1 BELDOC 14A tenancy application form subject to contract Thank you for choosing to rent a Belvoir property. Please complete this form thoroughly so we can process it as quickly as possible. Please note the following important points: > Before setting up a tenancy we will take up references on you before we approach the landlord for their formal acceptance of your application. Belvoir uses a selected specialist referencing service to do this. > In order to assist you, it is important that you supply us with mandatory information to enable us to reference you properly. It is essential that all the information requested is supplied and the form is completed and legible. Missing information will delay your application and may endanger your tenancy. Advice on completing this form > Where possible, please supply mobile telephone numbers and addresses for each referee. This helps speed up the referencing process. > If your employer has a Human Resources or Payroll department please give these details, and not those of your Line Manager at work. > Please ensure that all referees that you have nominated have been advised that they will be contacted by us. Procedure for securing a tenancy 1. The landlord has instructed us to act on their behalf in their absence and to seek suitable tenants. 2. Having viewed the property and arrived at a decision to make an application to rent, you are required to provide personal details ranging from your name and address to occupation and salary. You are required to provide financial, employer, character and landlord references as we can only agree to a tenancy on behalf of the landlord, subject to satisfactory replies from those referees. Our investigations will also include a search of the credit registers to establish your financial credibility. This is necessary for your prospective landlord to confirm that, in all respects, your application is suitable and satisfactory. For your own guidance you should be aware that to meet the required income to rent ratio your salary should be at least 2.5 times the proposed annual rent. 3. If you are unable to provide satisfactory references or credit check you may still be offered a tenancy subject to a satisfactory Guarantor being provided. This person must be over 24, in full time employment and earning at least three times your proposed annual rent. The Guarantor will be contacted to ensure that they are aware of a Guarantor s obligations and they will be required to complete a Guarantor application form. They will need to meet satisfactory reference and credit checks and will be expected to sign a form to guarantee your legal commitments in the tenancy. 4. If you are claiming benefits of any kind or are under 21 years of age, you will in all cases require a Guarantor. 5. If you have County Court Judgements (CCJ s) registered against you it may prove impossible to grant you a tenancy unless satisfactory evidence of the clearance of debit is produced prior to the commencement of the tenancy. If you have any such judgements registered against you but do not declare them on your application form, they will in any case be found on our checking system and you will then be automatically disqualified from proceeding with the proposed tenancy. You are therefore advised in all circumstances of known or suspected bad credit to discuss the situation fully at the outset so we may properly advise you of how your application may proceed before you commit to any application fee. 6. You must provide proof of identification when submitting this application. One photographic and one postal from the list provided at the rear of this form. All postal identification must be dated within the last three months. Deposits & rents 7. Given satisfactory replies to enquires you will be offered the tenancy of the property subject only to confirmation from the prospective Landlord of their acceptance of your application, the terms and conditions of the tenancy agreement, payment of agreed advance of rent and required tenancy security deposit, and payment of all administration costs. 8. Deposits and rents are required to be paid directly to our bank account via BACS at least five working days before your Tenancy commences. Your Bank/Building Society can arrange this for you. You will need to contact us to obtain our banking details to arrange this payment. For payment on the day of signing only bankers draft or credit/debit cards is acceptable. Please note that all credit card transactions incur an additional fee of 2.5% and we do NOT accept cash payments. 9. The tenancy deposit acts as security for your performance of your obligations as a tenant under the terms of the tenancy agreement. This deposit will be returned to you at the end of your tenancy term without interest and subject to any deductions that may be necessary to compensate the Landlord for any breach of the tenancy agreement.

2 Pets 10. Should you wish to keep a pet at the property and the Landlord is agreeable, you will be required to pay an additional deposit of for each pet which will be added to the tenancy deposit to meet certain criteria. Please ask for an information sheet. Utilities 11. All property rents quoted include rates unless otherwise stated. They do not include utilities such as electricity, gas or water rates. Application fees & reservation deposits 12. An application fee of (inc VAT) for a single occupant or (inc VAT) for a couple is now due and should be enclosed with this application; this is non refundable fee to cover our administration costs. 13. A reservation deposit of is required to reserve the premises in favour of you for the period of 14 days, applicants who require a reservation period longer than 14 days will be required to pay a reservation deposit of the first month s rent. During this period, the property will not be reserved for any other applicant, the property will be removed from active marketing and no other applications will be accepted. Please note that the maximum reservation period permitted is 30 days. 14. Should the Landlord decline your application, the reservation fee will be refunded in full. 15. Should the Landlord accept your application, we will use your reservation fee towards the first month s rent for the premises. 16. Should you decide not to proceed with your application, the reservation fee will not be refunded to you. Refund of fees 17. If the Landlord refuses to proceed, despite satisfactory references, the application fee will be refunded. If the letting does not go ahead due to default by the prospective tenant or the credit check or references are unsatisfactory or it becomes apparent that facts given to us in this application prove to be untruthful, we regret that neither the application fee or reservation deposit will be returned to you. I / we understand that this application is NOT an offer of tenancy. The application is necessary to validate the details we have provided in support of our requirement for tenancy and, once a successful referencing pass has been received, the Landlord will be requested to formally accept my / our application. No tenancy can be offered until such formal acceptance has been received by Belvoir. Please note that each applicant aged 18 years and over MUST fully complete a separate application form. It is in your interests to complete this from clearly and accurately to avoid unnecessary delays in processing. Please be advised that all details will be checked and verified so it will assist in the prompt processing if our application if you contact those parties whose details you may give within the form, requesting them to respond immediately to confirmation requests made of them.
