THE OPPORTUNITY INVESTMENT FUND The Opportunity Investment Fund (OIF) is a 3.67m business loan fund jointly provided by Haringey Council and the Mayor of London. The OIF helps businesses to create or improve work space, purchase machinery or production equipment, generate new jobs and invest in training for existing staff in Tottenham. Loans are available for capital works including building refurbishment, equipment but not for revenue purposes such as salaries or to pay off other loans. Who should apply? The fund is open to both existing businesses and start-ups. We are interested in businesses that want to grow and create high quality employment with good opportunities for career progression. We want the Opportunity Investment Fund to give businesses the chance to showcase their products and services at the next level, helping businesses to achieve their full potential. What are the loan size and terms? Loans are negotiable but typically 100k with competitive interest rates repayable over several years. Additional funding from other sources is desirable but not essential. A full package of support Alongside OIF funding we have created a full package of business support. Businesses that occupy new offices and workspaces can apply for 30% discount on their business rates, lasting three consecutive years. This could mean a saving of up to 5,000 per year. There are also strong traders groups that operate throughout the borough including the Tottenham Traders Partnership and Haringey Business Alliance where members can share experiences with other traders and promote their businesses. Celebrating the arts The Bernie Grant Arts Centre (BGAC) is a 15 million purpose-built multi-arts centre, which includes a 274-seat auditorium, studio/rehearsal space, café/bar, enterprise centre and open spaces. Tottenham Green Market The weekly Tottenham Green Market brings the Green to life every Sunday, offering the best local street food, crafts and produce from Tottenham businesses together with family-friendly entertainment. Craft brewers Local history Tottenham is home to craft beer brewers, Beavertown Brewery, who host a tap room event every Saturday, and Redemption Brewery. Bruce Castle is a 16th century manor house in Tottenham taking its name from Robert the Bruce. Bruce Castle is now a Grade 1 listed building and houses the London Borough of Haringey s archive and local history museum. THE FUND IN ACTION To date, 835k has been loaned out which will create 51 new jobs and deliver 33,000 ft 2 of commercial space with over 2m still available to lend. So far, the fund has supported an exciting, diverse range of growing businesses could you be next? Mill.Co Project The Mill Co. Project (TMCP), a social enterprise provider of workspace, has been supported by the OIF to bring forward new affordable workspace, across several sites in the South Tottenham industrial area. The fund will help to Create 15,000 ft² of new workspace Bring two vacant commercial units back into use Provide three jobs and apprenticeships for Haringey residents The main thing about the fund is to free up some capital in a straightforward way. Bank borrowing can be very difficult. It s also structured in a way that does work for the organisation so there is a bit of flexibility there. For small organisations the payments can be structured in ways that are properly manageable for them. You ve also got organisations that might not be able to borrow from banks so that s where the OIF can be really useful. Redemption Brewing Co. The OIF enabled Redemption Brewery to refurbish and expand almost 10,000 ft 2 of commercial space in North Tottenham and take on new apprentices in order to meet increased demand for their craft beer. Thanks to the funding we can now grow the business. We ve now got the capacity to produce and sell more beer and we re now looking at more national contracts and looking at doing more exports. There s a whole range of new products we have coming out and widening our access to markets as well. Andy Moffat, founder of Redemption Brewing Co. The Albion Knitting Co. Ltd The Albion Knitting Co. is an industrial scale fully fashioned flat knitter, knitting for Alexander McQueen, Givenchy, See by Chloe, Nicole Fahri amongst many others. They used the loan to purchase four flat bed knitting machines. This enabled production capacity to increase by 20% and created nine additional skilled manufacturing positions and apprenticeships. We were looking for a space as close to the London design community as possible. Tottenham met the brief offering the right location and the right premises at an affordable rate. Ten87 Studios Ten87 Studios provide creative workspace for music and sound. They currently operate out of Gaunson House and have six high spec studios available to lease. The OIF loan will enable them to expand onto a second site in Tottenham, refurbishing a vacant warehouse, creating more commercial floorspace and recording studios, co-working space and event space. Working with the council on the loan has been great and we have had a lot of support and guidance and they understood our need for creating more work space. Rob Burn, producer/director at Ten87 Studios Chicken Town Chicken Town is an innovative not-forprofit restaurant and run by Create. It offers an alternative to the growing number of poor quality calorific chicken shops on London s high streets, and will create 40 jobs in total. The fund helped them to recapture the identity of the Grade II listed former fire station, with an interior designed by Turner Award-winning architecture collective Assemble. The loan process was relatively straightforward, and the council staff were very helpful. Without the OIF Fund Chicken Town wouldn t exist at all.
