Community Facilities and Amenities When are nearest fitness classes held and where? CKO Kickboxing is one block from the community, at the intersection of 9 th Street and Madison Street. CKO Kickboxing 900 Madison Street 201-963-7774 What are the hours of the amenities? 1000 Jefferson offers the following amenities for you to enjoy: 24 hours for fitness center Resident Lounge and Roof Deck hours are 8:00 am-8:00 pm. Pool hours are 11:00 am-8:00 pm from Memorial Day to Labor Day What amenity activities can I use at the community and how do I get the needed equipment? At 1000 Jefferson, you can enjoy the following activities: Pool table: The pool cues are on the wall in the resident lounge How do I reserve the club room? The Clubroom is available to rent for your personal parties and celebrations. It is available Mon Sun, 10:00 am 10:00 pm. Each event can be for a maximum of 40 people, for 4 hours at a time, and can be reserved for $250 fee and $250 or $350 deposit. To reserve the room, contact the leasing office and the team will provide you with the reservation contract and complete details. Where do I dispose of my trash? 1000 Jefferson has trash chutes located on each floor next to the elevators for all household refuse.

Where are the recycling centers? We pride ourselves on green initiatives to care for the environment. 1000 Jefferson has recycling areas located in the trash rooms on each floor for disposal of newspapers, plastics, and glass. Thank you for helping us take care of the earth. What do I do with my move in boxes? It is helpful to everyone in the community if everyone breaks down all boxes and places them near the cardboard recycle area located in the garage near the Madison side of the community. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow. How does my fob/remote work? When entering or exiting the garage with your car, push the button on your remote to open the doors. The garage entrance is on 11 th Street and the exit is on 10 th Street. When using your fob to enter a community entrance door or amenity area, wave the fob in front of the black box located on the outside of the door/amenity area. Where are the mail boxes located? The mail boxes for your apartment home are located in each lobby. If your address is 1001 Madison Street, your mail box is located in the Madison Street lobby. If your address is 1000 Jefferson Street, your mail box is located in the Jefferson Street lobby. Do you have resident activities or events? 1000 Jefferson has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: Pizza parties, Holiday gatherings, and cook outs. Can I have a party at the pool? Our relaxing pool area is available for all residents and their guests to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties. Where is the best place for me to park? You may park in your designated garage parking space or on the street with a Hoboken parking sticker. Garage parking is available for a monthly fee of $225.00 through Central Parking. A Hoboken parking sticker may be purchased for street parking by contacting the City of Hoboken (www.hobokennj.org). As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Conveniences How do I pay rent online? We have made paying your rent easy by setting you up with your personal online account to the Gables Gateway. You will go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include placing a service request for repairs needed in your apartment home. How do I use Gables Connect? Changing your utilities to your new address can be time consuming and a challenge, so Visit www.gablesconnect.com or call 1-866-914-0631 to transfer or set up your utilities with ease. At 1000 Jefferson, you can establish your new utility service for phone, internet, and secure renter s insurance. How do I reserve the freight elevator? You can contact the leasing office at (201) 420-6500 and our team will walk you through the reservation process. The freight elevator is available Mon Sun, 8:00 am 8:00 pm for moving. There is limited elevator time allocated for moving and a reservation is necessary to ensure that each resident has ample time to move. How do I get a hold of the concierge? What can he/she help me with? For help with all the community has to offer and local conveniences, you may reach our concierge by contacting the leasing office at (201) 420-6500. We will then contact our concierge for you. The concierge can offer assistance with things like: Receiving packages and informing you of a package delivery, announcing guests and deliveries, and calling cabs. Where can I access WI-FI in the building? N/A Where is the rent drop box? When you need to pay your rent after office hours, you may leave your rent check with the concierge. Do you have a courtesy officer onsite and how do I get a hold of them? N/A How do I reserve the guest suite? N/A

Guests Where can my guests park? Daily parking is unavailable at 1000 Jefferson. Guests will need to find parking on the street or utilize overnight parking facilities in Hoboken. Where do my movers park? In the interest of safety for proper clearance for other residents and emergency vehicles, your movers must park on the street. Please contact the city of Hoboken to assist with blocking off the street. www.hobokennj.org. How does my guest access the garage? N/A Where does the delivery person come in or do I have to meet them? The delivery person should come to the Jefferson Lobby where the concierge can assist them. After hours, delivery persons must contact the resident directly by scrolling through the call box, and entering the code for the resident. The call box is located outside of the both the Madison and Jefferson front doors. How many guests can I have with me at the amenities? We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas. How do I let friends in the gate? Your guests will contact you via the call box at the entrance doors. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press 6 on your phone s keypad and the gate will open.

Maintenance How do I submit service requests? We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at (201) 420-6500, via email at 1000jefferson@gables.com, in person, or through Gables Gateway to place your service request. If you have not already signed up for Gables Gateway, you can go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include paying your rent online. What do I do if I have a Maintenance emergency after hours? For those times that you may have an emergency after office hours, you may contact the leasing office at 201.420.6500 for maintenance assistance. The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour. What is considered a maintenance emergency? Emergency maintenance problems that will be dispatched to the on call service technician include: 1. No electricity throughout the apartment. 2. No water. 3. No air conditioning on a day of extreme heat (80+ degrees). 4. Water entering the apartment. 5. Possibility of fire. 6. Impeded plumbing in an apartment with only one bathroom. 7. No heat. 8. Non-functioning or malfunctioning smoke detector. 9. Gas leak (also call the gas company). 10. Running water that cannot be shut off. 11. Malfunctioning door or window locks.

Pets Do you have a dog park? The nearest dog park is located at 401 Willow Street,. Where is the best place to walk my pet? The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations throughout the streets of Hoboken. Do you host Yappy Hours? You are not the only resident that likes to mingle Your pet has the opportunity to socialize during our Yappy Hours. Dates and times to be announced. Treat your dog to a night out! Do I have to have my dog on a leash? For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It s the law and the best practice for your pet s safety. The nearest dog parks are less than a mile from our community located at 401 Willow Street and 1001 Hudson Street,. Fido can run free!
