SECTOR EXPERTISE Rider Levett Bucknall works closely with developers, investors and building owners to develop and enhance their commercial buildings. We specialise in new-build, refurbishment, office fit-out and mixed-use projects and have a track record of working with some of the sector s leading speculative developers, portfolio holders and occupiers. We deliver services for everything from one-off developments to asset management strategies for national and international property portfolios. We focus on the key drivers for our customers, whether related to developing a high quality asset which will provide a successful return for investors or helping to deliver excellent office space which attracts occupiers and operates effectively throughout the asset s lifetime. With an increasing number of clients demanding a healthy mix of team space, collaboration areas, quiet zones and traditional desks to suit new work practices, we have the expertise to ensure that buildings and office space are delivered which meet these changing dynamics. Quantity surveying / Cost management Our approach to cost management is one which focuses on the business needs of the customer and enables them to make informed decisions in relation to their property assets. Our skill in procurement enables us to develop a strategy that encompasses the most suitable techniques, contracts and risk analysis to deliver a service tailored to your needs. In order for our estimates to be as accurate as possible, we have a comprehensive set of cost planning tools and an extensive database of cost information at our fingertips. Our cost managers have a sharp commercial edge and a sound understanding of business, honed by working on complex projects for demanding clients; forging lasting and profitable relationships. 4 Project management Our project managers provide a bespoke service that focuses on more than just process. Our team has a wealth of experience working for private sector clients on projects ranging from small refurbishments through to large scale new build projects. Our broad range of skills includes strategic project management of programmes of work, capital project delivery, refurbishment and fit-out works. We recognise that each customer and each project is unique, reflecting different ambitions, challenges and needs, and we offer a responsive, hands-on, and flexible service to ensure that projects are delivered to the expected standard. Building surveying Our building surveying team has expertise in a range of advisory services including due diligence, asset condition surveys, including in-house Mechanical and Electrical services, dilapidations, neighbourly matters and Expert Witness services. The team will assess the efficiency and effectiveness of properties at any stage of their life. We have the expertise to enhance property performance through changes to lay-out, rationalisation of property portfolios and alternative uses of buildings. This process leads to significant cost savings as operational and asset-based efficiencies are introduced. Health and Safety services The CDM Regulations 2015 apply to all construction work and impose duties on clients, making them accountable for the health and safety of those working on or affected by their project. We can help clients to meet regulations in three ways; act as Principal Designer, managing health and safety for every aspect of the construction phase; act as Principal Designer Advisor, ensuring that the Principal Designer appointed is able to carry out their duties and then monitoring progress on the project; or deliver an Independent Client Advisor role, helping clients to meet CDM duties under the regulations and monitoring progress and activities of other consultants on the project.

Value Our team is fully aware of the relationship between cost, time and location, as well as the ultimate value of a development to our clients. Our understanding of specification and performance appropriate to location and current and future trends in occupation, together with our insight and forecasting of market costs is a significant benefit we provide our clients with. Pre-acquisition services RLB provide a co-ordinated service that enables our clients to review and determine the financial and technical aspects of a potential purchase for investment and development opportunities. We assess the condition of existing properties, the impact and risk on location (including party walls, title, rights of light and condition of building services), study potential redevelopment costs and advise upon the likely programmes for completion and occupation. 5 Benchmarking RLB maintain benchmarking cost data for all of our projects and can compare individual elemental costs against other commercial projects we have undertaken. Our database is populated with information from our own projects and supplemented by more widely available cost data (e.g. BCIS). Comparison of anticipated costs against known benchmarks enables a wider review of project costs to be undertaken, with any significant variations analysed and reviewed. Fit-out and refurbishment support We understand that the fit-out of a new or existing property represents a valuable opportunity for an asset owner to make significant environmental and cost savings. We offer practical support for our clients refurbishing existing space, from developing an initial concept based on business operational drivers through to final contract, handover and relocation. RLB is Lead Partner on the development of the RICS SKA rating tool. Our in-house assessors review commercial fit-out projects against sustainability focused criteria, to help deliver a more effective asset. This is increasingly being used as a quicker, lower cost alternative to BREEAM. Lifecycle costing Costs can be reduced through a higher performing asset which is designed with the long-term in mind. We carry out whole life costing with our own in-house tool which integrates capital, energy and carbon costs into one model and considers; the upfront capital costs of construction, maintenance and repair costs (including replacement), projected energy usage costs, FM costs and decommissioning and demolition costs at the end of the assets lifetime.

123 VICTORIA STREET, LAND SECURITIES (AUKETT FITZROY ROBINSON), LONDON 123 Victoria Street involved the redevelopment of a 200,000 sq.ft. office and retail building. The project included the design, alterations, refurbishment and fitting out of the existing building to provide high quality Cat A office space. 7 51-54 FENCHURCH STREET, AVIVA, (DRMM) LONDON RLB is providing project management and advisory services to Aviva Investors for the development of a new office building on Fenchurch Street. Works include area and facade improvements.
CHARTER PLACE, LANDID & BROCKTON CAPITAL, (DN-A ARCHITECTS) LONDON 8 RLB has been appointed project manager and cost consultant for the redevelopment of the Charter Place office building, which involves the refurbishment of the existing 152,000 sq.ft. office building, and a 75,500 sq.ft. extension to add further office space and complementary retail. ONE VICTORIA, CUBEX, (THE BUSH CONSULTANCY), BRISTOL RLB provided project management, CDM co-ordinator and quantity surveying services for the extension and refurbishment of One Victoria Street, creating 47,000 sq.ft. of contemporary office space at BREEAM Excellent standard. Works included adding a new entrance and penthouse office.
THAMES TOWER, LANDID, & BROCKTON CAPITAL, (DN-A ARCHITECTS) READING RLB is providing quantity surveying, project management, CDMc and technical review services on the refurbishment of 250,000 sq.ft. of office space, including a five floor 65,000 sq.ft. vertical extension, revised service and common area arrangements, and enhanced public realm. 9 THAMES VALLEY SCIENCE PARK, UNIVERSITY OF READING, (RYDER ARCHITECTURE) RLB has been appointed to provide cost consultancy services for Phase 1 of the University of Reading s new Thames Valley Science Park development. The project comprises 800,000 sq.ft. of office and commercial laboratory accommodation for research and development.
MARKET STREET, CAPELLA ESTATES/KAMES, (DARLING ASSOCIATES), MAIDENHEAD 10 RLB was appointed to provide cost management and employer s agent services for this new office development. The scheme involved the demolition of an existing 1970s office building and the construction of a single nine storey office building comprising 7,080 sqm of Cat A space. 100VE, ROYAL MAIL PROPERTY GROUP, LONDON RLB provided project management, quantity surveying and CDMc services in the Cat. B fit out of the 2,800 sqm office space. 100 Victoria Embankment is a prestigious listed office building in the centre of London adjacent to Blackfriars Bridge.
MARSTON S HQ, MARSTON S PLC (AXIOM ARCHITECTS, KMB), WOLVERHAMPTON RLB has been appointed on the multi-million pound refurbishment of Marston s PLC headquarters. RLB will provide pre-contract project management and post-contract employer s agent services on the 40,000 sq.ft. project, with a project value of circa 8m. 11 BLYTHE VALLEY PARK, IM PROPERTIES, (TURLEY) SOLIHULL RLB is providing master-planning and costing advice in connection with the 2 million sq.ft. campus for commercial and residential developments, strategically located in the heart of the UK.
HQ BUILDING, BAXTER HEALTHCARE, OXFORDSHIRE (BROADWAY MALYAN) 12 The project comprised the refurbishment of 44,000 sq.ft of existing office space to high quality Cat A and Cat B standards. Temporary office space was provided to accommodate all staff whilst the works were carried out on site. 7-15 BAKER STREET, AHLI UNITED BANK DEVELOPMENT LTD, LONDON (SQUIRES AND PARTNERS) Located in a prime West End location the scheme provides 55,000 sq.ft. of office accommodation alongside 10,000 sq.ft of retail space. In addition there are two residential blocks (totalling 32,000 sq.ft.).
ONE VALPY, LANDID AND BROCKTON CAPITAL, READING (DN-A) RLB was appointed to deliver QS and PM services on the strip out and Cat A refurbishment of this 85,000 sq.ft. office building. The innovative M&E solution utilising passive chilled beams and natural ventilation provided for reduced capital and running costs for the building. 13 KPMG, MANCHESTER KPMG had a lease break on their Manchester office and were considering options to relocate or extend their lease. RLB provided cost options for stay and move options before assisting with the move from initial site selection through to project completion.
14 ONE AND TWO SNOWHILL, KPMG AND BARCLAYS, (SIDELL GIBSON) BIRMINGHAM Snowhill is one of the largest city centre office developments outside of London to complete in the last five years. RLB acted as quantity surveyor at One Snowhill for KPMG and Barclays and as quantity surveyor and employers agent for Wragge Lawrence Graham & Co at Two Snowhill.
