She also served as the head of the HVAC Department for Partner Engineering and Science, Inc. (Partner) and continues to oversee the Computer Aided Drafting (CAD) Committee, dedicated to maximizing the effective use of CAD in the design drawing production. Ms. Broderick provides a production staff of over 45 engineers, designers, and computer-aided drafters the direction and guidance to successfully complete their goals. She has organized the design teams and worked tirelessly to streamline staff assignments to ensure that project quality levels and deadlines were met with satisfaction. Ms. Broderick served as Principal-in-Charge and as Project Manager on design projects as well. In these roles it was her responsibility to translate all client s requirements into creative, efficient, and cost effective mechanical and electrical system designs. Project Experience Hospitals and Healthcare Facilities New Critical Care Building at Our Lady of Lourdes Medical Center, Camden, NJ: A new 132,000-squarefoot building was designed to expand this hospital facility s core cardiac services. The building includes a new emergency department, two floors of critical care bed space, cardiac care services, medical-surgical bed space, and a replacement for the School of Nursing. Partner provided the mechanical, plumbing, fire protection, electrical, and civil engineering services for this designbuild project. Partner, the hospital s exclusive MEP engineering consultant for over 30 years, assessed and expanded the existing building systems to support the new building. New OR/ICU Building, Lourdes Medical Center of Burlington County, Willingboro, NJ: An expansion to the existing facility was built encompassing 40,000 square feet of ambulatory care, a six-room operating suite, recovery, and a 22-bed critical and intensive care unit. Partner provided the engineering design services as part of a design-build team to construct the new building and to improve the boiler and chiller plants. Upon completion of the new addition, Partner designed renovations to the existing hospital for a new cardiac catheterization suite, a new pharmacy, improvements to the pediatrics suite, and new HVAC for the radiology department. MRI Suite, Cathedral Healthcare System, St. Michael s Medical Center, Newark, NJ: Partner provided the engineering design services as part of a design-build team to construct a new MRI suite. We interfaced with the Director of Engineering to ensure the medical center s engineering design standards were fully incorporated into the project, in the modifications to the existing HVAC, electrical, plumbing, and fire protection systems. Medical Gas System Documentation and Assessment, University of Medicine and Dentistry of New Jersey, University Hospital, Newark, NJ: Partner has provided direct engineering services to UMDNJ for conditions CONTINUED
studies and reports of several infrastructure systems. In this notable effort, Partner field verified the entire oxygen, vacuum, and medical air system, recorded it on CAD drawings, and proposed potential improvements to the system via written report. This document now serves as University Hospital s as-built medical gas system record and facilitates in the design of all renovation projects since its publication. Cardiac-Thoracic Intensive Care Unit, Newark, NJ: University Hospital required a new suite dedicated exclusively to the cardiac-thoracic intensive care. Partner designed the new HVAC, plumbing, fire protection, and electrical systems and for the 4,000 square feet of patient bed space which was renovated on the E-level in proximity to the operating suites. Intensive care areas require a great deal of critical branch emergency power. Partner collaborated closely with the facilities staff to locate the nearest available source. The cardiac-thoracic intensive care unit provides state-of-the-art heart monitoring at its new beds. A new HVAC system was designed to support the space, including specific temperature and humidity control. A separate monitored ventilation system was provided for the infectious isolation suite. New Pediatric Psychiatric Impatient Unit, Urgent Care Unit and New Outpatient Psychiatric Care Suits, Trinitas Health Systems, New Point Campus, Elizabeth, NJ: Existing facilities were renovated at the New Point Campus of the Trinitas Health System to include a pediatric psychiatric inpatient care floor (22,000 square feet), a new ambulatory urgent care unit (5,000 square feet), outpatient psychiatric care group, and individual treatment space. Partner provided the MEP design and as part of the work assessed the capacity of the existing facility infrastructure to support the renovations. The existing mechanical systems were supplemented with new heating, ventilating, and air conditioning equipment to properly condition the areas. Patient Care Addition, Frankford Hospital, Torresdale Campus, Philadelphia, PA: Partner provided the mechanical and electrical design of a new patient care wing at this major Philadelphia hospital. The 30,000 square-foot addition included new OB/GYN facilities, normal and intensive care nurseries, and labor/delivery suites. Also constructed in this addition were two new Intensive Care Units of 12 beds each. As part of this project, we designed a complete new chilled water plant and an emergency electrical generation plant. Renovations for Expansion of the Cardiac and Diagnostic Suites, Passaic General Hospital, Atlantic Health System, Passaic, NJ: Partner provided the engineering services for the design and construction of several renovations to the hospital, including a new MRI suite, a new mammography suite, a new medical records department, a new administrative suite, and a four-lab cardiac catheterization suite. The renovations include an area over 25,000 square feet. Cardiac Operating Room and Cath. Lab Renovation Projects, St. Francis Medical Center, Trenton, NJ: Partner provided the engineering services in a series of two projects to renovate the existing facilities to support a newly launched Heart Program. We designed the alterations to one of the existing operating rooms to enlarge it and convert it to allow for cardiac procedures, including open-heart surgery. The remainder of the operating suite was kept fully operational during construction. As part of the same project we designed the MEP systems for a new cardiac catheterization suite. Facility Master Plan and Initiatives Implementation, St. Joseph s Health Care System, Paterson and Wayne, NJ: The Health System initiated Master Planning of the two campuses in order to improve its critical services to the general and pediatric populations served by this regional trauma and healthcare provider. Partner assessed the entire infrastructure plants of the two facilities and in parallel with the planning of over 200,000 sf of renovated and new construction, developed a 10-year plan for investing and improving the existing mechanical, electrical, plumbing and fire protection systems. By providing an in depth analysis, Partner was able to incorporate over $30,000,000 of infrastructure investment into the building expansion program. Following
immediately thereafter, Partner provided the MEP designs for the $180,000,000 project in tandem with Partner s structural, civil, and environmental services. Renovations for Orthopedic Operating Room, Our Lady of Lourdes Medical Center, Camden, NJ: This fast-tracked project involved renovating an existing general-purpose Operating Room to become a dedicated orthopedic operating room. Among other new MEP services, a new dedicated HVAC system was installed to serve the room and to provide filtration, humidification, and air changes to meet Class 10,000 clean room standards. This project was constructed without any downtime to the existing adjacent operating rooms. Partner was the prime consultant to the client and we worked hand-in-hand with the Facilities Director to plan the project to proceed without impacting their full operating schedule. Cardiac Care and Surgical Department Renovations, Our Lady of Lourdes Medical Center, Camden, NJ: A cardiac services renovation over three floors of the facility was constructed and included a new catheterization lab and cardiac testing areas, as well as improvements to the hospital s operating room suite. One existing operating room was enlarged and a new cardiac special procedures room was created while keeping the remaining five operating rooms and recovery suite fully operational. Partner provided the engineering services and took special care to assist with the intricate phasing, and to fully consider the impact of the renovations to the various MEP systems, which remained active throughout construction. Facility Master Plan, St. Michael s Medical Center, Newark, NJ: As this facility came under new ownership by Catholic Health East Lourdes, the administration aggressively implemented a whole-facility infrastructure assessment as well as a functional facility assessment so that greatly needed investment capital could be most efficiently distributed throughout the hospital buildings and patient service areas. Partner began a comprehensive review of the campus and facilities operations prior to the purchase and continued to assess the existing conditions and advise the Hospital of the most critically needed system improvements. Partner teamed with the architect and hospital administration to develop an expansion and renovation plan that leverages the existing facilities fully while recommending new, sustainable and energy-efficient infrastructure systems to support the proposed new construction. Detailed Facility Assessment, Trinitas Regional Medical Center, Elizabeth, NJ: The operations management team at this central New Jersey healthcare facility initiated a team of professionals to develop a comprehensive assessment of the physical plants of the two campuses. In parallel with a building envelope study, Partner conducted inventories of all major systems, produced detail narratives of the system operations, a created complete one-line diagrams of several priority systems. The resulting report produced over $36,000,000 in plant-related capital investments which will help form the Hospital s 10-year strategic planning objectives. Facility Master Plan, St. Francis Medical Center, Trenton, NJ: This urban hospital has been providing essential healthcare services to the northeast section of Trenton for nearly a century. Partner participated in developing a plan with the architect and hospital administration for the best use of its space and to identify the most essential infrastructure improvements. Since Partner has been providing engineering services to SFMC for 10 years, we provided valuable input with regard to prioritizing various electrical, medical gas and HVAC improvement plans. Facility Master Plan, Robert Wood Johnson University Hospital, Hamilton Campus, Hamilton, NJ: As part of an overall Facility Master plan for this fast growing hospital, Partner assessed all of the mechanical, electrical, plumbing, and fire protection systems and provided recommendations for a 10-year infrastructure improvements plan. Special emphasis was placed on improving existing outdated systems that directly influence patient care.
Outpatient Services Addition and Renovations to the Inpatient Care Building, St. Lawrence Rehabilitation Center, Lawrenceville, NJ: A 20,000-square-foot outpatient facility, including physical and occupational therapy spaces, as well as exam and office areas, was added to the existing rehabilitation center. Partner provided the engineering design services for this new structure. In addition, each floor of the existing patient tower was fully updated. Partner provided design to improve the existing HVAC system and to provide electrical and plumbing upgrades to the patient rooms, focusing on the special design requirements to facilitate disabled patients. Commercial and Manufacturing Facilities Princeton Press Company, Printing Facility, Lawrence, NJ: This project included renovations to an existing printing facility to expand operations of a university press printing company. The HVAC systems were designed for the specialized temperature and humidity requirements and a new electrical service supported the printing equipment s significant power demand. Unilever (Calvin Klein) Cosmetics Company, International Trade Center, Mount Olive, NJ: To consolidate the manufacturing and distribution processes for this perfume and cosmetics company, new manufacturing, distribution, warehouse, office, and conference faculties were constructed. Partner provided the engineering design and construction support for the project. The buildings required over 25 new HVAC systems, fire protection systems for high bay and high hazard storage, and complete new normal and emergency power systems. Boiler Plant Study, Lucent Inc., Hopewell, NJ: Partner assessed the existing high-pressure steam boiler plant and recommended the potential conversion to low pressure steam operation for this facility. Partner produced a report for use by Lucent s facility management group in its effort to operate the campus building more economically. Laeda Inc. Conversion of Existing Bank Building for Commercial and Retail Use, Camden, NJ: Laeda is an organization to support minority business development in Camden, NJ. Partner designed entirely new plumbing, fire protection, electrical, and HVAC systems for the renovations of the four-story building. Each design focused on the most flexible use of the upper floors for multiple tenants and for retail use on the ground floor. Liberty Plaza Office Building, New Brunswick, NJ: A new five-story office building structure in downtown New Brunswick, Liberty Plaza is primarily occupied by the Financial Departments of University of Medicine and Dentistry of New Jersey. Partner designed all of the mechanical, electrical, plumbing, and fire protection systems for this building in concert with the developer and UMDNJ. Partner also designed the retail tenant spaces on the ground floor, including the fit-out of the North Star Café Restaurant. Three Point of Presence Sites, Metro Media Fiber Networks, Inc., Newark, NJ and New York City, NY: Partner, as part of a turnkey project team, provided the HVAC and fire protection design for 20,000 square feet of computer room space in a high-rise office building in Newark, NJ to serve as a major distribution center of MFN s fiber network service. Partner also provided mechanical, fire protection, and infrastructure renovations for two dark-fiber points of present sites for MFN in Manhattan. New Planet Honda Automobile Showroom and Dealership, Wayne, NJ: Working with the design standards required by Honda Corporation for their facilities, Partner provided the power, lighting, fire protection, plumbing, and HVAC design for this new dealership building, meeting a challenging time schedule commitment. Renovation of High Rise Office Building and Parking Garage for the Headquarters of the Catholic Community Services of Newark Diocese: Catholic Community Services purchased a twelve-story office building in Newark, NJ to house the administrative staff and centralize a majority of their services. The gutted building received a new water-service heat pump HVAC system, new plumbing systems, and a complete fire protection system, as designed by Partner. Our firm also
designed a new ventilation system and lighting for the attached multi-story parking garage. Renovation of Existing Office Building for Workforce Development Services for Catholic Community Services, Union City, NJ: This multi-tenant building was renovated to provide floors of educational and administrative space for CCS s Workforce Development Program. A new electrical service and new HVAC, plumbing, and fire protection systems were designed by Partner. New Manufacturing Assembly, Office & Warehouse Facilities, Tellium, Inc., Oceanport, NJ: Tellium, Inc. was an extremely fast growing manufacturer of telecommunication components. Partner provided fast-track mechanical and electrical engineering services for a wide range of projects to accommodate this fast growth. The facilities designed by Partner included component assembly area, testing and diagnostic labs, offices, and warehouse spaces. Our responsibilities included all HVAC, plumbing, fire protection, and electrical systems, and construction phase services. Religious Facilities Holy Innocents Parish Boiler Conversions, Neptune, NJ: Partner provided the design of the conversion of two of the boiler systems at this parish, one at the School and Rectory and one at the Convent and Parish Center. The project included the removal of two sets of underground fuel oil storage tanks and distribution equipment, as well as the extension of natural gas from the utility piping in the street to the two boiler systems. New Kitchen Ventilation for the Parish Center at Precious Blood Church, Monmouth Beach, NJ: This design involved providing a new kitchen exhaust hood, fan system, fire suppression system, and a make-up air system for a kitchen serving the school and parish hall. New Parish Hall and Administrative Office, Our Lady of Peace Church, New Providence, NJ: Partner provided the design of a two-story addition to the existing church facility to expand parish and community functions. Higher Education Facilities University of Medicine and Dentistry of New Jersey Renovation for a New Conference Center at the Scotch Plains Campus, Scotch Plains, NJ: Partner provided the engineering service for the renovation of a student lounge and cafeteria into a state of the art conference center. The HVAC systems were designed to handle the various room capacities and to satisfy stringent acoustical requirements. Data Center Improvement University of Medicine and Dentistry, University of Behavioral Health Care, Piscataway, NJ: The Behavioral Health Program Information Technology is centered at the Piscataway campus. Partner provided the design of a new HVAC system, normal power extension, and an electrical generator to support the expansion of the information technology infrastructure. Pre-K to Grade 12 Educational Facilities HVAC Automatic Temperature Control Upgrades at the Matawan Aberdeen Regional High School and Middle School, Matawan, NJ: Several older air handling unit systems serving classroom wings and the high school auditorium were non-functional. Partner designed improved replacement controls for these systems to operate efficiently and to cool effectively. HVAC System Replacement at Ardena School, Howell Township, NJ: This older elementary school s existing heating and ventilation systems were beyond their useful life expectancy and no longer operational. Partner designed replacements of all of the HVAC equipment, including boilers and unit ventilator equipment, and designed several packaged systems for the auditorium and multipurpose room. HVAC System Replacements at Manasquan Regional High School, Manasquan, NJ: The school district wanted to replace the non-operational antiquated heating and ventilating equipment in the school and fully condition the building. Partner designed a four-pipe system complete with new hot water boilers, an air cooled chiller plant and unit ventilators, and HVAC systems
throughout the building. This work was phased so that there was little disruption to the high school s schedule. New HVAC System for the Harry L Bain School (PS No.6), West New York Board of Education, West New York, NJ: This three-story century-old school building received entirely new air conditioning systems and a complete replacement of its heating system. Partner phased the construction so that school operations were not compromised during the construction. Ms. Broderick provided the HVAC system design and oversaw the construction process through the project s completion. Additions and Alterations to 13 Schools for the Old Bridge Board of Education, Old Bridge, NJ: This $70,000,000 referendum project included an addition of 100,000 square feet to High School East, allowing the district to consolidate all of its high school students into one campus. Renovations and additions were provided to 12 of the elementary schools to improve the remaining facilities and add student capacity. Critical components of the project were Partner s design for the information technology wiring infrastructure for all 13 schools, as well as the design of an entirely new fire sprinkler system for the High School campus. Additions and Alterations to Six High Schools of the Freehold Regional School District, Monmouth County, NJ: Under this $53,000,000 project, all six of the district s high schools, Freehold Boro, Freehold Township, Manalapan, Howell, Marlboro, and Colts Neck, received significant additions and alterations. Ms. Broderick managed the engineering design and construction administration support for four of six of the schools. Additions and Alterations to the two Rumson Elementary Schools, Rumson, NJ: Each school received an additional classroom wing and the gymnasium was expanded at the 5-8 Grade School. The project involved upgrades to the electrical services and air conditioning of all the newly constructed spaces. Partner also provided the design of a new telephone system for the two schools and assisted the district in receiving funding from the schools and libraries universal service (E-rate) for the system. Additions and Alterations to Millstone Middle School, Millstone, NJ: This project involved an addition to the Middle School, including new classrooms, a computer lab, and a new media center. The design also included the replacement of the entire HVAC system in the existing classroom wings, work that was phased to prevent disruption during school months. Partner also provided the data-wiring infrastructure for the entire school. Municipal Facilities New Bus Garage Building, Township of Howell, Howell, NJ: The Township s bus garage facilities were replaced with this new structure. The building houses the maintenance and repair facilities for the township s fleet of buses, as well as office and staff support spaces. Partner provided the design of the mechanical, plumbing, and electrical systems, including specialized ventilation and drainage in the work bays. New Fire House, New Providence, NJ: Partner designed a new two-story firehouse with three fire engine bays and one ambulance bay. Ventilation, drainage, and communication systems were provided for the building. Somerset County Park System Administration Building Renovation and Addition, Somerville, NJ: The existing administration building was in need of infrastructure improvements and an expansion to properly serve the needs of the Park System. Partner designed new HVAC, electrical, plumbing, and fire protection systems for both the existing renovated structure and the new building, which houses new conference and activity facilities.
