PRIOR 2008 MEMO TO HOMEOWNERS RE: ROOFING MATERIALS (These Memos are outdated. Please refer to "EXHIBIT "A"" for Current Roofing Requirements). October 30, 2008 To: All Rivendell Homeowners From: RBO, Inc. Developer of Rivendell Concerning: Re-Roofs On January 19, 1999, the homeowners, board of directors and developer met and voted on a number of roofing alternatives for wood roofs in our neighborhood. A copy of the minutes is enclosed. Six large panels-4 feet X 4 feet were on display. The Homeowners voted in the vast majority to use the Certain Teed, Independence Shangle as the winner. The Architectural Committee concurred with this decision and the product is the ONLY product for composition roofing allowed. A total specification criteria was developed for these re-roofs. This shingle is now a 50-year warranty product instead of the 40-year that it was in 1999. Also any plywood or OSB overlayment is acceptable on re-roofs the 1x8 is only for new roofs. It has come to my attention that a number of homeowners are choosing to use shingles other than the approved specifications. This will stop IMMEDIATELY. If you are caught using the wrong products you will be asked to stop. If you choose not to, than a court order will be sought to stop you and you will be liable for all court and attorney fees as provided for in the Restrictions. Many roofs under construction have been torn off and replaced when found violating these restrictions. The Homeowners Association, Developer or any Homeowner in any section can seek this remedy under law as provided for in the restrictions. I strongly encourage you the residents to drive your neighborhood and report any and all violations to either my office or the Board of Directors. It is up each of you to help maintain the value of our neighborhood. Why should some put on the quality roof specified and others be allowed to install a cheaper alternative. October 27, 2008 To: Rivendell Homeowners From: Board of Directors Dear Homeowner, As you may have noticed many of our homes, especially those in section 1 thru 6 have reached the point where its time to consider a new roof. There has been some confusion as to what kind of roof is required, specifically make and brand of shingle, color, decking and other materials necessary. Rivendell has approved Certainteed brand shingle the color is specific to the section you live in. This is the only shingle approved for use in Rivendell. The developer and architectural committee chose this shingle for its durability and appearance, also preventing a hodge-podge of roofs and maintaining the integrity of our neighborhood. This roof was chosen from many selections, voted upon and approved by the homeowners at the HOA meeting in 1999. Specifications concerning roofing requirements are posted on our web site Rivendellnow.org and I encourage you to share this information with your roofing contractor before starting, or taking delivery of materials.
