2 Neighborhood Crime Watch Jim Schick is our new Crime Watch Coordinator for SPLAT. He reminds us to be vigilant and report any suspicious activity by calling 911. Share the information with the Marion County Sherriff s office and your Crime Watch Captain. That way the police will have a record and it s a warning sign to a would be thief/trouble maker that neighbors are watching out for each other. SPLAT Garage Carriage Light Policy The security street lighting for our community is provided by several IPL street lights and your garage carriage lights. The Association is responsible for light bulb replacement. Garage lights are checked twice a month by a volunteer from our community, Gene Eddy, May November 844-1387 and Bernie Pierce, December April 706-0309. The garage lights are controlled by a dusk to dawn sensor and will automatically operate. It is the responsibility of the homeowner to make sure the garage carriage lights are turned on. Sometimes the garage lights are turned off by mistake. It is common that housekeeping, realtors, tradesman and guests turn off the lights. There are usually two switches, one by the front door and one by the door leading to the garage. If there is a tendency to turn off the lights, the Association will provide a switch blocker that will prevent the switch from moving. Thank you for your cooperation! 3 Building and Grounds The 2014 Monthly HOA Coupons were mailed in December. If you didn t receive them please contact Lee Geupel. Paperless options are available, please review your Homeowners Manual. Replacement of the west perimeter fence and a section of the east perimeter fence. Due to the insurance settlement in 2013 from spring hail damage, copper roofs, gutter and down spouts will be replaced. The five year Bradford Pear replacement plan will begin. In the first phase, 38 trees have been tagged with orange tape for removal by Ping s Tree Service in the Feb timeframe. Gardens of Growth will be planting approximately 20 new trees in the spring. 4 SPLAT Window Maintenance Policy The windows in our condos are BILTBEST brand, which are no longer available. Maintenance of our condo windows is a shared responsibility. Association responsibilities: Maintenance and replacement of wood frame when necessary Exterior painting of window frame. Co-owner s responsibilities: Replacement of thermal pane glass when seal is broken and the window fogs up Replacement of broken or cracked glass Any hardware related problem, examples: Casement hinge Casement lock Casement operator hardware Interior painting and maintenance Weather strip repair or replacement Repair of hardware related issue is supported by Kirkpatrick Management. If you have window operational issues contact KMC Group at 558-5375. Window hardware maintenance performed by KMC Group is subject to an agreed upon fee between the co-owner and KMC Group. The SPLAT Nature Preserve A Closer Look 5 The SPLAT Nature Preserve s official name is: The Tamarack Condominium Recreation Corporation, TCRC. Here is some information you may NOT know about the preserve: The preserve consists of 17 acres with two walking paths. The are two entrances, the first one is at the Tamarack flower circle and the second is across from the south end of the pond from the meadow. The preserve has been designated a Wildlife Habitat by the Indiana Dept of Natural Resources, IDNR, because of this designation there will be NO further commercial development. It is private to residents/guests of SPLAT and Tamarack and financially supported by $2/month per household from SPLAT and Tamarack HOA fees. Ken Cut is the landscape company that maintains the walking paths. Inspections are conducted every five years by the IDNR State Forester. The boundaries of the preserve stretch from Williams Creek to the EAST, Spring Forest Dr./Tamarack Dr. to the WEST, 91st St. to the SOUTH and the meadow south of the pond to the NORTH. Nature Preserve Projects Hoover Creek Erosion Control Started in 2012 ending 2014. Approximate cost $4K over a three year period. The project begins at the north entrance and continues for approximately 100 yards. This project is in the budget. Japanese Honeysuckle Huge infestation in north section. In 2013 a 10 year program was started to eliminate honeysuckle. Ken Cut was contracted to remove 100 bushes at a cost of $480 per year which is in the budget. Plant a tree initiative: The State Forester s 2008 report recommended planting hardwoods in the south section. To date 7 Burr Oaks have been planted. First four in 2009 and 3 more in 2011. The cost of planting one tree depending on size is approximately $175 plus $75 for installation. Bench replacement project: The current benches; one in each section are rotting, and need to be replaced. Juris is too old to build new ones! The cost to replace the two benches is approximately $1000. The new garden benches have backs and are made of a recycled poly-wood material.
6 Please Support YOUR Nature Preserve! Hopefully, focusing on the Nature Preserve in this edition of our newsletter you have found it informative and interesting. The Nature Preserve is a wonderful amenity for all residents of our community. It offers an incredible opportunity to view and experience nature and wildlife literally out your back door in the Indy Metro area! With the annual revenue from HOA fees totaling $2952 it will be very difficult to complete the projects and maintain the preserve. This is how YOU can contribute over and above your monthly HOA fee. PLEASE DONATE to Replace A Bench or Plant A Tree as a personal gift to the Nature Preserve Fund or as a Memoriam to a family member. All contributors names will be recognized on a plaque that will be attached to the benches or trees planted in this initiative. ANY monetary contribution is greatly appreciated and those residents will be recognized in the spring newsletter. However, many of OUR residents would Treasure the idea of residents putting out their Trash ONLY on trash day. Trash pick up is on Mondays, unless otherwise stated from the Department of Public Works, changes to the schedule due to a holiday or bad weather is available on their web site @ http://www.indy.gov/egov/city/dpw/trash/pages/trashhome.aspx This information is also located in the Metro Section of the Indianapolis Star Newspaper. The following Holidays are observed by the Solid Waste Department: New Year's Day, Martin Luther King Jr. Day, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas Day. Should one of these Holidays fall on a Monday the alternate pickup day will be posted on their web site or the local newspaper. Have you considered recycling?
