Welcome to the Briella Community We are an all age community located on approximately 31 acres in West Boynton Beach, Palm Beach County, Florida. The community consists of 230 units with common area amenities that include an outdoor swimming pool, an enclosed tennis court, a sport court, an outdoor children s play area, and a cabana area that includes a fitness room, rest rooms, a kitchen, and outdoor grills. There are two beautiful lakes with gazebos in the complex. This Board is comprised of unit owners who have volunteered their time and have been elected by the unit owners. This Board is responsible for the everyday operation of the community and is governed by the Declaration of Condominium, the By-Laws of the Condominium, and the Rules and Regulations which can be found in the Documents section on our website.
Welcome to Briella! The Briella Community Association would like you to be aware of some of our important rules and regulations. Any exterior changes to your unit: All changes and/or alterations including landscaping and satellite dishes MUST be approved by the Architectural Control Committee (ACC). You are required to provide a written request to the committee detailing the type and scope of work for approval prior to commencing your project. The sole objective of the ACC is to maintain the overall integrity of the community. The ACC form can be downloaded from our website: www.briellacondominium.com, and a copy is also included in this packet. Patios are to be no larger than 10 ft X 10 ft or 100 square feet total and must also receive approval prior to installation. Facility Usage: The Cabana, Fitness Area, Pool, Tot Lot, Tennis Court, Basketball Court, and Rest Rooms are for the exclusive use of owners in good standing and their guests only. These are your facilities so please make sure that you leave them clean, the lights turned off, and the doors locked when you leave. Every unit was given a key upon purchase. If you need a replacement key, one can be obtained by contacting Campbell Property Management. The cost of the key is $50. Parties: All parties at the cabana must be registered with the management company and approved by the Board due to the limited space and to prevent conflict in usage. The Cabana Rental Form, which includes the necessary information and requirements, is included in this packet for your convenience. The pool and gym are not open to party guests during your event. Bounce houses, waterslides, and other sporting equipment such as volleyball nets are strictly prohibited in the community due to insurance restrictions.
Lakes: NO FISHING, NO SWIMMING, and NO BOATING are allowed in our lakes. This lake water is utilized for the reclaimed water irrigation system in Briella and is to protect the eco-system in our community. Parking: All parking of your personal vehicles is restricted to your unit s driveway and garage only. Visitor spaces are reserved for visitors only. Due to fire safety and other emergency access, street parking is strictly forbidden. Any vehicle parked on the street, sidewalk, or landscaping will be towed at the owner s expense. Cars that are inoperable or not properly licensed will be towed. To retrieve a towed vehicle, call City Towing @ 561-547-4092. No commercial vehicle, RV, boat, trailer storage, or car repair is allowed in any part of the complex. No commercial advertising on vehicles is allowed. Bicycles: Bicycles cannot be stored on any common area of the Association. Bicycles must be placed inside garages for storage. Bicycles cannot be chained to railings, stored on patios or any other area around your unit exposed to view. If bicycles are abandoned on common property, they will be removed and disposed of. Garbage/Recycling: Please place your garbage in covered trash cans no earlier than 4PM the day before pick-up which is currently trash & yard waste on Tuesdays, trash & recycling on Fridays. The use of covered trash cans prevents animals from getting into the garbage and scattering the loose trash throughout the community. Recycling bins should also be placed out no earlier than 4PM the day before pick-up. All cardboard boxes should be broken down and placed in the yellow recycling bin. Trash cans and recycling bins must be stored in your garage by early evening of pick-up day. Recycling bins can be obtained by calling the Solid Waste Authority @ 561-697- 2700
Pets: Palm Beach County law requires that dogs must be on leashes at all times and pets are not allowed to be loose on the property at any time. It is also the law that owners clean up after their pet(s). Doggie Stations are located throughout the complex for your convenience and use. Barking dogs can be dealt with as any other nuisance issue as per our documents. Palm Beach County Animal Control #: 561-233-1200 Speed Limit: The posted speed limit is 15MPH. We are a community with many children and pets, so we ask that all residents and their guests obey the posted speed limit for the safety of all in Briella. Grills: In accordance with the Palm Beach County fire code, only propane or electric grills may be used on patios and driveways, provided they are at least 10 feet from any exterior wall and/or concrete divider and away from any building overhang. Grills in operation must be attended at all times. No more than two filled propane tanks may be stored at any one time. Tanks must be UL approved, free of rust, and in good serviceable condition. Any fire damage to the dwelling, landscaping, personal property, or personal injury resulting from the failure to abide by these regulations will be the full responsibility of the unit owner and not of the Association. No charcoal or open flame will be allowed under any circumstances except for the outdoor charcoal grills located behind the cabana. Leases/Sales of Units: All leases/sales of units must have an application processed by the management company and must be approved by the Board. A copy of the application can be obtained from the Briella website: www.briellacondominium.com or by calling Campbell Property Management @ 561-432-2703 Leases are for a minimum of 6 months or for one year only. No units may be leased more than once per year. No subleasing or assignment of lease rights by the tenant is permitted. All unit owners are responsible for providing their tenants with copies of the Association documents including the rules and regulations.
Mailboxes: The Association is responsible for the overall care and maintenance of the mailbox kiosks. Lost keys, damage to the locks, etc. are the responsibility of the unit owner, not the Association, and may be arranged through a locksmith. Alarm Systems: Each unit is equipped with an alarm system and each building has a central fire alarm station. The Association pays for the monitoring of both systems, but it is the unit owner s responsibility to activate their individual system with DEVCON and secure a permit from the Palm Beach County Sheriff s Office. HOA Fees/Dues: All unit owners are responsible for paying the Association fees/dues set by the Association. These fees/dues are necessary for the everyday operation and maintenance of the community. Homeowner Meetings: Scheduled homeowner meetings are held in the cabana area. Notices for these meetings will be placed in the mailbox areas and on the cabana bulletin board. You are encouraged to attend these meetings to keep informed about the community. Volunteers are always needed for committees, as well as serving on the Board. Your Association only functions well when homeowners are actively involved. If you are interested in joining, please contact a Board member or the management company. Hurricane Preparedness: In the event of a hurricane or severe storm, please follow all directions of emergency personnel and broadcasts in the area. Make sure that your patio furniture, grills, planters, etc. are stored inside prior to a storm event. These items can become airborne in high wind and can cause serious damage throughout the community. Unit owners who do not secure their items are responsible for the cost of repairs.
