Multi Family, West Haven, CT Scope of Work: Two Family Home, West Haven, CT Project Introduction and Overview Description Two family home, 1900 sq/ft, 1 st floor apartment has 3 bedrooms and 1 bathroom with a large great room combination. The 2 nd floor apartment has 2 large bedrooms and 1 bathroom with a large living room and kitchen. The building had been vacant for almost 2 years and had been vandalized numerous times. The home is located in working class neighborhood near the local hospital for veterans. Rehab Overview The property was in need of extensive interior and exterior renovations. Exterior work included a new composition shingle roof, vinyl siding and all new vinyl replacement windows. Interior work included new plumbing and heating through the entire building and extensive electrical upgrades including new main panels. Both kitchens and bathroom were completely renovated and skylight were added to the 2 nd floor living room. All rooms have new paint and flooring as well Contractor Overview Multiple contractors were used to complete this project. A licensed general contractor was used for all framing, windows, siding, flooring, painting and kitchen and bathroom remodels. A licensed plumber was used for new plumbing and heating systems. A licensed electrician was used for all electrical upgrades and additions. EXTERIOR: 1. Install vinyl siding over the existing exterior (Timber Select, color Granite) 2. Repair damaged wood on front and rear porches where needed 3. Paint front and rear decks white 4. Paint entire foundation 5. Replace all exterior doors, replace all hardware and paint accent color o Front Doors (Lowes item # 21689) o Rear Doors (Lowes item # 21683) o Hardware (Lowes item # 68499) 6. Install new house numbers, mailboxes and doorbells 7. Replace all windows except those specified by owner (new vinyl double hung) o First floor kitchen window Board up one of the windows with pressure treated wood and cover with siding o First floor bathroom window Board up the window with pressure treated wood and cover with vinyl siding. o Basement widows Board up all windows except for center one, put siding over the others 8. Replace iron railings on the front steps with wood railing and paint white ROOF: 1. Rip existing roof and remove all debris 2. Install new plywood on entire roof, new roofing felt, drip edge and ice and water shield. 3. Install new 30 year comp architectural shingles with ridge vent - (black) 4. Install 2 skylights in living room area on 2 nd floor (Velux 21 Wx47 L)

Remove the drop ceiling in the existing kitchen (new master bedroom) 9. Existing dining room (between the bathroom and living room) will become the kitchen 10. Closet space by front door will now be open to living room (see diagram) 11. The bedroom closest to the entry way of house will be extended out about 16 into the living room area. (owner will provide more detailed layouts) KITCHEN: 1. Remove the inside wall separating the living room and kitchen to create and opened counter separation with view of the living room (see attached diagram) 2. Prep and paint according to interior scheme and smooth out any textured areas 3. Sand and refinish floors in the new kitchen 4. Install new cabinets with (maple finish) 5. Install new countertop, black marble laminate with 7 sink (Lowes color Labrador Granite) 6. Install new white appliances (Frig., stove and microwave see attached sheet for item numbers)
BATHROOM: 1. Demo existing bathroom 2. Prep and paint walls according to interior scheme and smooth out any textured areas 3. Install tub with new shower and tub trim kit (Plumber will supply and install) 4. New ceramic tile surround (with 4 subway style with accent strip ¾ way up) 5. Replace toilet (Plumber) 6. Replace sink base, sink top and faucet. (Plumber) 7. Install new medicine cabinet 8. Install new flooring (12 beige ceramic from Lowes) BEDROOMS: 1. Remove any wallpaper on the existing wall 2. Prep and paint according to scheme 3. Smooth out any textured areas 4. Repair doors as needed and replace all hardware 5. Carpet all floors in master bedroom SECOND (2 nd ) FLOOR APARTMENT: 1. Prep and paint all rooms as interior color scheme

Replace back door and replace hardware (Lowes item #21683) BATHROOM: (2 nd Floor) 1. Replace tub 2. Replace tub diverter 3. Install new tile surround (4 white subway style w/ accent ¾ way up wall) 4. Replace toilet, sink base, sink top and all faucets 5. Replace medicine cabinet and all lighting 6. New flooring (ceramic tile- 12 beige from Lowes)
BEDROOMS 1. Prep and paint as per house color scheme 2. Replace/repair interior doors as needed and replace hardware 3. Replace overhead lights (dome with brushes nickel finish 4. Sand and refinish all hardwood floors
BASEMENT 1. Clean entire basement and prep for paint 2. Paint floors beige and walls white with oil base paint. ELECTRICAL 1. Replace all outlets and switches 2. Install all new exterior lighting (motion sensor were needed) 3. Install all new interior lighting (dome with brushes nickel trim and vanity bars in bathrooms) 4. Install electrical whip for dishwasher and above stove microwave 5. Wire both kitchens for under cabinet lighting 6. Install GFCI were needed 7. Update panel as needed and install new breakers 8. Install overhead lights in all rooms were needed
