3 Section 1 - Payment Rent is $3,800 (equivalent of $475 per month), payable in two payments for a cumulative cost of $1900/semester. Students are not permitted to move in until rent is paid. The student will be provided with housing for both fall and winter semesters, as per the lease. A room is assigned for both semesters. If a student is absent (i.e. HMS trip, Christmas or Reading break, etc), rent obligations are still required. Should a student decide to vacate housing prior to the lease completion or if a student withdraws voluntarily, they will be required to find a replacement student before being relieved of their rental obligation. If a replacement student is not found, the current student will need to fulfill payment according the time remaining on the lease Agreement. The student will also forfeit their entire damage deposit by vacating prior to the lease completion. If a student withdraws or is dismissed at any point during the first year of school, there is no refund for rent paid. The housing deposit may be returned subject to conditions as above. Rent payments are due by August 25 th and December 15 th. If rent is to be covered by student loans, the Notice of Assessment must be presented by the above dates. If there is no notice of assessment or loans will not be sufficient, the student must make alternate arrangements to pay for housing as per the dates above. There is a late fee of $20 per day if housing is not paid by the due dates. Rent is linked to student account and will be subject to all consequences subject to individuals with outstanding amounts. The housing deposit will be returned, full or partial, based on inspection (See section X) (See page 4 under Deposit ). There will be a $50 fee taken from the damage deposit for all keys that are not returned at time of inspection. A student who has withdrawn or has been dismissed may request to be allowed to remain in housing until the end of their prepaid term, subject to approval from Leadership Council Section 2 - Term Duration and Deposit Dates: Vanguard College has contracted lease agreements for several properties within a five block radius of the school. Students that have signed up, been approved and paid for residence at these properties will be permitted to live there for the following term: August 25 th April 30 th 2016 *subject to change. Inspections: Inspections will take place at move out day (Monday afternoon after Grad) Summer Housing: Those wishing to stay beyond the contracted dates may be permitted to do so under the following conditions: There are vacancies within Student Housing residences. They will likely continue living in their current residence but there is a possibility that students will be requested to switch residences if theirs is already filled for the summer months They have informed the school of their intentions prior to April 1 st This is to ensure availability of their residence as we cannot promise vacancies (residences will be open to upper year students for the summer months) Students that are unsure of their summer plans will be permitted to continue in their residence (or may be requested to switch houses) provided there is space available after the April 1 st deadline. From May 1 to July 1 st, summer housing rental rates will be $350 per month Last Updated 24/02/2015 Page 3
4 Damage Deposit: Residence must be completely empty and keys returned to the school by 12 noon on the final date of residence. Failure to do so will result in forfeiture of damage deposit. Failure to return your key at time of inspection will result in a loss of $50. Your Damage Deposit will be returned after the final inspection of the premises is completed at the end of the year. Damages include any holes, punctures or scratches in walls, counters, structure of the building, or on premises. Doors, carpet, windows and screens will also be inspected for damages and any variances from the prior condition of the house may be deemed as a damage. Students are expected to thoroughly clean the residence prior to departure, and any additional cleaning that is required will be charged at a rate of $35/hr. Please see cleaning checklist on the following page. *You are NOT permitted to place holes in the walls! If you wish to hang an item, please use sticky hooks available at many retailers. *There are to be absolutely no items left in the house. Any remaining items (shampoo, food, clothing, bedding, etc.) will result in a deduction from the damage deposit. Each house will be inspected prior to students moving in, and will be inspected again after move-out. This will enable us to determine if any damages have occurred. General: 1. Wash all windows inside in all rooms. 2. Wash window sills and curtain rods. 3. Wash inside and outside of front and back doors. 4. Clean out fireplace if applicable. 5. All marks must be washed off the walls. Remove all nails, do not patch. 6. Wash all vinyl and tile floors. 7. All carpeting is to be vacuumed and professionally shampooed. Save receipts and turn in to manager; or request that manager arrange to have this done and the cost will be deducted from you security deposit. 8. All trash must be removed from the premises. 9. Clean all blinds. Do not place curtains or valances in a washing machine; dry clean only. 10. Clean all light fixtures throughout unit and replace any burnt out bulbs. Kitchen: 1. Clean inside and out of dishwasher and range hood. 2. Scrub kitchen floor including under the movable appliances. Refrigerator: Stove: 1. Wash inside of refrigerator with warm water. 2. Take out vegetable drawers and wash in warm water, dry and replace. 3. Wash and dry outside of refrigerator. 4. Move refrigerator out from wall and clean underneath. DO NOT TURN OFF! 1. Remove racks and broiler pan, soak in hot water to clean, dry well. 2. Clean inside of oven, top of stove, under elements, pan drawer, exhaust fan, hood. 3. Remove lower drawer and clean under stove. 4. Wash and dry outside of stove. Last Updated 24/02/2015 Page 4
5 Cabinets and Drawers: 1. Wash cupboards inside and out. 2. Wipe out drawers with damp rag. 3. Clean sink and counter tops. Bathroom(s): 1. Wash down tile. 2. Clean bathtub, tile around the tub, sink, door and fixtures. 3. Clean inside and outside of toilet. 4. Clean the inside of medicine cabinet 5. Wash mirror. 6. Scrub floor. Exterior: 1. Haul away all garbage Section 3 - Your New Neighbourhood Welcome to your new home in Edmonton s beloved Westwood Community! This Neighbourhood is in the North end of the city (north of the river), but on a map it is considered in the Central District. Westwood spans from 97 th Street to 107 th Street (East to West) and is primarily a residential zone. From the south it begins at 118 th Avenue and goes north to the Yellowhead Trail (a major highway running East to West through the city Also known as the Trans-Canada Highway which spans ten provinces all together!). The Westwood Community League is located just West of our school alongside a park complete with fountain, playground and basketball hoops. Did you know our College building is actually a historical site in Edmonton? Also, before their recent replacement, we were home to the oldest boilers in the city. How s that for historic! South of the school you will find a plaza with everything you need! Including: 1. Kingsway Mall One of Edmonton s premier malls. 2. Subway Subs A convenient meal-time solution. 3. Mac s convenience Enjoy their slurpees! 4. Value Village As a student, I m sure you will appreciate the second-hand finds from clothes to curtains BONUS You ll be sure to find the right look for any theme days at school or your next costume party! 5. A Laundromat when things get a little stinky- you know where to go. They also offer laptop repair (let s hope they don t repair them in their washing machines). 6. Lan s Asian Grill Impress someone special with cuisine that s a step up from Subway. Section 4 - Included in your home. We will supply the following: Living room furniture (sofa, loveseat, chair, coffee table, TV and stand, varies according to house) Kitchen table and chairs Kitchen appliances (microwave, coffee maker, kettle) Iron and ironing board Broom, dustpan, mop and vacuum Furniture for your room (bed, dresser, desk) Shower Curtain, basic window coverings Last Updated 24/02/2015 Page 5
6 You will need to supply the following: Bedding ( twin mattress pad is recommended also). Towels Kitchen ware (cutlery, plates, glasses, pots and pans. This can be done quite cost-effectively if each roommate takes a trip to Ikea). Décor for your room - mirrors, art, etc. Common area décor should be agreed upon by all roommates Other appliances (toaster oven, kitchen mixer, specialty coffee maker, hot-dog toaster etc). Cleaning supplies and toilet paper (make a list and each roommate can buy an item or 2) Section 5 - Included in your Rent Utilities included: Heat Water Power Utilities NOT included: Coin laundry (varies by house) Cable Home Phone Internet Insurance: Vanguard College does not provide insurance for personal belongings (ipod, laptop, guitar, etc.). 7 Section 6 - House Rules Landlord (rules of house): Vanguard College (acting as the landlord) will supply the tenants with rules specific to each house. We ask that you are respectful of these rules, and any damage that is caused will be deducted from your damage deposit (or if deemed necessary by the owner, entire damage deposit may be withheld due to major damages). Please do not have mail delivered to this address as you will only be there for a short amount of time. You can use the College address as your mailing address and we will ensure you receive your mail ( Street, Edmonton, Alberta T5G 2J9). If there is an issue with the house (repair, damage, structure) please immediately contact the owner via your Student Rep Liaison (one student chosen per household). College (rules of conduct): The Vanguard College Student Handbook will give a general overview of appropriate behaviour for all Students. These rules must be adhered to for the duration of your studies at Vanguard College failure to uphold this community code of conduct will result in dismissal from Student Housing, and potentially the school. If there is an issue with conduct, please contact our Dean of Students Tyson Howells. Above all else, consider that your behaviour is not only a reflection of the school, but also of the body of Christ. As a student at Vanguard College, you are an ambassador of Christ and your actions, words, and attitudes carry significant weight when it comes to our community. These Landlords are not Christians, and we need to be very aware of the message that we send. Is it one of maturity, love, honour and grace? Please ensure that you show Christ s love to the owners/landlords of your residence and act in a manner worthy of your calling (Ephesians 4:1). We are confident that this will be the case, because we know you love Jesus and our actions will reflect that as we grow in Him. Section 7 - Roommates Arrangements: Students are assigned a room and roommates as designated by Vanguard College. Students are not permitted to switch residences or rooms unless requested to do so by the College Students are not permitted to sublet their residence to others or rent any portion of the property Same sex overnight guests are permitted for a reasonable amount of time, and are subject to the comfort of other roommates Standards: As previously mentioned, we are all responsible to act in a manner that is representative of Christ and although we are all Christians, it doesn t mean life will be without problems. This also means that we are to honour one another because we are family. Let s show the Servant heart of Christ by doing your dishes quickly (or even doing other s dishes!), cleaning without being asked, and keeping up with your chores on the schedule. We can also show grace to others when they don t live up to the standard which is set picking up someone s socks, or if an issue needs to be addressed doing so in a loving, non-confrontational manner. Regardless of your roommates, as much as it depends on you live peaceably with everyone (Romans 12:18). Create a culture of honour in your home and provide an atmosphere of selflessness and grace, which will soon catch on and make everyone s life better (which is especially important when homework piles up, and life gets crazy). Cleanliness variances tend to be one of the more common concerns among roommates, so as a guideline is it recommended to do the tasks on the following page once a week. If you don t particularly care for cleanliness, please honour your roommates by following this guideline regardless. If you prefer a very clean house, you may clean more often at your own discretion. This is simply a guideline and can be modified or discarded if you choose to do so. Bare in mind however, we will be conducting inspections at least once per semester. If you encounter a serious concern with a roommate, please contact Tyson Howells Dean of Students. Serious concerns include items in the house that are in opposition to the Vanguard Community code of conduct, behavior or speech which is in opposition to the Vanguard Community code of conduct, major personality conflicts, or any other concern that is or may cause one to sin (behavior, or potential reactions of anger to certain individuals). 8 *Please note, inspections will be done periodically with 24 hours notice. At least one inspection will be done per semester to ensure the premises has been maintained and the house is clean. Cleaning suggestion sheet take out all garbage empty lint tray in dryer wipe down kitchen counters, sink, table, appliances (inside and out) with disinfecting spray wipe down bathroom surfaces counter, bathtub, and toilet with disinfecting spray (separate rag, and do toilet last!) scrub toilet with toilet brush sweep mop vacuum tidy living room and wipe coffee tables *dishes should be washed daily to avoid smells and mold (easiest way to deal with dishes is everyone do their own right after they use them. Scrubber with soap in the handle is a nice solution!) *your room is your responsibility, but please honour your roommates by keeping food and plates out of there, and keeping it presentable for the benefit of the house and guests *It is suggested to choose a day of the week that can be deemed cleaning day. Duties can be split up amongst roommates and rotated, or one person could clean each week (meaning you would only need to clean every 2 or 3 weeks depending on how many roommates you have).
