I have received a copy of the Rental Information and Building Policies for the use of the facility(s), which Rules by reference are made a part of this Agreement and hereby agree to accept full responsibility for the acts of all my guests, the caterers and other invitees, whether on the premises or in transit. The lease may not be assigned or sub-leased without the written approval of the lessor. Dates are not transferable. I have paid the Deposit with the understanding that I will be financially responsible for any and all damage to the building, grounds and equipment which occur during the term hereof, that the deposit will be held in a non interest bearing account and that the entire deposit will be refunded if there is no damage and the event is held as scheduled. At the end of the event, the Staff Attendant will assess any damage to the Association and back it up with photograph(s). The signed report will be given to the Rental Coordinator. I further understand that such liability is not limited to the amount of the deposit. If the function is cancelled less than 30 days prior to the scheduled date, the Deposit will not be refunded. Fees Due and Payable Prior to the Function For non-business hours (before 8:30 AM and after 5:00 PM) and weekends, a Staff Attendant charge as arranged by the Association will be $20 per hour, per Staff Attendant. The Staff Attendant fee will be made payable directly to the Staff Attendant prior to the end of the event. The rental fee is due and payable in full three (3) days prior to the event-taking place. In the event of any default hereunder, the Lessee shall pay all costs, expenses and attorneys' fees incurred by Lessor in enforcing this Agreement and collecting any amount due to the Lessor by Lessee. Indemnity Lessee hereby indemnifies and holds Lessor harmless against all liabilities, claims and demands for personal injury or property damage arising out of or caused by any act or omission of Lessee, its agents or employees, arising in or about the premises at any time during the time of the rental. I agree to not hold the Greater Tampa Association of REALTORS or its employees responsible for any merchandise and/or equipment left in or on the premises following the close of the event. 4 GREATER TAMPA ASSOCIATION OF REALTORS, INC. RENTAL INFORMATION AND BUILDING POLICIES The following is a list of regulations that apply for rental of rooms. Please read each of these items carefully. If you have any questions, please do not hesitate to contact the Rental Coordinator at the Greater Tampa Association of REALTORS, Inc., at (813) GENERAL If you require assistance in planning your event, the Rental Coordinator for the Association, will be happy to meet with your event representative. In any case, a meeting with the Rental Coordinator is required to discuss the details of your event. The Greater Tampa Association of REALTORS wants to insure the success of your event and reduce last minute difficulties. The Association shall not be liable for non-performance of this Agreement when such non-performance is attributable to accidents, government (Federal, State and Municipal) regulations, or restrictions upon travel or transportation, non-availability of food, beverage, or supplies, riots, national emergencies, acts of God and other causes whether enumerated herein or not, which are beyond the reasonable control of the Association preventing or interfering with the Association's performance in such event, the Association shall not be liable to the customer for any damages, whether actual or consequential which may result from such non-performance. Date and time confirmation is guaranteed when the Association receives a signed Agreement along with the deposit. The use of the facilities shall be strictly confined to the time limits set forth in the lease, including use by caterers and decorators. The rental is on a "four wall" basis, and includes lighting, climate control, water, room set-up, and standard housekeeping services. Additional charges will be assessed for unusual requirements, and/or clean up if required. Without prior agreement, all rental equipment shall be removed from the building by the morning following the function. The room configuration must be provided at least ten (10) business days prior to the event or the room setup will not be guaranteed. Event specifications plus the name(s) and phone number(s) of caterers, musicians, florists, etc. are to be provided to the Rental Coordinator as far in advance as possible so ample time will be given for any special arrangements. While the facility does have a kitchen on site, this area is not available for use by lessees or caterers. All staging of food, beverages, etc. must be handled in the area being rented. The Association facilities should be shown the same respect as a home. Any damage done to carpeting, walls or equipment will be charged to the Lessee. Any damage done to the facility or its equipment must be reported immediately to the Staff Attendant of the Association. The lessee may not sell soft drinks, confections, tobacco, food, ice cream, souvenirs, and records. The lessee may not contract with any outside firms or sources to sell the same without prior approval from the Association. The Health Department requires that all food served for resale is prepared by Licensed Caterers. Lessee must leave the facilities in the same good condition as it was found; otherwise cleaning charges will be billed to the lessee. Clean-up of the facilities is the sole responsibility of the lessee. Alcoholic Beverages may not be served at any time. No smoking is permitted anywhere in the building at any time. Smoking must be confined to the outside entrance areas. The deposit will not be returned if smoking has occurred inside the building. Due to City of Tampa noise ordinances, lessee must control noise after 11:00 p.m. Lessee shall be liable for the behavior of their members and/or guests at all times. Children are permitted only if there is strict parental supervision. DEPOSIT A deposit of fifty percent (50%) plus sales tax must be remitted with the Rental Agreement. The Rental Agreement will not be approved nor the date requested secured prior to the receipt of the Deposit. In the event that the rental is cancelled less than thirty (30) days prior to the rental, the Deposit is forfeit and non-refundable. 4
5 STAFF ATTENDANT For nights (after 5:00 p.m.) or weekends, a Staff Attendant charge as arranged by the Association will be $20 per hour, per Staff Attendant. The Staff Attendant fee shall be made payable directly to the Staff Attendant at the time which the building is opened for use by the Lessee. The rental does not include staff such as, but not limited to, stagehands, door guards, patron services representatives, private security, or police. The lessor specifically reserves the right to determine the number and type of staff required for all events. One staff attendant is required on the premises at all times for security and organizational purposes. Staff Attendant duties are to include but are not limited to: Coffee and water set-up, monitoring AC/Heating, microphones, restrooms and security checks. The Association's staff is the only people authorized to operate the air conditioning and heating system. In the event that the Association is unable to provide a Staff Attendant, the rental will not be approved. DECORATING Decorating time must be arranged in advance with the Association Rental Coordinator and must not interfere with normal business activities of the Association. In the event of a scheduling conflict, Association scheduling takes precedence. The Greater Tampa Association of REALTORS will not furnish decorating equipment, such as ladders for decorating without a waiver of liability signed by the lessee. The following items will not be permitted when decorating the walls, floor or ceiling: bolts, screws, nails, staples, scotch tape, electric tape, duct tape and glue. Angel hair is not permitted on tables or floors. Crepe paper is not allowed on the walls. Only candles enclosed in glass and approved by the Greater Tampa Association of REALTORS are permitted. Rice and confetti are not allowed on the property. If any is thrown in or outside the Association, there will be a clean-up charge. Birdseed is permitted outside. RIGHT OF REFUSAL The Greater Tampa Association of REALTORS reserves the right to deny any rental request or service related to the rental of association facilities. Furthermore, the Association reserves the right to deny the use of any equipment that has the potential to cause harm or damage to the facilities or the guests of the Lessee. 5

NOTE: For early mornings (before 8:30 AM) night (after 5:00 PM) or weekends, a Staff Attendant charge as arranged by the Association will be $20 per hour per Staff Attendant. DEPOSIT A deposit equal to one-half the rental fee is required at the time of signing the Rental Agreement. The Rental Agreement is invalid until the deposit has been received. ADDITIONAL FACILITY USE Use of the facilities shall be confined to the limits specified in the Rental Agreement. COFFEE Coffee may be purchased at the rate of $25.00 per gallon. Service includes coffee, sugar, creamer, disposable cups and napkins. COMPUTER/NETWORK SETUP Additional IT services will be available at a rate of $50/hour during normal business hours. The minimum charge is 1 hour. Arrangements must be made at least 1 week prior to the event.
