The Tenant Information Package is intended to provide the you with the project s design and construction criteria and consists of two parts: Tenant Design Manual Lease Outline Drawings The Lease Outline Drawings are usually delivered about two weeks behind this Tenant Design Manual. This Tenant Design Manual will provide you with the tenant architectural and engineering design criteria. The Lease Outline Drawings are the specific architectural and engineering base building drawings for your space. If you have any questions regarding the Landlord s design and construction requirements, please contact your Tenant Coordinator or call 317-636-1600 and ask for Tenant Coordination.
This Manual contains information that you will need to design your store. The contents of the Manual are also burned onto a CD inside the back cover. Additionally, the Manual, the Lease Outline Drawings, contractor lists, permitting requirements and other useful information will be available on our BuzzSaw TM project WEB site. An invitation to BuzzSaw TM will be sent to you, your architect and engineer as soon as we obtain your email address. Once you have access to BuzzSaw TM, you and your architect/engineer will be able to download either a.pdf image of your Lease Outline Drawings or a.dwg drawing file for direct import into your CAD system. As updated information is available, Bulletins will be issued through BuzzSaw TM with automatic notification to you and your architect. Mall bulkhead and neutral pier (bulkhead is solid behind storefront). 3 0 12-0 3 storefront popout. Tenant to bring mall floor finish to base of sales counter. All employee access to the space shall be via the rear entrance.
Thermal Exhaust A 24 x 16 duct tap-- designed for a maximum of 3,000 CFM with a modulating damper--to a common thermal exhaust system (not to be used for grease exhaust) is provided in each Food Court Tenant space. The damper is controlled by space temperature. The temperature control device is provided by the Landlord and installed by the Tenant at the Tenant's expense. The thermal exhaust system is designed to be the first stage of cooling. If the thermal exhaust system provides adequate comfort conditioning, no other source of cooling shall be required. The replacement air for the thermal exhaust ONLY shall be introduced from the Mall common area. Intake grilles for thermal exhaust shall be located a minimum of 6'-0" from any exhaust hood to avoid affecting the performance of the exhaust hood system. Any additional Make-up air shall be the responsibility of the Tenant. Supplemental Equipment A downflow rooftop unit on full curb with gas heat may be provided for supplemental cooling. Condensate Drain Condensate to be piped through rooftop unit curb to Tenant provided floor drain. PVC pipe not permitted. Outside / Relief Air Economizer and barometric or fan powered relief through Tenant installed components. Economizer not permitted for odor producing/food Tenants, provide low ambient controls. Return Plenum (Ducted return is for odor producing/food Tenants only and subject to Landlord approval). Smoke Exhaust/Relief None required. Toilet Exhaust By Tenant including fan, ductwork and roof cap. Odor & Process Equipment Exhaust Size for application by Tenant. Replacement Air From Tenant outside air and dedicated makeup air units, except as noted under Thermal Exhaust. Temperature Controls Thermal Exhaust system shall be controlled via Landlord provided temperature sensor and interface with central control system. Tenant to locate sensor within space where heat will be effectively sensed. When supplemental cooling is required, provide a standalone electric/electronic control system by Tenant. Grease Waste Landlord has provided central grease interceptors and greasy waste lines to designated food spaces with 4" wye connection off Landlord main. Location of separate, in-ground interceptors as approved by Landlord. Where not designated food areas, utilize above floor interceptors where possible. Natural Gas Gas is available from the utility at exterior meter bank(s) on the roof for Food Court Tenants. Coordinate available pressure with utility company. Fire Alarm Tenant to provide smoke detectors and shut-down controls for the fan system when supplemental HVAC is provided.
