Description Caterpillar Wood is a mature oak woodland with an understorey of hazel and hornbeam coppice. The oaks were thinned a few years ago with a small felled coupe in the middle of the wood. This area is now naturally regenerating and showing very good growth rates. Now would be the perfect time for a new owner to control the regeneration by either selecting which trees are allowed to grow on, or there is the alternative option to maintain a degree of open space for camping and recreational use. The large mature oak canopy trees provide a magnificent backdrop to the property and it doesn t take too much imagination to see the potential of this property. The access could not be better, with a good tarmac road running the length of the southern boundary. This road leads down to a discrete water treatment works just outside the woodland. A small stream runs the length of the north west boundary. This could possibly be used to feed a woodland pond if a new owner wished to further enhance the wildlife habitat. If It Were Mine: I would create a small camping area inside the regeneration and possibly assess the stream further for creating further wetland habitats or even a pond. You are extremely unlikely to get residential planning permission for this woodland. Directions & Access Head southbound along the A268 towards Northiam. Just after you cross the River Rother and then the steam railway, take the left fork staying on the A268 signed for Rye. Continue for approximately 1/3 mile, past the 4x4 centre then a short distance further as the road climbs. Drive past our For Sale sign and as you approach the brow of the hill turn right into Quickbourne Lane. About 30 metres down this lane turn right into the woodland gateway. Please park where you are not obstructing the gate. Caterpillar Wood is behind the gate and on the right of the tarmac track. Locators OS Landranger Series Sheet No: 188. The north east boundary is the top of a low earth bank following the tree line at the side of the road. The southerly boundary is the northern edge of the road. Sporting Rights Caterpillar Wood comes with full sporting rights.

Mineral Rights The woodland has full mineral rights except where reserved by statute. Rights of Way Caterpillar Wood has a right of way at all times for all purposes along the tarmac road which forms the southern boundary (AB on the plan).
