are luxurious and special while mindfully efficient and practical.
4 SPECIFICATIONS Heating, Ventilation and Air Conditioning A Variable Air Volume System controlled by a state-of-the-art Digital Control Centre will provide comfort cooling, heating and ventilating to all office spaces. The system allows the interior design flexibility to accommodate the design and operation of individual meeting rooms, interview rooms and or open workspace environments with dedicated thermostatic control. With a view towards achieving highly efficient operating systems while maintaining above average indoor air quality, the mechanical systems have been designed to benefit from our Canadian climate reducing building cooling energy costs by delivering higher outdoor air amounts during appropriate outdoor temperature conditions. Based on building energy simulation models, it is estimated that the building will consume less than 70% of a comparable facility built to meet current energy code requirements as described in the Model National Energy Code for Buildings in Canada. Other energy efficient and sustainable features include: > Variable frequency systems that reduce the pumping energy requirements to suit the changing building cooling and heating demand > Low water consumption plumbing fixtures resulting in an estimated 30% less potable water consumption than a comparable facility built to today s code requirements > A condensing heating plant capable of generating building heat on an operating efficiency in excess of 97% > A central cooling plant with a variable frequency chiller will ensure that the building electrical energy consumption is kept to a minimum during the summer months. > A fully automated Electronic Controls and Monitoring System (ECMS) will optimize the comfort and efficiency of all mechanical equipment. This system will provide instantaneous alarms on and off site for prompt response to any equipment malfunction. > A high performance glazing and well-insulated building envelope compliments the building mechanical systems to ensure occupant comfort with the least energy consupmtion Life Safety > The Monitoring system is a Mircom analogue/intelligent addressable fire alarm system and is monitored 24 hours per day 7 days a week. The system supports a variety of monitoring and supervisory points, auto-initiating devices as well as detection and annunciation components. > Heat, smoke and duct detection devices are provided to meet code requirements. Fully automatic smoke and fire alarm detection systems are monitored by computerized control systems. Electrical > The building is supplied by Hydro One Brampton from their Pad Mount Transformer off of Hurontario St. at 15KV to 600/347 volts 3 phase 4 wire > Dedicated switchboard located in the P1 Main Electrical Room servicing the entire building and electrical/telephone rooms on each floor > Lighting provided at 347v and the misc. power via ceiling distribution at 120/208v from transformation > Electrical Capacity per tower floor: 1.2 watts per square foot for lighting 3.0 watts per square foot for power > A total of 10 watts per square foot is provided in the main switchboard > All power consumption will be metered using the building s computer system > Any changes required can be obtained through building operations Lighting Systems > A plan has been provided to identify a proposed layout using layin fluorescent luminaries. The plan could be used or modified to suit the shell space. The fixture utilizes 2-T8 28 watt lamps and a 347V electronic ballast and K12 acrylic lens. An average of 55 f/c can be expected using light colours. > A computerized lighting control system is utilized by the landlord to control all the lighting in the project. Security System > A state of the art security alarm and monitoring system is provided throughout the public areas consisting of access control readers, door alarm monitoring and surveillance cameras. The system is monitored through an IP network both in the building and at a monitoring station. > An Enterphone system is also provided for after hour controlled entry. Telephone and Communications > Incoming services are provided from Hurontario St. and terminate in the Main electrical room. Tenants must make arrangements for telephone and data services. Rogers, Bell Telephone or other providers can be utilized.

11 SUSTAINABILITY The goal of the project is to achieve LEED Certification aiming for Gold (Core and Shell). This commitment by Kallo Developments will be reinforced with its future tenants in hopes that they too will follow similar guidelines with interior fit outs in keeping with the base building. Sustainable elements include a green roof, low flow plumbing fixtures with automated controls. Landscape irrigation will be of a high efficiency drip type, building mechanical systems designed to meet and exceed ASHRAE thermal comfort and ventilation standards, advanced lighting systems including sensors, daylight harvesting and an advanced control system. Building construction will utilize recycled locally sourced and low VOC materials. The building envelope will be well insulated and sealed. Glazing has been selected to minimize heat transmission and solar gains. The shallow floor plate will optimize daylight providing enhanced occupant comfort and reduced energy consumption for lighting.
