We conduct extensive research into these needs, which forms the basis of everything we develop and build. BPD is a European area developer and is a part of Rabo Real Estate Group, a full subsidiary of Rabobank. This financially strong and cooperative bank puts great emphasis on the importance of local roots, and that is a conviction we share with our mother company. With almost 30 regional offices in our three countries we maintain close relationships with local partners and market players, allowing us to adapt to and incorporate local residential needs. Please allow us to introduce ourselves to you in this brochure. We Franz-Josef Lickteig Chairman of the Management Board Bouwfonds Immobilienentwicklung hope that the issues that serve as our daily motivation and focus will inspire you as well. Walter de Boer, CEO BPD 3

Mission At BPD, as a leading area developer, we strive to contribute to creating living environments, residential areas that are alive in their own right. Where nature and urban development complement one another and meet in harmony and respect. Places that offer space and peace of mind but also serve as meeting places, encouraging activity on the streets outside. As a developer, we are pioneers in areas that do not yet exist, and we believe in neighbourhoods and districts that welcome every resident and every visitor. Where people take pleasure in their home and their community. Vision Enjoying where we live is essential to our overall happiness. But this requires much more than just a house. A home is defined by a living environment that gives residents a sense of belonging, comfort and security as their own houses do. As a project and area developer our purpose is to create living environments with their own, unique identities. Places where there is room for people as well as nature. Our developments are geared towards the future, but we also cherish the past. Even the newest development can have historical roots, and we take every measure to respect and incorporate into our work that already exists: the former biscuit factory, a meandering stream or a majestic oak. You cannot build without a foundation, is our fervent conviction. A living environment will reflect elements from every era, past and present. In a living environment, there is also room for nature 4 5

Nijmegen, Waalfront Handelskade Bouwfonds Ontwikkeling is currently developing the Waalfront between the city centre of Nijmegen and river the Waal, in close cooperation with the municipality of Nijmegen. Over 2,000 homes and various amenities will be created on the spot where the Romans built their forts in ancient times. The first district to be completed will be the Handelskade (trade quay), a lively section of the inner city situated next to the central train station on an inland harbour. The industrial history of this area serves as the mainstay for its design. Upon completion, there will be over 500 owner-occupied and rental apartments available and commercial units on the ground floor, including restaurants and sidewalk cafes. The high tower along the bank of the Waal is a prominent landmark. The Handelskade is comprised of an ensemble of attractive buildings arranged around an intimate, green courtyard. A parking garage will be realised under the complex. 6 7

We are BPD (from Bouwfonds Property Development). In the Netherlands we operate under the name Bouwfonds Ontwikkeling, in Germany as Bouwfonds Immobilienentwicklung, while in France we are known as Bouwfonds Marignan Immobilier. 8 9

Since our foundation in 1946 we have facilitated the construction of over 300,000 houses, and today over one million Europeans live in neighbourhoods that carry our mark. That makes us one of the largest area developers in Europe, and in a literal sense, one of the largest household names on the continent. New living environments also have roots Living environments At BPD we believe in developing living environments, areas that are alive in their own right. Where residents feel at home and safe from the day they move in. Where they organise block parties and We are pioneers in areas that do not yet exist. small children play outdoors, under the loving gaze of their parents from the kitchen window. A successful environment has its own unique character and features, atmosphere and intimacy. Where every resident and visitor feels welcome. We believe that to build a house you need a foundation. An appealing environment honours and reflects the past. 10 11

From the suburbs to inner cities High quality developed areas, that is what we stand for at BPD. The Hague, Wateringse Veld, De Binnentuinen And we consider every possible aspect that affects that quality with the utmost care. Parking spaces next to the elementary school where parents drop off their children. The sidewalk café that will bring so much more atmosphere to the large square. The shops, the playground for the youngest ones and the small park that will attract even the oldest residents. Neighbourhoods are the stage on which life is played out, and every spatial con se quence is given our undivided attention. The size of the areas that we develop varies enormously. We are, particularly in the Netherlands, responsible for urban expansion areas, but also for apartment blocks in Munich s city centre. Number and type of units 700 homes, 350 of which are realised by Bouwfonds Ontwikkeling (including semi- detached, detached and town houses) Extra facilities School Architects Including Scala Architecten, VFO Architecten and Weeda van der Weijden Start of development 2006 Start of construction 2007 Completion Wateringse Veld is nearly finished. This residential area in the southwest quarter of The Hague is set to become the urban district of the 21st century which was the mutual ambition of the Wateringse Veld development syndicate (a joint ven ture between the City of The Hague and Bouwfonds Ontwikkeling). The epitome of integrated area development: eight residential neighbourhoods, each with its own character and identity, united by a powerful urban architectural and landscaping structure. Bouwfonds Ontwikkeling contributed its full range of expertise in the areas of land development, urban development and marketing. Wateringse Veld is an extremely popular residential area in The Hague region, a place where people enjoy settling down. One of the latest additions is the De Binnentuinen sub-development, which reflects the beautiful neighbourhoods built in The Hague in the 1930s. The plan s design is spacious, featuring wide boulevards and lanes that wind effortlessly from pond to pond. There is a wide diversity of homes: detached, semi-detached, townhouses. The design is traditional, with red and dark-grey tiled rooftops. Small, subdued blocks of apartments rise at strategic locations. De Binnentuinen offers small-town intimacy, close to the city centre of The Hague. Winding streets and lanes, water features and a landscape dotted with lush green plots. Houses that aren t lined up rigidly but move with the curves and bends in the street instead. De Binnentuinen is a neigh bourhood with a decidedly country village atmosphere. For state of the art villas in Nice and for the development of the 2014 small plot of land at the heart of Amsterdam that will accommodate only a few houses. In that sense the field in which we are active is both very large and very small, and we are a project and an area developer in one. 12 13

Frankfurt, Europaviertel In Frankfurt the site of a former freight depot is being transformed into a new city district. Bouwfonds Immobilien entwicklung is involved in this development, and is creating 370 homes on 32,000 m 2, distributed over 25 apartment blocks. The Central & Park project is centred on developing a coherent residential area that complements the quality of traditional architecture. Three architectural firms were commissioned for the first stages, which ensures diversity within the overall concept. The plan offers a wealth of space, and an extraordinary view of the green surroundings, the Frankfurt skyline and the Taunus Mountains. 14 15

Work is teamwork Marseille, Chlorophylles Our work is teamwork, we depend and are dependent on our partners: municipalities, housing associations, urban planners, architects and construction companies. Every project starts with extensive deliberations. How large is the development area? What number of houses has been planned? In what price range and for which target groups? What other amenities, such as schools and shops, are needed? How can the neighbourhood be accessed? We usually discuss our plans with future residents at an early stage, because everything we do is ultimately meant to benefit them. And instead of telling people how they want to Number and type of units 41 apartments, 9 terraced houses Extra facilities Energy efficient Architect Alain Amédéo Start of development 2006 Start of construction 2013 Situated in the Hauts de Saint Marthe district in Marseille, Colline Harmonie offers a level of peace and quiet that is reminiscent of the countryside. This living environment has a wealth of amenities and a beautiful view of the city, and is especially popular with residents looking for energy efficient housing. Such housing, carrying the French BBC low energy consumption label (Bâtiment de Basse Consommation), is currently under development in the area. At the heart of Hauts de Saint Marthe, Bouwfonds Marignan Immobilier is developing the Les Chlorophylles project, surrounded by 12 hectares of greenery. This living environment offers more than tranquillity and living comfort, but also has many amenities such as shops and schools. The project Colline Harmonie consists of 41 apartments, ranging from one to four room apartments, and 9 terraced houses, each with their own patio or balcony, bathed in light. live, we prefer to ask them. Completion 2014 Area development means looking into the future After completing what is often an extensive period of deliberations we get started on the master plan. We present site preparation plans, which includes taking into account any potential future changes to the water level. We draft street plans, carefully consider public greenery, bicycle paths and development density 16 17

Local strength The European housing market does not exist, and even within the Where and how we live is one of the most important ingredients of our overall happiness. Dutch, French and German borders we see major regional variations. A provincial city in the Netherlands may see a high demand for single-family homes with sunny back yards, whereas consumers in Hamburg and Lyon may be more interested in luxury apartments, particularly if these offer views of the Elbe or the Rhône. With almost 30 regional offices in three countries, we are deeply rooted in the local housing markets and remain on top of all the latest residential trends. 18 19

It is no surprise that creating new neighbourhoods requires the intensive involvement of numerous parties. Especially where land Hamburg, Winterhude and space are scarce. Paris, Canal Square have a longer lifespan than their first residents, but our job is to make sure that the appeal spans many lifetimes. They say that to manage is to forecast and plan, and this is especially true for The charm of Paris and the typical architecture of New York; contemporary apartment complex Canal Square offers both. Bouwfonds Marignan Immobilier is developing 134 luxurious homes with an unhampered view of the Canal de l Ourcq. Canal Square is a quiet residential neighbourhood in the 19th arrondissement, a district in the northeast of Paris. The project breathes the same post-industrial atmosphere as the meat-packing district in New York. Straight-lined, solid architecture with small, yet superior lofts and duplex houses all of which are finished stylishly and fitted with tall windows for an optimum spatial effect. The ground floor of the building will house 1,700 m 2 of retail space and an underground parking garage. A gorgeous house in an ugly location will always be like a beach house with a view of a parking lot. At BPD we develop costlier projects for more affluent people, but we are equally proud of Architect Agence TVK the houses and neighbourhoods we create for tighter budgets. The demand for affordable housing is on the rise in a large number Start of development 2011 Start of construction 2013 of regions, and it is exactly that kind of housing that we have had experience with since the foundation of our company. Our talent for organisation means that in these development processes, which often take 22 23

years, we are frequently appointed the role of initiator and director. BPD is neither a construction company nor an architectural firm. In our discussions with clients, we can take an independent point of view and advise our clients not to build 1,200 homes where there is room for only 800. Developing an area means knowing where to build but also where to leave space. Of course, BPD operates in a commercial market, but we consider our company a primarily society-oriented enterprise. Our ideals are not just about the bottom line, we take great pride in making genuine contributions to creating living environments in the countries where we operate. Our work is long-term by default. The products we deliver, living environments, see the light of day many years after our first meeting with the client. And finally, there is an element in our DNA that explains our social focus. This takes us back to 1946 in the Netherlands to the birth of our organisation. We are responsible for urban expansion areas, but also for apartment blocks in the inner city.
