It is one of the largest commercial centres in South Yorkshire located approximately 18 miles north-east of Sheffield, 30 miles south-east of Leeds and 165 miles north of London. Doncaster is strategically located at the intersection of the A1(M) and the M18. The A1(M) provides easy access to the M62 some 18 miles to the north-west of the town centre, whilst the M18 connects directly with the M1 some 16 miles to the south-west and the M180 some 9 miles to the north-east. Access to sea freight can be provided via the deep water Humber ports of Hull, Immingham and Grimsby all easily accessible via the M18 and M180, being within a one hour drive time of the property. In terms of rail links, Doncaster is located on the East Coast mainline with frequent direct services to London Kings Cross (96 minutes), Leeds (35 minutes), Newcastle (84 minutes) and Edinburgh (173 minutes).
