Book an appointment to view your favourite properties. We accompany viewings between 9.00am - 6.00pm on weekdays and 9.00am - 4.00pm on Saturdays Arrange to visit our office to sign the tenancy agreement and pay the check in funds. We can accept a bankers draft or bank transfer (cleared funds are required 5 working days before your check in appointment). Complete our Tenancy Application Form and return to us with your reference fee payment, photo ID and proof of residency. The property will remain on the market until we have received all of the above. Once CLP have received satisfactory reference reports we will send you an invoice for the check in funds, prepare the tenancy agreement and confirm your check in appointment. Once CLP have received approval from the Landlord we will email each tenant a referencing form to complete online The referencing company will obtain: a credit check a reference from your current landlord (if you have one) a reference from your employer to confirm your employment and income
Tenants Information TENANCY APPLICATION FEE In order to secure the property CLP will require payment of your tenancy application fee of 120 inc VAT for each relevant person associated with the tenancy. This charge is non-refundable. It is a requirement that we take up references on all relevant persons who are letting the property through our agency which CLP outsource to an online Tenant Vetting Agency. They will obtain: A Full Credit Search An Employment Reference A Previous Landlord/Managing Agent Reference Please be aware that in order to pass our referencing criteria, ideally you should be in permanent employment with an annual income in excess of 30 x the monthly rental figure. For example on a property rental of 650pcm you would require an annual income of 19,500 (30 x 650 = 19,500) Should your particular circumstances differ from the above, please discuss the situation with a member of the CLP Team as solutions can often be proposed. TENANCY SET UP FEE Subject to contract, once all the relevant references have been approved by CLP, a tenancy commencement date will be confirmed. CLP will then draw up the tenancy agreement and email your initial invoice for: One month s rental payment in advance Deposit the equivalent of one and a half month s rental payment A Tenancy Set Up fee of 300.00 inc VAT This charge is for administering and drafting the legal tenancy documentation, the cost of the property accompanied inventory Schedule of Condition (which will protect your deposit), inventory Check in and inventory Check out appointments OR A Tenancy Set Up fee of 120.00 inc VAT - This charge is for administering and drafting the legal tenancy documentation and deposit registration for properties NOT MANAGED by CLP. CHECK IN An inventory clerk will complete an assessment and schedule of condition of the property and its contents. On the date the tenancy commences, you will be required to attend an inventory check in appointment with the independent inventory clerk at the property. The CLP team will confirm your check in time when you receive your tenancy agreement. You will need to ensure at least one tenant attends this appointment. GUARANTORS An additional fee of 120 inc VAT will also apply should it be necessary to take up a guarantor reference in respect of your application. The guarantor will be required to sign the tenancy agreement and will be jointly and severally responsible for the tenancy along with the tenants. This charge is non-refundable.
PETS Pets of any description are not generally permitted in the property though exceptions will occasionally be allowed at the Landlord s discretion. If such permission is granted it will be necessary for the Tenant to pay a deposit equivalent to two calendar months rent (as opposed to the standard one and a half month s rent) in case the property has to be fumigated at the end of the Tenancy. This charge is payable prior to the check in but does not affect the Tenant s obligation to have carpets/upholstery professionally cleaned on vacation. DEPOSIT AND ADVANCE PAYMENTS As Regulated ARLA Agents CLP will retain a deposit in the capacity of Stakeholder and registered with The Tenancy Deposit Scheme (TDS) unless otherwise advised, which will be held as security for the performance of your obligations set out within your Tenancy Agreement. The first month s advance rent and the Tenancy Deposit is payable either before or on the day of your check in, and the money must be paid in cleared funds in the form of a BANKERS DRAFT, BUILDING SOCIETY CHEQUE or BACS TRANSFER. Proof of receipted monies will be required before the property keys are handed over to you. Please note that we are only able to accept personal cheques by prior arrangement and only if these are received at least seven working days prior to the commencement of your Tenancy. All cheques / drafts should be made payable to Claire Lloyd Properties Limited, unless advised otherwise by ourselves. Please note there will be a surcharge of 50p for each debit card transaction and a 3% surcharge on credit cards. We do not accept credit card payment for check in monies. IMPORTANT: Should your payment not clear prior to your check in appointment, you will not be able to move into the property. PROPERTY KEYS The Landlord is required to leave one full set of keys per property. If you require more than one set, additional sets can be cut at your expense. You must advise our agency of any additional sets made and return all sets at the check out appointment at the end of the tenancy. INSURANCE CLP ask Tenants to provide proof of their own contents and personal possessions insurance prior to the property check in, CLP strongly recommend that your contents insurance policy also covers you for accidental cover to the Landlords buildings and contents. CLP can organise this for you but if you have arranged your own insurance policy you must forward a copy to us for our records. Additional insurance is also recommended and available for accidental damage caused to the Landlord s property and personal items. CHANGE OF CHECK IN DATE Should you wish to change your check in date or tenancy terms after the tenancy agreement has been drawn up, there will be an administration charge of 60 inc VAT in order for us to amend the legal documentation and appointments accordingly.
TENANCY RENEWALS Should both parties agree to renew the existing Tenancy Agreement for a further fixed term, a charge will be made to the Tenant for the sum of 90 inc VAT. RENTAL PAYMENTS Ongoing payments are required by standing order directly from your bank to ours. Monthly rental payments will be due on the same day of the month that you move in and rents will be due in advance on the same day of each calendar month thereafter for the duration of the tenancy. Please be aware that due to the standing order, your bank may release your money from your account a few days before the due date to ensure it reaches it s destination on time. Claire Lloyd Properties have no control over the monthly standing order payments as it is under your instruction. DEPOSITS Providing the property is handed back to our agency as outlined in your tenancy agreement and to the satisfaction of the Landlord, the security deposit will be returned within a practical period. However, we reserve the right to hold back any monies required to return the property to a satisfactory condition. MANAGEMENT SERVICE Where we provide a full management service to our Landlord, it is our obligation to visit the property in either quarterly or six monthly visits. In accordance with your Tenancy Agreement CLP will give prior notice of our intention to visit the property to carry out a written inspection report. LET ONLY SERVICE Where properties are not managed by CLP, these are known as Let Only services where the Landlord or appointed representative other than CLP assumes responsibility for the management of the property. Please note that in this situation landlords may arrange their own tenancy agreement, deposit registration and check in appointment. Please check with CLP if this applies to the property you have selected. REFERENCES Claire Lloyd Properties will make a charge of 36 inc VAT should a tenant request a written reference.
