The two sites that form this project lie on the boundary of Frampton Park Estate, about a quarter of a mile apart. The strategy for both sites looks to maintain the positive qualities of the existing buildings whilst offering a new face to the estate from Well Street. Frampton Arms Historically, the north edge of Well Street was clearly defined by a series of terraces with small front gardens. This original building line can still be seen at no s 39-43. Our proposal seeks to redefine this line in a series of three clearly defined buildings similar in plan dimensions to the existing urban villas opposite. The middle building of the three sits symmetrically between Sherard House and Catesby House so maintaining a level of porosity from Well Street into the heart of the courtyards. Each building is conceived as a brick villa with overhanging eaves and a shallow pitched roof rising to a chimney bringing light into the cores. Larger family units have been placed on the ground floor or on the top floor where they have access to generous outdoor space. Access is distributed between Well Street and Frampton Park Road so reactivating those edges. The new built form and the spaces between form the basis for an Open Space strategy for the existing courtyard incorporating private gardens, playspace, vehicular access and communal gardens. Lyttleton House Lyttleton House is a two storey deck access house which seems to be marooned in a sea of grass. In the 19th Century this section of Well Street and Cambridge Passage, were clearly defined with continuous buildings defining the street geometry, a definition lost through later developments. Our proposal seeks to reinstate this and to highlight the curvature of the street by inflecting it to a greater degree. This continuous building line is broken on its west face opening up a courtyard space and offering the opportunity of integrating a landscape strategy with that of the Estate. The massing is a continuous six storeys which, although higher than the surrounding buildings, helps define the corner and re-urbanise this section of Well Street. Access is from Well Street and from Cambridge Passage re-activating both these areas and in particular the historic lane. The building would be in a similar brick to the Frampton Arms site providing continuity between the sites.
