No practical consensus of what BIM is Every presenter still today includes a what is BIM section Most common perception of people in the industry is that BIM is software. BIM for Facility Management Two high level use cases to consider: 1. Transfering data from design and construction to FM How to capture and transfer BIM data (structured, semantic data) from construction phase to form basis for FM 2. Using BIM technology for FM How to fully benefit from BIM technology also in building operation and Facility Management

Capturing the data Today still usually by documents, paper or electronic, either an visible or invisible mes For structured data transferring native models (rvt, pln, dgn, db1) also used but not recommended for several reasons: IPR issues, native files contain libraries and intelligence owned by author Version issues, new versions of BIM tools have problems with old versions of files, need to be regularly loaded and re-saved

Capturing the data Using Standard Structured Formats IFC the most used standard format by far. IFC is an information model that covers most aspects of construction. Covers conceptual space model, exact geometry, attributes and relationships. Too complex to use as such in FM case, why an Model View Definition COBie has been developed to facilitate FM handover

COBie Is a data format for the publication of a subset of building model information focused on delivering building information without geometry. Only the conceptual spatial model is included. Scope is for information used for daily operations Developed by Bill East (US Army Corps of Engineers) and buildingsmart Alliance (US chapter of buildingsmart) Three alternative encodings that can be converted between with no data loss Excel sheet XML (COBie light) IFC
