MOVING OUT? This guide contains everything you need to know about moving out. Please take some time to review it well before you plan to move out. If you need further assistance or have any questions, please do not hesitate to ask a member of our full time staff. We re sad to see you go! We know moving can be stressful, so we have created this guide to make it easy on you! Remember, you are financially responsible for your Lease until the expiration date unless College Park Management has notified you in writing otherwise. You are also financially responsible for any overage of your electric bill and any damages to the Apartment until the end of the Lease term. ATTENTION You must be completely out of your apartment no later than July 31 st at noon. All keys, parking decals, and key fobs must be turned in by the time of move out and during Clubhouse hours! There are no exceptions so PLAN AHEAD! PRE-CHECKOUT RESPONSIBILITIES Be sure that you are current with your rent, utilities, and other charges. Talk with your roommates about each person s responsibility when cleaning the apartment and preparing for inspection. You should discuss any damages in the apartment, and the resident responsible for those damages should notify the office in writing that you are responsible prior to your move out. After you have removed all of your belongings, thoroughly clean your apartment. If our staff determines that the apartment is dirty or requires repairs or replacements, you will be charged for these items. We cannot inspect any apartment if belongings are present. All rooms should be completely empty. Don t forget to check the patio! All of College Park s common area furniture must be in the common area at the time of checkout. If you or your roommate stored a piece of common area furniture in a bedroom or elsewhere, it must be returned to the common area prior to inspection, or you may be charged for missing items. Similarly, all College Park bedroom furniture must be in the appropriate bedroom at the time of checkout, or you may be charged for missing items. Please remove all nails and fill holes with spackle only. Kitchen All of the appliances should be clean and free of any residual food. Be sure to clean the inside, outside and underneath the refrigerator, stove, oven, microwave, vent above microwave and dishwasher. These appliances are often forgotten and the cleaning charges for these items add up quickly. Don t forget the washer and dryer, or the lint trap! Bathroom The tub, shower, toilet, sinks and fixtures should all be cleaned thoroughly. The floor should be mopped and the counters and cabinets should be wiped down. All lights should have working bulbs. Don t forget to take your shower curtain and rings with you. Carpet Make sure the carpeting is free of stains, tears, and holes. Trash Take all your trash to the dumpster. Do not leave any trash inside the apartment or outside the front door. If we have to remove any trash, boxes or unwanted items form your Apartment, your account will be charged $25 per bag/item, and $50+ per furniture piece. 3

CLEANING CHECKLIST Here are our expectations and common oversights. This checklist will will help you organize your cleaning process. **DON T FORGET BASEBOARDS, SHLEVING, AND VENTS** Kitchen: Countertops & sinks, wiped down and cleaned. Stovetop & drip pans cleaned and free of debris (life the stove top and clean. Oven emptied and cleaned (don t forget to clean underneath the oven.) Refrigerator/freezer, emptied, cleaned and odor-free (don t forget to clean underneath and beside the refrigerator Cabinets & drawers, cleaned and emptied out. Dishwasher, emptied, wiped down and operable (don t forget the seal.) Microwave: inside and out, area above microwave vent (it gets greasy up there!) Garbage disposal, cleaned and operable. Chairs, all present, cleaned and free of stains. Floor, mopped and free of dirt/scuff marks Laundry Cabinet: Outside wiped down, Empty Lint traps Living Room: Sofa & Side Chair(s), cleaned, vacuumed and unsoiled (Don t forget under the cushions.) Entertainment center, coffee table & end table, cleaned and free dirt. Walls, cleaned and free of dirt Floor mopped and free of dirt/scuff marks. Smoke detectors, attached and operable Blinds & windows, cleaned operable Screens, undamaged and properly attached. Ceiling Fan and light clean and operating. Bathroom: Remove ALL personal property, litter and trash. (Don t forget shower curtain, rod rings, and toilet paper.) Cabinets & drawers, cleaned emptied out. Floor mopped and free of dirt/scuff marks. Sinks & countertops wiped down and cleaned. Mirrors wiped down and cleaned. Tub/shower wiped down and cleaned. (All stains and soap marks must be removed.) Toilet wiped down and cleaned. All light bulbs are working order. Bedroom: Remove ALL personal property, litter and trash. (Check under bed and in dresser drawers.) Furniture cleaned and unsoiled. Carpets clean and vacuumed. Walls cleaned and free of dirt. Door & closet doors properly attached, cleaned and operable. Blinds, windows and ceiling fans, cleaned and operable Screen, undamaged and properly attached. Smoke detector, attached and operable. Bedroom door, locked upon your exit. ***Please submit services orders for any damaged/non-operable itmes in your apartment 4

MOVE-OUT CHARGES Below is a list of estimated charges that may be assessed should cleaning, repairs and/or replacements be required to prepare the apartment for future occupancy. The purpose of this list is to give you an idea of the possible charges and is not intended to be complete listing of all charges. If you are or one of your roommates is responsible for a common area damage, you must notify the office in writing claiming responsibility for the damage by the time of move out. 5

THE CHECKOUT PROCESS Just when you think you re done packing, the car is loaded, and you are ready to leave, you still have a few steps prior to being officially moved out. The following steps must be taken once all of your belongings are out of the apartment and you are ready to turn over your keys to the office. Keys, key fobs and parking decals will not accepted after noon on July 31st, 2015, or any time after you have checked out with our office. If they are not turned in at the time of check out, your account will be charged for all replacements. There are NO EXCEPTIONS to this policy. We will use your Unit Condition Form when inspecting the apartment to make sure you are not charged for any damages that were present when you moved in. If you did not turn in a UCF, you will be charged for all existing damages. Any damages in common areas will be split evenly between all residents, unless a resident takes responsibility in writing for the damage. You will be responsible for paying any unpaid balances and your final utility overages before we will accept your keys. This needs to be done by July 15th, 2015. If you interested in scheduling a walk through with management before you move out, you can contact us and schedule an open time during regular office hours. If you do not schedule appointment with us during this time, we will be doing a walkthrough of your apartment when you are not present. Please schedule a time immediately if this is something you are interested in. Mae sure to thoroughly clean your apartment or you WILL be charged! Some common cleaning mistakes include: Incorrect spackling over holes Leaving anything behind (including trash, shower curtains, hangers, etc.) Not replacing light bulbs Anything that is damaged and not included on your original Unit Condition Form for when you moved in. 6

SECURITY DEPOSIT REFUND College Park reserves the right to retain partial or all of the security deposit for damages and/or charges to the apartment as stated in your Lease Agreement. If there are no damages found upon inspection and there is no balance on your account, the original security deposit will be returned to you at the mailing address that you have in MIX/STAR, OR by direct deposit if you have set this up through the Office of Student Accounts. It is your responsibility to make sure that your mailing address is correct in MIX/STAR. Notice of Security Deposit Statements are delivered via MIX email only, they are not mailed. You will only receive this email notice if you are due a refund or if you have any charges due. Zero balance accounts will not generate a statement. Please be aware that the security deposit is not intended for your outstanding balance. All balances must be paid in full prior to move-out. There are no exceptions! If the security deposit is not enough to cover your damages and/or outstanding balance, we will MIX e- mail you a detailed charge list. We will indicate your balance due and it must be paid in full within 15 days. If we do not receive payment, the Resident and Guarantor will be turned over to the collection agency and/or attorney to recover the unpaid balance. Note: You will receive a Statement of Deposit after we inspect your unit, whether or not you have a security deposit. It will detail any charges on your account, as well as any deductions from your security deposit. It will detail any charges on your account, as well as any deductions from your security deposit. Once you receive this notice, you will have 15 days to dispute any charges assessed to our account and/or pay any balance due. Please remember to fill out a change of forwarding address with the US Postal Office prior to your move out. College Park is not responsible for forwarding any mail, packages, and articles to you after your move date. FAQS Q: Can I move out after July 31st, 2015? A: No. There are no exceptions, so please do not even ask. Please plan ahead. Anyone not moved out entirely by July 31st, 2015 will be charged a minimum of $75 per day and will be immediately evicted. Q: Can I move out early? A: You may choose to move out at any time before your Lease expires. Moving out before the ending date of your Lease does not cancel/nullify/terminate or otherwise modify your Lease. You are still responsible for your contract in its entirety. Q: Can I mail in my keys to the office? A: We do not recommend mailing in your keys. Keys can get lost in the mail, and if we never receive your keys, you will be charged. Furthermore, you have to fill out the Checkout envelope and leave the forwarding address. All keys must be submitted at the time of move out or you will be charged. NO exceptions. Q: How do I forward my mail? A: Once you turn in your keys, you will not have access to your mailbox. Please be sure to change your address at https://moversguide.usps.com in plenty of time before move-out to ensure that you continue to receive all of your mail. The USPS will NOT automatically forward your mail for you. Also, make sure to update your mailing address in MIX/STAR. 7

The Minimum You Should Know You must be entirely out of your apartment (including all belongings) and have all keys, key fob, and parking decals turned in by July 31st, 2015. We will not accept anything later than this if you still occupy your unit after this time, you will be charged extensively and may even be forcibly removed. You are not required to be present for the move-out inspection. Make sure everything that should be in the unit is present and in working condition at the time of inspection, and don t forget to properly clean this will help you avoid charge assessments. You must dispute any Statement of Deposit charges that you do not agree with in writing within 15 days of receiving the statement, or the charges become permanent. All balances must be paid within 15 days of receipt or you will be sent to a collection agency and/or attorney. Please do not leave ANYTHING in your unit, including hangers, toilet paper, shower curtains, etc. Anything left will get you a trash fine of $25.00 for each item, and it will be disposed of. If anything in your unit needs maintenance to restore it to working condition, please put these requests in NOW to avoid damage charge assessments at move-out. Anything not working or damaged at the time of your vacancy will be considered neglect and will be charged to your account. FRONT DOOR FOBS THAT ARE NOT RETURNED WILL BE $100.00. Other keys are $25.00 each. 8
