( Annaly ) Corporate Office Energy Efficiency Recognition for the Building Housing Annaly s Corporate Office LEED Silver Certification In 2009, the U.S. Green Building Council designated the building housing Annaly s corporate office 1 as Silver under the existing buildings rating system of the Leadership in Energy and Environmental Design ( LEED ) program. As of 2009, it was the largest LEED Silver-certified commercial building. ENERGY STAR Designation In 2014, the building was awarded the ENERGY STAR designation from the U.S. Environmental Protection Agency ( EPA ) and the U.S. Department of Energy ( DOE ), indicating it is among the top 25% of facilities in the country for energy performance. Annaly s Corporate Office Energy Efficiency Initiatives Components of Green Building in Annaly s Corporate Office Annaly s corporate office incorporates each component of green building specified by the EPA. The EPA green building components include: Energy Efficiency and Renewable Energy, Water Efficiency, Smart Growth and Sustainable Development, Environmentally Preferable Building Materials and Specifications, Waste Reduction, Toxics Reduction, and Indoor Air Quality Maintenance. 2 2

Energy Efficiency and Renewable Energy ENERGY STAR Program The EPA and DOE's ENERGY STAR program seeks to identify and promote energy-efficient products and buildings to reduce energy consumption, improve energy security and reduce pollution through voluntary labeling or communicating about products and buildings that meet the highest energy efficiency standards. Now in its 20 th year, ENERGY STAR helps business and individuals save money and protect the climate through superior energy efficiency. ENERGY STAR designation requires third-party certification as to satisfaction of ENERGY STAR program requirements for energy efficiency based on testing in EPA-recognized laboratories. Annaly utilizes ENERGY STAR certified products, such as pantry appliances, in its operations. EPA's Green Power Partnership Program The Green Power Partnership encourages organizations to use green power to reduce the environmental impacts associated with conventional electricity use. Organizations can join the program voluntarily, provided that they meet certain energy use requirements. Annaly utilizes products provided by Green Power Partnership organizations, including, but not limited to, carpeting, in its corporate office. Specific Energy Efficient Features Annaly s corporate office is outfitted with LED lighting with controls programmed for usage and shut-off with manual override, and solar film on windows to reduce HVAC needs by limiting exposure to the heat load from the sun. 3 3

Water Efficiency, Smart Growth, and Sustainable Development High Efficiency Fixtures The toilets and urinals in Annaly s corporate office are high efficiency with built-in flushometers (1.28 gallons per flush and 0.25 gallons per flush, respectively), and the sink faucets are water efficient (0.5 gallons per minute) with automatic shut-off. SCS Global Services Sustainable Certification SCS Global Services is a third-party environmental, sustainability and food quality certification, auditing, testing and standards development organization. All plastic laminates in Annaly s corporate office are certified sustainable by SCS Global Services. Many products used by Annaly in its corporate office are Greenguard certified, including plastic laminates, Formica solid surfaces, wall coverings, and counters (which are also IAF, NSF and CNAS certified). Green Label Plus Green Label Plus certification from the Carpet and Rug Institute is available for carpets and rugs that have very low emissions of volatile organic compounds, ensuring the highest level of indoor air quality. All carpeting used by Annaly in its corporate office is Green Label Plus certified. FloorScore FloorScore is a certification available from SCS Global Services that is given to floor covering products that meet strict indoor air quality requirements. All vinyl flooring used by Annaly in its corporate office is FloorScore certified. 5 5

Cradle to Cradle (C2C) Cradle to Cradle Products Innovation Institute is a product standard that guides designers and manufacturers through a continual improvement process that looks at a product through five quality categories: material health, material reutilization, renewable energy and carbon management, water stewardship, and social fairness. All acoustic felt used in Annaly s corporate office is C2C certified, as well as being certified by the Belgian sustainability organization Kauri and other EU sustainability organizations. Other Features All paint used by Annaly in its corporate office is low in volatile organic compounds, and the corridor and elevator lobby/reception flooring is GreenWorks eco-friendly porcelain. 6 6
