221 HOWELL STREET HOUSES MOVE-IN INFORMATION SHEET Welcome to Howell Street. We hope your time here will be happy and safe. Below is information to facilitate your Move-In process. TO DO BEFORE MOVING-IN June 1 Set up erentpayment for first month rent As stated in your lease contract, rent is due on the first of each month, regardless of weekends or holidays. If your rent is received after the 5 th, a late fee of 5% of your monthly rent will be charged to your account. We are unable to consider rent payments that have been sent via US mail that are postmarked on or prior to the 5 th as on-time if they are not received by the 5th. There is an additional $25 fee for insufficient funds. Pay your rent through erentpayment, making one payment for the total rent for all tenants using the Automatic Recurring Payment feature. We encourage you to set up erentpayment as soon as possible, after May 15 and definitely before June 1. As stated in your lease contract, rent is due on the first of each month, regardless of weekends or holidays. With Automatic Recurring Payment, rent payment couldn t be easier and you will never need to be concerned about late payment charges. Only one tenant needs to register for online rent payment for the total rent for. Follow the steps below: 1. Go to www.erentpayment.com 2. Select Register 3. Enter your personal information, select a User Name, and then select Continue 4. You will be emailed a temporary password. 5. Select Home once you receive the password and enter you User name and temporary password 6. Enter the Checking or Savings account you will be submitting payments with. 7. Select Submit. 8. Within the Renters section in the Renter Code field enter the following and then select Enter: 9. The registration process is complete at this point so you will be presented with your property overview screen. You can select Profile then Change Password to change your temporary password. 10. Select Recurring Payment to enter payment information. 11. Enter the Start Date, this will be the first month the automatic payment will occur. 1

12. Enter the End Date, this will be the last month the automatic payment will occur. 13. Select the Day of the Month the payment will occur on. 14. Enter the Amount, Payment Type, Account, and Property then select Save. 15. You can add multiple recurring payments to the system if necessary. 16. If you need to modify a recurring payment record that has already been processed, some fields may be read-only so you can delete the record then add a new recurring payment record if necessary. Note: The first scheduled date, which is determined by the Start Date and Day selected, must be in the future. (only one tenant from your group will receive this form to complete information for all tenants) MOVE-IN: PICK UP KEYS AND PARKING STICKERS Your house will be ready for Move-In on June 1. To pick up your keys and parking stickers we must be in receipt of: 1. Total First month rent payment for all tenants in your house 2

2. A completed Water Bill Responsibility and Vehicle Registration Form for all tenants in your house 3. Parent Guarantee letter from each tenant The first tenant moving into your house can pick up keys and parking stickers at Howell Street Apartments for all tenants in your apartment from JD Lindjord or Peggy Schalk between 9:00 and 11:00 AM on June 1. Contact them at howellstpropertymgt@gmail.com. Quick Points on Move-In 1. Use small nails or push pins to hang wall decorations. Do not use tape as it causes damage and you will be charged at Move-Out. If hanging curtains or shelves on walls, use proper screws. 2. If you are not using your icemaker, turn it off. Otherwise it will freeze solid with ice and can damage the icemaker, which will be your responsibility. 3. Place all 2 Ply cardboard boxes flattened in the wood container to the right of the dumpster enclosure for recycle. Parking All tenants must have a Howell Street Apartments static cling parking sticker on the driver s side of the inside rear window on your vehicle or it will be towed at the owner s expense. Do not park in areas marked with No Parking signs or your vehicle will be towed at your expense. You may not park anywhere along the street or you may be ticketed by Chapel Hill Police. Please report to management via email all unauthorized vehicles as we want to reserve the parking lots for our tenants and guests only. The 201 Howell Street Apartments asphalt lot and the gravel lot in front of 600A are reserved for 201 Howell tenants only. All vehicles without Howell Street Apartments parking stickers will be towed. The 221 Howell parking lot is reserved for 221and 201 Howell Street Apartments tenants and guests: All parking bumpers are low profile so pull your vehicle straight into the parking space until your tire touches the bumper (unless you have an extremely low front end). This will facilitate the flow of traffic in and out of parking spaces and help prevent fender bender accidents. Signs mark the 4 parking spaces reserved for 221 Howell 300A tenants only Signs mark 201 Howell tenant parking in the middle row except for the 2 spaces reserved for 221 Howell 300A tenants. Signs mark 201 Howell tenant parking against the wall except for the 2 spaces reserved for 221 Howell 300A tenants 201 Howell Street Apartments guests should park against the retaining wall within the area marked for 201 Howell tenants. 3

All parking spaces in front of 221 Howell houses 100A, 200A, 200B and to the right side of 300A are reserved for their tenants and guests only. 201 Howell tenants should not park there. Only 201 or 221 Howell tenants should park in the spaces to the left of the 221 Howell driveway. All vehicles without Howell Street Apartments parking stickers will be towed from the 221 Howell houses parking lot except those parked against the retaining wall within the area marked for 201 Howell tenants. Mail Boxes Mailboxes are located at the entrance to the Howell Street Houses Trash Removal Each Howell Street House has its own rolling trash container and recycle container which need to be taken to the street once a week for pick-up and returned to your house after pick-up. Place all trash in plastic bags and remove from your house on a regular basis. Make sure that plastic bags are placed securely within your trash container. DO NOT liter anywhere on the premises. You will be fined $50 for a liter violation. Please Recycle Use your Orange Recycle containers. Place all 2 Ply cardboard boxes flattened in the wood container to the right of the dumpster enclosure at 201 Howell Street Apartments. Bike Rack A covered bike rack is located off the parking lot for your convenience Picnic Tables and Barbeque Picnic Tables and barbeque have been provided for your use. Please keep the area around the picnic tables and barbeque clean. Dispose of all trash in trash receptacles or the dumpster. Use only charcoal in the barbeque and start with charcoal lighter fluid only. When lighting the charcoal in the barbeque, the flame should not reach more than 12 above the grate. Do not leave the barbeque unattended and extinguish with water when you are finished using. Noise Level of noise is to be kept at a level as not to disturb your neighbors. If any neighbors can hear you through the walls then you are being too loud. The city-wise noise ordinance dictates that quiet hours are from 11:00pm until 7:00am 7 days a week. If it is reported that noise levels from your unit are disruptive to neighbors, you may be charged a $50.00 maintenance fee for each noise violation. 4

Renter s Insurance We strongly urge all tenants obtain Renter s Insurance to protect your personal belongings. Renter s Insurance covers any damages done by water, fire and/or theft to your personal property. Students who vacate their units for extended periods of time during winter or spring break are urged to take extra measures to protect their personal property such as the use of timers for lights and relocate any valuables.
