Maintenance of communal areas The Landlord may wish to pass on the costs on caring for common areas such as break rooms, meeting rooms, toilets and kitchens. You can try to negotiate this part of the contract by suggesting a cap on the amount they can pass to you, or a set fee. Terms of the Lease Landlords will tend to look upon long-term leases more favourably than short term ones.
