3 What is a Help to Buy: ISA? In March 2015, the UK Government announced the introduction of a new type of cash Individual Savings Account (ISA); the Help to Buy: ISA. The Help to Buy: ISA is designed to encourage and reward people who want to save towards the deposit for their first home. First time buyers who save through a Help to Buy: ISA will receive a Government Bonus to help. The Help to Buy: ISA is a cash ISA. If you open a Help to Buy: ISA, you will not be able to open another cash ISA in the same tax year. The maximum annual amount you can save in to an Help to Buy: ISA will be less than the maximum annual ISA limit. So start saving today to help yourself take that first step on the property ladder. The Government Bonus represents 25% of the total amount saved. The maximum Bonus payable is 3,000 and the minimum is 400. HSBC also offer a Loyalty Cash ISA. 4 How does it work? The Help to Buy: ISA is a cash ISA, so the interest received is tax-free. You can save up to the maximum monthly amount of 200 per calendar month, but in the first calendar month you can save an additional 1,000. The first calendar month is defined as the month in which the first credit is received in to your Help to Buy: ISA. This means, the maximum amount you can save in your first 12 month period is 3,400 the maximum annual savings thereafter is 2,400. Please note that once you have reached your maximum monthly allowance in any calendar month then any funds withdrawn can not be reinvested until the following calendar month. The minimum Government Bonus payable is 400 on savings of 1,600. The maximum Government Bonus payable is 3,000 on savings of 12,000. If you want, you can save more than 12,000 in to a Help to Buy: ISA, but the maximum Government Bonus will be 3,000. Examples of bonus payments Example 1 Help to Buy: ISA customers who have saved 12,000 are entitled to a Government Bonus of 3,000 (25% of 12,000 = 3,000) Example 2 Help to Buy: ISA customers who have saved 1,500 are not entitled to a Government Bonus (25% of 1,500 = 375) Example 3 Help to Buy: ISA customers who have saved 14,000 are entitled to the maximum Government Bonus of 3,000 (25% of 12,000 = 3,000) Bonus payments can be claimed from up to 12 months from closure date of a Help to Buy: ISA.

5 The bonus must be used towards a deposit for your first home. The maximum value of the property must not exceed 450,000 if in London or 250,000 in other parts of the country. You can only have one Help to Buy: ISA per person, but if you are saving towards a joint mortgage then both individuals can open a Help to Buy: ISA each (subject to Eligibility Criteria). You can transfer an existing Help to Buy: ISA to an HSBC Help to Buy: ISA however HSBC will not accept transfers in from other cash ISAs or stocks and shares ISAs from either HSBC or another provider. The HSBC Help to Buy: ISA is available to both new and existing customers. Interest is calculated on the daily cleared balance of your account and paid monthly. Rates are variable. The Help to Buy: ISA gives you instant access to your funds however the bonus is calculated on your closing balance so you will not be entitled to claim the Government Bonus for any amount of money you withdraw prior to closure.

Please note: The Bonus is from the Government and not HSBC. The account is instant access. Withdrawals are free of charge. Once you have paid in the maximum monthly allowance, any amount withdrawn cannot be replaced until the following calendar month. You have the right to cancel your account within 30 days of opening it. You can apply for a Help to Buy: ISA in branch, over the phone or by post. You can transfer an existing Help to Buy: ISA from another provider by completing and submitting a paper form with us. Once opened you can manage your account online, via our mobile app, in branches or over the phone.

7 Am I eligible? You are eligible to open a Help to Buy: ISA if you are: ``Aged 16 years of age or over ``Are resident in the United Kingdom ``Have a National Insurance Number ``Have not subscribed to another cash ISA in the same tax year ``Have not previously received a Bonus under the Help to Buy: ISA scheme rules (further details on the scheme rules can be found at www.helptobuy. gov.uk/isa) ``Have never been an owner of a residential property For other terms and conditions which may apply please visit www.hsbc.com/legals. Opening an HSBC Help to Buy: ISA does not guarantee you will be able to obtain a mortgage. Bonus Payment When you are ready to buy your residential property you will need to claim your Bonus. The first step is to close your HSBC Help to Buy: ISA. After we receive your instruction, we ll close your account and send you closing document information including a closing document information including a closing statement and details of your closing balance. You will then need to appoint an Eligible Conveyancer to make a claim and receive the funds on your behalf. The Government Bonus can be claimed from up to 12 months from closure date of your Help to Buy: ISA

8 Ready to apply? When you are ready to apply call us on the telephone numbers below, download and print an application form at www.hsbc.co.uk or call in at any HSBC branch and we will be happy to help. Our Help to Buy: ISA is available to both new and existing customers. Make sure you have your National Insurance Number with you and then; Drop in to any HSBC Bank branch and we will take care of the rest. Call us on 0800 032 4729* (textphone 03457 125 563). Once your account is open, we can help you set up a standing order so you don t miss a payment. You can do this by asking us in branch, give us a call or log in online. If you are currently banking or looking to start banking with HSBC we may need to see proof of your identity and your home address. This is a legal requirement that helps us to protect you from criminals who might use your name or information without your knowledge. It also helps us make sure we re offering you the products and services that are most suited to your needs. We will also ask you questions about yourself and how you plan to use the account. In some circumstances we will ask more detailed questions about your income and your wealth. 9 What happens next? Once your HSBC Help to Buy: ISA application has been received and opened by us, we will send you a welcome letter and declaration form (unless you opened your account in branch in which case you will be handed copies of all relevant documents at this time). We will also send you a pack containing the terms and conditions of the account together with an interest rate insert. A statement will be issued on receipt of the first credit to your account and then annually in April.

10 Important Information The information in this brochure is based on our understanding of current UK tax law and HM Revenue & Customs practice at the time of going to press. Future changes in UK tax law and practice could affect this information. The value of the tax treatment will depend on individual circumstances. Current tax treatment may not be maintained in the future. All ISA providers are required to report details of ISA subscriptions made by their customers to HM Revenue & Customs (HMRC) so that HMRC can check that individuals do not exceed the limits. Cancellation If you decide that you no longer want your Help to Buy: ISA, you have 30 days from the day we open your Account (or, for telephone applications, the day you receive the Terms and Conditions in the post) to cancel your contract with us by closing your Account. This can be done by writing to us or via our Personal Internet Banking service. We will close your Account and pay you the balance in it with gross interest at the appropriate rate. After you have cancelled your application you will have the opportunity to open another cash ISA within the same tax year as HM Revenue & Customs will treat the cancelled subscription as if it had never taken place. For applications made close to the end of the tax year and then cancelled in the following tax year, you will not be able to open a cash ISA for the previous tax year. If you decide that you want to close the Account after the 30-day cancellation period then we will need written confirmation of this or instructions via our Personal Internet Banking service. You will not then be able to subscribe to another cash ISA within the same tax year. If, following the transfer of an Help to Buy: ISA to us from another ISA manager, you wish to cancel your Account but still retain the tax benefits of holding the money transferred in an ISA, you will have the option of transferring the ISA back to the original ISA manager (if they agree) or to another ISA manager. Alternatively, you may want to withdraw any money transferred to us and if you do we will pay this to you together with gross interest earned. If you withdraw in this way you will lose the tax benefits of a cash ISA and the funds will not qualify for the Government Bonus. Funding ISAs for children If a parent gives their child funds to invest in an ISA* and the income arising on all gifts from that parent to their child in the

11 tax year exceeds 100, then all the income will be treated as the parent s for tax purposes. Even though the income arises in an ISA, it will be taxable and the parent should report the income to their tax office. *Please note that the child must be 16 years or over to be eligible for a cash ISA. We are covered by the Financial Services Compensation Scheme (FSCS). The FSCS can pay compensation to depositors if a bank is unable to meet its financial obligations. Most depositors are covered by the scheme. In respect of deposits, an eligible depositor is entitled to claim up to the current FSCS limit for deposits. For joint accounts each account holder is treated as having a claim in respect of their share so, for a joint account held by two eligible depositors, each depositor would have a separate claim up to the FSCS deposit limit and so the maximum amount that could be claimed in total would be twice the current FSCS deposit limit. The FSCS deposit limit relates to the combined amount in all the eligible depositor s accounts with the bank, including their share of any joint account, and not to each separate account. First Direct and HSBC are both trading names of HSBC Bank plc and customers who hold deposits under both trading names will only be eligible for one claim of up to the FSCS deposit limit in total. The Financial Ombudsman Service will generally review complaints from retail customers. However, their criteria for reviewing complaints may mean that even if you have been categorised by a provider of products and services as a retail client they may not regard you as an eligible complainant. Complaining to the Financial Ombudsman Service won t affect your legal rights. A written copy of our complaint procedure can be obtained by calling us. For accounts held in the Channel Islands or the Isle of Man you may be entitled to refer your complaint to the Financial Services Commission in Jersey or Guernsey and the Financial Services Ombudsman Scheme in the Isle of Man. Definitions AER (Annual Equivalent Rate) this is a notional rate which illustrates what the gross rate would be if interest was paid and compounded each year. Gross means the interest rate before the deduction of tax applicable to interest on savings accounts. Tax free means free from personal liability to any UK Income Tax and Capital Gains Tax. The value of the tax benefits provided by a cash ISA depends on your individual circumstances.
