13 Contract Will describe the lot, model, upgrades and other items such as price, financing, payments schedule. Should also include: Rights of way, easements (fire, electrical, City) subdivision requirements ex; restriction on trees, commercial vehicles, boats and trailers bylaws such as nanny suites, home business or storage buildings 13

14 Contract What is included in base price and what is an upgrade / option. If price includes allowances for lighting / cabinets, this should be noted. What happens if over budget? Cash or mortgaged payment Payment milestone / schedule tax rebates assigned to builder should be noted 14

15 Change Orders Any change (even small) in the original plan can have big consequences on schedule, price and materials. Talk with your builder and make sure that the agreed upon change is written down and signed by both parties. 15

16 Construction Process Phase One: Pre-construction plans developed and finalized, submitted to City for permits and permits for plumbing, elect, etc will be needed Phase Two: Foundation Land prepared, topsoil removed, footing excavated and poured, water, hydro, other services may be installed now. City inspection, site tests may be done such as water table, soil and bearing capacity and environmental and final engineering 16

17 Construction Process Phase Three: Framing Exterior Walls, interior partitions, roof, electrical, plumbing, basement floor installed, City inspection Phase Four: Interior and exterior work insulation and vapour barrier, city inspection, drywall, HVAC, fireplaces, painting, flooring Siding, eavestrough, porches, decks, driveways 17

18 Questions to Ask a Builder Is homebuilding your profession? What is your experience, and how long have you been in business? Are you a member of SDHBA & Tarion Registered? Give references from past clients? What after-sales service do you provide? Can we visit your work site? 18

19 I want to build on my own lot Be careful about who you hire. Only a professional can give you the peace of mind you expect. Professionals keep their skills current, they are familiar with permit and inspection requirements and have a network of skilled trades and suppliers. Workers compensation, liability insurance, proof of payment of sub-trades and suppliers, third party warranties. GET IT IN WRITING 19
