Our Proven Success The Perfect Fit California Palms Business Center Redlands, CA Challenge Colliers assisted Clarion Partners with an early renewal and expansion of an existing lease with a credit tenant in Redlands, CA. At the time of the assignment, the tenant had approximately 6 years remaining on their existing lease and they were only occupying 414,382 SF of a 585,064 SF building, leaving a 170,682 SF vacant portion of the building. The tenant had previously been hesitant to commit to taking the 170,682 SF of space on a long term basis. Colliers challenge was to consummate a renewal and expansion on the full building at an overall higher net effective rate than the existing lease. Strategy Colliers created a competitive environment for the tenant in order to maintain leverage for Clarion Partners. In all responses, Colliers requested that the tenant take the entire building and was patient in the negotiation process as it was known there were limited alternative solutions and relocating the extensive infrastructure within the existing space would be capital-intensive and inconvenient for the tenant. The Colliers team provided creative solutions to Clarion along with longterm financial analyses comparing various scenarios which allowed them to make decisions from an educated standpoint. REsults Clarion was able to increase the net effective rental rate and consummate a new 15 year lease with the tenant on the full 585,064 SF building, eliminating the two-tenant scenario and bringing the building back to a single-tenant asset. Second Largest Industrial Sale in Central Florida in 2015 Central Florida Business Park Orlando, FL Challenge Colliers represented a multi-billiondollar private equity firm to sell 10 buildings (8 industrial and 2 office buildings) on 52 acres, each building providing varying amenities and construction specifications. The property was 75% leased with six different tenants. This was a particularly challenging transaction given the older age, deferred maintenance, and the property s location in a tertiary market. Strategy Although the buildings were older and contained some deferred maintenance, there was over $1.3 million in net income being produced by the occupied buildings, providing significant cash flow making the deal attractive to lenders. Many of the buildings are also rail-served which has become a desirable industrial building amenity. In addition, industrial activity and development has greatly increased in the surrounding market area (directly between the Tampa and Orlando markets), creating additional confidence in the property s upside potential. Colliers was able successfully convey these opportunities of purchasing a value-add property in a blossoming industrial area and which also provided significant stabile cash flow. REsults Legacy Capital Partners (buyer) recognized the upside potential in this value-add asset, and by re-positioning and enhancing the property via smart capital improvements, anticipates lease rates and value to increase as the area s economy and industrial market continue to mature. 6 Colliers International Industrial Services
