Walls The reception is a double height space, including a bespoke leather geometric feature wall behind the front desk. The reception flank wall is finished with full height etched white back painted glass. A dark smoked oak wall flanks the new stairs leading to the lift lobby, incorporating a disabled platform lift. Other walls are full height painted plasterboard. Floors The floors comprise 600 x 1000mm Diana Royale stone tiles. The new stairs up to the lift lobby have the same stone treads with clear glass risers. Reception Desk The reception desk is faced in sand blasted Navarra stone with a leather writing surface, concealed behind the desk façade. The reception desk also comprises an illuminated coloured glass box detail to one side and bronze trims. 4.2 LIFT CAR FINISHES New lift finishes comprise stone tiled floor, a rear mirror with back painted glass walls and leather feature panels/handrail. The ceiling is white coated aluminium, with new lighting. 4.3 OFFICES Floor Raised access flooring system, comprising 600 x 600mm fully accessible panels. Floors are finished with heavy contract 500 x 500mm loop pile carpet tiles. Walls Plastered solid walls and columns with white paint finish. Ceilings Metal suspended 600 x 600mm (module size) ceiling, complete with lay in perforated metal pan tiles and acoustic fleeces. Lighting Modular LG7 compliant lighting, supplemented with recessed circular down lighting. Lighting is controlled by PIR s and can be dimmed. Windows Existing double glazed metal windows. Doors New sprayed white gloss entrance and fire escape staircase doors with glass vision panels. 4.4 TOILETS Floor The floors comprise 300 x 600mm stone tiles and matching stone skirtings. Disabled WCs Disabled WCs incorporate alarms with pull cord, reassurance lamp and tone generator. 4.5 STAIRCORES Floor Floors are finished with new heavy contract broadloom carpet and nosings. Walls Plastered solid walls with white paint finish. Ceiling Plasterboard ceilings with recessed lighting to main office floor landings. Lockers Locker facilities are provided. 5.0 MECHANICAL & ELECTRICAL SERVICES Air Conditioning and Heating Design A new 3-pipe VRF system has been installed to provide simultaneous heating and cooling to the office floors. Each internal unit has been installed with a flow selector box which allows the controls interface to provide heating or cooling. Return air temperature sensors are fixed to the back of return grilles. Fresh air is ducted directly to the back of each VRF unit and secondary ductwork and diffusers distribute the air conditioned/heated air accordingly. External Design Temperature Winter: Summer: - 4 C sat 30 C db / 20 C wb Internal Design Temperature Winter: 20 C + 2 C Summer: 22 C + 2 C Fresh Air and Extract Ventilation A new fresh air and general extract system has been installed comprising a new fresh air AHU, supply and extract risers, fresh air ductwork distributed to the back of VRF units and a general extract system, utilising the ceiling void as a return plenum to bell-mouths. In addition, new inverter low temperature hot water pumps and pressurisation plant have been installed. Tenant Cooling Load Allowances Small power: Lighting: Tenant Electrical Supply Allowance On floor services: 25 W/m² 12 W/m² 25 W/m² Energy Saving Measures The lighting installation consists of presence infrared (PIR) sensor control and daylight saving measures. All new metering has been installed on small power provisions. New inverter driven central ventilation plant includes a heat recovery thermal wheel to recover energy extracted from the building ventilation system. The new 3-pipe VRV system recovers heat from an area requiring cooling and distributes to an area requiring heating. This reduces the energy consumption of the roof level compressor plant. Additional Plant Space Space for additional plant has been allowed for at roof level. This space would suit split air-conditioning unit condensers. Standby Generation A 500KVA 3-phase diesel driven landlord s generator set is located in the basement. The generator provides two supplies, one to each of switch panels 1 & 3. The day tank has enough fuel capacity for approximately 8hrs operation at full load. Lifts 2 x new 800kg/10 person passenger lifts, with a speed of 1.6 m/s have been installed. Maximum waiting time is no more than 30 seconds at 80% occupancy. A new glass/stainless steel disabled access platform lift has been installed within the reception. 6.0 GENERAL Noise Criteria Noise Levels: NR40 Open plan areas NR35 Cellular offices Security Access Controls A new access card control system has been installed to the main reception entrance door, to each lift and the entrance doors to each office space to allow controlled access to tenanted areas. A new video intercom system has been installed, linked to the main reception door, with handsets provided to each tenanted space. Fire Alarm A new analogue addressable fire alarm system has been installed throughout the building in accordance with BS 5839 category L2.
