Searching for a Property in GeoWarehouse 2009 using an Address or Name Land Registry information is made available to TorontoMLS users through Teranet s GeoWarehouse online service. This information is extracted from the Province of Ontario Land Registration Information System (POLARIS). Title data is updated every ten business days. You can search for Land Registry information using criteria such as owner name, property address, PIN, instrument number, or by using the Microsoft Virtual Earth map. Once a property is found, you can view the property details (which include legal description, sales history, and assessment information), neighbourhood sales, and area information (demographics). All information accessed through GeoWarehouse is provided as is. Please note the following: Reports are NOT the official record. Reports, other than the Parcel Register, obtained through GeoWarehouse are not the official government record and will not necessarily reflect the current status of interests in land. Currency of Information. Data contained in GeoWarehouse reports are not maintained in real-time. Data contained in reports, other than the Parcel Register, may be out of date by ten business days or more from data contained in POLARIS. Coverage. Data, information and other products and services accessed through Land Registry Information Services are limited to land registry offices in the areas identified on the coverage map. Completeness of the Sales History Report. Some Sales History Reports may be incomplete due to the amount of data collected during POLARIS title automation. Subject properties may also show nominal consideration or sales price (e.g. $2) in cases such as transfers between spouses or in tax exempt transfers. Demographic Information. Accessing GeoWarehouse 2009 information to predict the demographic attributes of postal code areas in Canada. To access GeoWarehouse : 1. Log into TorontoMLS. Land Registry First-time Users Searching Basics 2. Click the Land Registry tab at the top of the Info Centre. The website for GeoWarehouse 2009 appears. First-time users will be required to read through a Terms of Usage Agreement and complete the User Profile page. Once you have agreed to the Terms of Usage, complete the profile fields and click Save Settings. The system will automatically display the GeoWarehouse Home page. Land Registry records are organized by Land Registry Offices, also known as LROs. GeoWarehouse offers five methods of searching for a property. Each method is accessed by clicking the associated tab in the Search by field. Search by tabs The easiest way to find land registry information for any property is to search by either an ADDRESS or a NAME. Searching by Address Selecting the LRO to enter an owner s name to find a match with the Party To field on registered Transfer type documents. The first step in searching for any property information in GeoWarehouse is to identify the Land Registry Office in which the property is located. The default LRO in GeoWarehouse is Metropolitan Toronto, also known as LRO 80. To choose an LRO: 1. If you know the LRO, and it is different from the default LRO, you can select it from the LRO/Province drop-down list. LRO/Province OR 1. If you are unsure of the LRO, but know the Municipality, click into the Postal Code/Municipality field and type the name of the Municipality, for example Bolton. Postal Code/ Muncipality LRO lookup by Municipality or town 2. Click on the correct municipality and the LRO appears in the LRO/ Province field. As well, the map changes to display the area for that LRO. TIP: You can also locate the LRO using the first 3 characters of the postal code. As you type the postal code, a list of possible postal codes and their related LRO appears. Search by Address To search by address: 1. Ensure that the Address tab is selected beside the Search by field. 2. Click the down arrow under LRO/Province and select a desired Land Registry Office, for example, Metropolitan Toronto (80). 3. Click into the Street# field and type the street number for the desired property, for example, 46. 4. Click into the Street Name field and type the name of the street. In our example, we typed Ex. 5. Click on the correct street name from the list. In our example, we clicked on Exbury Rd. NOTE: LRO, Street#, and Street Name are required fields, indicated by the asterisk. The Suite# field is included for searching townhomes and condominium units. 6. Click Search. The results are displayed in a list from to the left, (if there is more than one possible result) as well as on the map. A summary of the property details shows with the results and links to the different reports also appear. Road views 7. To search by Name: 1. Click the Name tab beside the Search by field. Name 2. 3. Click into the First Name field and type the first initial of the first name. The system uses a wildcard search, so that all records with the first initial and same last name are searched. 4. Click into the Last Name or Corp Name field and type the last name of the person. Wild cards are used here too, so if you aren t sure of the spelling, enter as much of the name as possible. NOTE: If you are searching for property owned by a corporation, enter the company name in this field. The system can search for named and numbered corporate owners. 5. Click Search. All of the properties owned by the person (or company), for that LRO, will display. 6. If there is more than one matching name, a list will appear. Click on the name you wish to search.
