m o d y catalogue - version 1.3 concept service wonen extra from mono space to compartments monoblock monoblok variable block variabele blok modular addition & differentiation MODY is an all inclusive design system for modular living and staying apartments. The design development dwells on the idea of a compartmented and differentiated space that allows active use and seclusion at the same time. A building block, assembled with the individual MODY unites, can be oriented according to location demands, with guided views for users and neighbors. Mody is a Turn-Key design, both interior and exterior are simultaneously built in the factory and delivered, in completed form, on the site. The current version is customized for a design-in-mind hotel with EUR 25.000 production costs per unit.

m o d y catalogue - version 1.3 development costs Brick & Mortal Developments Source: Hotel Development Costs 2009 survey, KPMG MODY System The average development cost per guest room by category For 25.000 euro per module (all inclusive building costs with FF&E, without land costs), everyone can enjoy the luxury of a, high design, space that offers plug-and-play functionality combined with durable, low maintenance, materials. An average development costs, including land, development, building, FF&E, preopening and working capital costs amounts to 35.000 euro per module.

m o d y catalogue - version 1.3 standards lightness standard transport repetition and variation prefab MODY completely fulfills the existing capacity and presentation norms of the Dutch hotel standards (3 stars hotel room standards). However the design and construction principles outperform traditional solutions in a number of ways: Low building construction costs Sustainable safety and energy norms Plug & play prefab system Low weight light foundations Standard on-road transportation dimensioning Short production period

m o d y catalogue - version 1.3 materials and techniques vacuum forming sandwich composites affordable design products integration of appliances The use of light- and sustainable, long-lasting materials and embedded products (with 10 year warranty), combined with state-of-the-art building production techniques, that are already common practice in the naval and automotive industries, allow for a seamless integration of the interior and the self-supportive exterior structure. Repetition and limited differentiation make these principles economically sustainable, whilst enhancing the experience of staying and living.

m o d y catalogue - version 1.3 hotel suite ELEMENTS 01 - entrance 02 - bathroom with shower and toilet 03 - closet (kitchen) 04 - table 05 - double bed 05 02 04 03 01 The standard MODY unit is equipped with a semi-opaque bathroom (with toilet, shower and sink), which is extended into the main room with built-in mini-kitchen, closet storage, table and sofa. The sleeping loggia is suitably fitted with a two-person bed, additional storage, and a full frame window with louvers.

m o d y catalogue - version 1.3 hotel suite 18m 2 19m 2 20m 2 21m 2 MODY units range in size from 18 to 21m2. The size of the loggia, and several bed configurations make the rooms vary in size and ambient color. MODY is well suited for traditional hotel rooms for short stays, and aparthotel suites for longer stays.

m o d y catalogue - version 1.3 module H4 A B C D A B C D A B C D 01 - entrance 02 - bathroom with shower and toilet 03 - closet (kitchen) 04 - table 05 - double bed four modules 05 03 02 04 01 interior D Module H4 is the largest modular unit, with an opaque bathroom, mini-kitchen and built-in bed, table, and storage space. The clear height of the space is 2.60m and the floor area space is 21 m2.

m o d y catalogue - version 1.3 combinations corner row block introverted block Two basic modules can easily be coupled horizontally. Luxurious suites, family rooms or aparthotel rooms are all within easily configurable. The combinations are made possible using a simple joint of two basic modules, which can, at any point in time, be converted into two separate units. All built in appliances are identical to the basic module, with optional additional furniture.

m o d y catalogue - version 1.3 low rise single row block Provisional volumetric- and image study on a location along a rail zone, where temporary and permanent options are considered. Building complex with the height of only three levels results in a low-weight intervention, which requires no additional foundation (Stelcon-plates solution).

m o d y catalogue - version 1.3 city corner Various locations offer a number of opportunities for site organization, both on an urban, and individual level. The intrinsic capacity of the modules to be oriented towards the sun and the view increase the number of possible on-site product placements.

m o d y catalogue - version 1.3 on the water Staying on the water offers a unique experience of city living. MODY units are easily installed on various floating decks.

m o d y catalogue - version 1.3 roof extension Because of their limited weight, MODY modules are very suitable for renovations and top floor additions.

m o d y catalogue - version 1.3 tower Building up a high-rise with completed prefab units takes away a number of the traditional costs (construction work on height including facade work) and allows better FSI achievements on small plots. Where new floors exceed existing buildings, the modules are oriented according to the local context.
