1 FR309 EMERGING APPLICATIONS OF BIM TO FACILITIES MANAGEMENT: WHAT ARCHITECTS NEED TO KNOW ABOUT CONNECTING DESIGN AND OPERATIONS 5/18/2012, 4:00:00 PM 5:30:00 PM 1.50 LU HSW Program Description The application of building information modeling (BIM) to facilities management is the focus of this year's annual seminar sponsored by the Corporate Architects and Facilities Management Knowledge Community (CAFM KC). Although the architecture community is adapting quickly to designing in BIM, there is still a disconnect between using BIM for design and extending its application into facilities management. The full application of BIM includes collaborating with the client to ensure that the model used for design is then integrated into the facilities management of the project. This allows for a more complete connection between the design team, the owner, and the owner's staff who will operate and work in the project. Peggy Yee of the U.S. General Services Administration (GSA), John Welsh of the University of Southern California (USC), and Igor Starkov of EcoDomus Inc. will jointly present the story of applying BIM to facilities management. In their respective roles as 3D 4D BIM program expert at GSA and associate vice president of facilities management at USC, Yee and Welsh are inspiring and knowledgeable champions of BIM for facilities management. Starkov of EcoDomus will provide a nonpromotional demonstration of the open platform software technology that has been developed for design and facilities use by architects and clients including GSA and USC. The presentation segment of the seminar will show what works in real life; how open standards (for example, COBie, OmniClass) are applied; what is the best workflow to create "as built BIM"; how direct integration can bring additional benefits to data exchange; and how to keep a BIM model live for many years after construction is over. The panel discussion portion of the seminar will be moderated by Dave Alpert, AIA, of the CAFM KC. 2 Role: Speaker Dave Alpert, AIA, LEED AP, MBA Hammel, Green and Abrahamson, Inc., San Francisco, CA (moderator) Mr. Alpert is a dynamic architect and presentation moderator with a broad perspective based on professional experience as both a client-side manager and a practicing architect. As a Vice President and Principal at HGA, Mr. Alpert leads design projects and manages the San Francisco office. His past and current clients include the University of California, LucasFilm, Kaiser Permanente, the California State Supreme Court, Sun Microsystems, and the Veterans Administration. Prior to joining HGA, Mr. Alpert developed client-side experience as a Principal in the Strategy, Planning & Design group of Kaiser Permanente. In this role, he served as corporate architect and design coach on more than 100 major new design projects nationwide, representing more than $10 billion of construction. HGA, ranked by Architectural Record as one of the 30 top U.S. architecture firms in 2011, is an early-adapter of BIM design technology, working in partnership with software program designers and applying BIM to large projects nationwide.
3 Role: Speaker Igor Starkov President EcoDomus, Reston, VA Mr. Starkov, President and Co-Founder of Eco-Domus, Inc., is a computer scientist and entrepreneur with more than 25 years of experience in software development. Mr. Starkov also has more than 10 years experience leveraging technology to improve construction Project Delivery and management of the built environment. Mr. Starkov's experience in the AEC, IT, and facilities management arenas and his in-depth knowledge of Lean construction methodology and BIM workflow issues provide him with the unique capability of developing versatile information-enabled solutions. He brings particular expertise in technology-enabled COBie workflow analysis and in creating relational databases with analytical and visualization capabilities. Prior to co-founding Ecodomus, Mr. Starkov co-founded Tokmo Solutions and Latista Technologies, the leading provider of construction field administration software solutions. He is a recipient of the FIATECH CETI award for 2010 and has been profiled in the ENR Magazine cover story in March He holds an MS in Computer Science from Moscow University and an Executive MBA from Georgetown University.
4 Role: Speaker Peggy Yee, PhD, LEED AP GSA, Washington, DC Dr. Peggy Yee is a Program Expert at GSA's National 3D-4D-BIM Program, under the Strategic Planning & Resources division of the National Office of Design & Construction. Peggy's professional interests involved the development and implementation of virtual design and construction technologies in the AEC industry worldwide to increase the quality and efficiency throughout the facility lifecycle. Peggy received her PhD from Stanford University's Center for Integrated Facility Engineering (CIFE).

8 At the financial completion of a project, the construction manager typically delivers a truck full of boxes (or CD's containing PDFs) to the facility manager. It is assumed that this information can assist the facility manager to maintain, operate, and track assets within the building. More often than not this information is delivered months or years after the building has been occupied and is ultimately placed in a storage room where it is never used. You Can Do It Today! Provides for open standard delivery of building information to owner. For use in Planning, Design, Construction, ti and the Operation phases. It is required by: Department of Veterans Affairs NASA Department of State Texas A&M University Indiana University GSA US Army Corps of Engineers and others US Army Corps of Engineers, Engineering Research and Development Center (c) 2009 Quick upload of handover data into CMMS (minutes vs. months) Data Quality Control due to standardized datasets Learn how to run the facility before you move in (if on time data entry enforced) Enable as built configuration management (if EcoDomus middleware is used) Save data entry time by using smart objects (Revit families, SPie) Manufacturer Serial Number Other fields: Replacement Cost, Installation Date, Vendor, etc. 5
10 Data validation via automated quality control make sure COBie rules are followed Owner requirements control making sure the correct information is provided OmniClass rules for attributes, naming conventions, and documentation Suggested Workflow for COBie Owners provide detailed project requirements based on existing Facility Management Program. A/E s, FM technology consultants, and Contractors help set up a program if it doesn t exist. A/E/C project team members create a detailed BIM/COBie Execution Plan based on owner s project requirements. Continuously collect and check quality of entered data and documents throughout the project in the appropriate software (like EcoDomus). Final acceptance of data handover as a COBie spread sheet or, preferably, as a dataset imported into CMMS/CAFM Continuous improvement of a Facility Management Program feeds future projects requirements. Update COBie File Import Updated COBie File Commissioning Update COBie File / Dataset with Commissioning Data NO Show Changes in As Built Compared to Design Update Architectural and MEPF Model to As Built (Revit) Results: 1) Design BIM is now As Built : field verified and accurate, and it s a file in the format that owner can work with 2) Construction data quality control implemented accurate data 3) Navisworks file is used for easy model navigation but not critical in maintaining model data, since data is stored in SQL database or in COBie file 4) BIM is integrated with CMMS/CAFM via EcoDomus: allowing both to be synchronous and up to date. Original BIM is filtered, data is split from geometry, and data is pushed to the web 7
12 An average building may have several hundred data points from sensors and meters. Each data point is sampled every 5 to 15 minutes. Tens of millions of database records per year, just for one building. Several thousands of objects (components) in a typical BIM.
