All properties will be included in the auction catalogue which is distributed to all on our extensive mailing list. Details are also available on our website and leading National auction databases. In each case the auction entry fee is charged in addition to the quoted sale fee. The three packages are as follows: 1. PORTFOLIO This is appropriate for smaller residential properties and ground rent portfolios. A for sale board may not be required but the package includes at least a 1/4 page catalogue entry as well as local advertising. 2. STANDARD RESIDENTIAL The majority of houses will be covered by this package which includes either a 1/4 or 1/2 page catalogue entry, a for sale board, accompanied viewings when needed and local advertising. 3. COMMERCIAL PROPERTY AND LAND These types of property together with some larger residential lots require a full page entry in the catalogue. In addition there may be a need for additional photographs, a site plan, larger style adverts, multiple sale boards or a V board. ADVERTISING In additional to the auction catalogue and website we advertise in no fewer than ten different publications each year. The location of your property will determine the publication used. The following items are available at extra cost: Aerial photographs Individual colour brochures Floor plans Specific advertising in publications such as the Estates Gazette or Property Week Larger V boards are available for Commercial property and land Thousands of potential buyers use our website each month Our distinct catalogue is a familiar sight in the local property scene We advertise in no fewer than 10 different publications each year

SELLING AT AUCTION A step by step guide 1. INITIAL DISCUSSIONS AS TO SUITABILITY A telephone call or e-mail is usually the best way of making contact with one of our Chartered Surveyors. 2. INSPECTION OF PROPERTY If from our discussions the property is likely to be a suitable auction lot we will inspect it and take details. Tenancy agreements, site plans, copy leases and planning consents are useful at this stage. 3. YOUR CONFIRMATION OF INSTRUCTIONS We will confirm in writing an appropriate guide price together with the costs involved in bringing the property into the next available auction. Please confirm instructions by return. 4. ENERGY PERFORMANCE CERTIFICATE You have a legal obligation to provide an EPC whether the property is of a residential or commercial nature. 5. YOUR IDENTITY We have a legal obligation to establish the identity of those clients we sell for. If proof of identity is not forthcoming we are able to withdraw the property from the auction and costs will be incurred. 6. YOU APPROVE PROPERTY DETAILS Draft details will be sent to you for approval prior to the catalogue being printed and the opportunity will be given for you to make amendments/alterations. 7. YOU INSTRUCT SOLICITORS/CONVEYANCER It is essential that your solicitor or conveyancer receives clear instructions from you regarding the auction. We will also write once you have confirmed our terms. 8. WE BEGIN MARKETING For the 3-4 week period leading up to the auction there will be an intense marketing programme including- Distribution of the auction catalogue Press advertising Inclusion on Rightmove Erection of appropriate auction signs Open viewings and one to one viewings where appropriate Website promotion and database circulation Handling of enquires, pre auction offers and legal pack requests It is very important at this stage that you are not directly involved with interested parties making offers. Should any pre auction offers be made we will advise you in light of the overall level of interest. Your Solicitor/Conveyancer should also refer any interested parties to us and not become involved in negotiations. Please do not accept any offer without discussing it with us first. 9. WE JOINTLY ESTABLISH THE RESERVE PRICE In the week leading up to the sale we will write to you with an update on the level of enquiries made for your property. Our recommended reserve figure will reflect how the market has responded to the property and will usually be in line with the guide price. If you anticipate a reserve higher than the recommended guide you should discuss this with us at the start of the auction process. The reserve can be defined as the lowest figure you are prepared to allow the property to be sold for and should reflect your desire to sell as well as the market conditions. 10. AUCTION DAY You are welcome to attend the auction if you can stand the tension! We are happy to call you after the sale should you be unable to come along. It is quite possible that after 3-4 weeks of marketing and dealing with enquiries the issue of price will be resolved in the space of only a few minutes. 11. IF THE PROPERTY SELLS We will Confirm the contract details with the purchaser Introduce the buyer to your solicitor/conveyancer if in attendance If not we will deal with the contracts and 10% deposit Release any keys once completion takes place 12. WHAT IF IT FAILS TO MEET ITS RESERVE? On such occasions we will endeavour to agree a sale with any interested parties immediately after the auction. In most instances contracts are exchanged under auction terms. The property will remain on the market until instructed otherwise. We will persue any interested parties in the hope of drawing the sale to a conclusion. 13. PAYMENT OF FEES Our sale fees are usually deducted from the deposit or paid by your solicitor/conveyancer on completion. In the event of an unsuccessful sale our account for the entry fee will be forwarded to you following the auction unless it has been requested in advance. 14. ANY COMMENTS?
