Product Description PreClose Monitoring (PCM) helps Clients track their borrowers activities from the time of the initial credit report to the time of their closing. PCM will allow Clients to track new trades, new public records, new collections, new inquiries, and new late payments. General Overview Report List Tasks PreClose Monitoring List View all current orders for PCM. Order PreClose Monitoring Create a new PCM order. Stop PreClose Monitoring - this is only available for orders in a status of Submitted or Ongoing Cancel Order - this is only available for orders in a Pending status. Clicking this link will give user a pop up yes/no option to Cancel order. If yes is chosen, order status will change to Cancel. Restart PreClose Monitoring - this is only available for orders in a Cancel status. Clicking link will give user a pop up yes/no option to restart monitoring for order. If yes is chosen, order status will change to Pending status. View Billing Order Verification User can verify trades, public records, collections, inquiries and late payments. Click on the PCM Report List link to access the report list screen to view all your PCM orders. PreClose Monitoring Report List Screen Page 2 of 7
Click on the blue links under the Status Column to reveal detailed status information. Status Pending waiting to get submitted Submitted order has been submitted but waiting for bureau approval Ongoing bureau has accepted order Stop Monitoring user has stopped the monitoring process Completed Monitoring is complete Canceled order has been cancelled Error order has an error If you receive an error, an error dialog box will appear and the error will be stated. If you see this icon next to the order number, it means that you have a PCM Report update. Click on the icon or the order number to access your PCM (PDF) report. Order PreClose Monitoring To order a PCM Report, you can either click on the Order PCM Report Link from the top navigation menu bar or You can click on the Order PreClose Monitoring Link from the Report task on the left side panel. On the Order PCM Report screen, enter in the required fields. All other fields, i.e. Loan Number, are optional. Required Fields Check the Trans Union Box First Name Last Name SSN DOB - Date of birth Street Address. City State Zip Email To - This default to logged in user's email address. You may add additional emails to Email 2. Pay by Credit Card Link will open the Credit Card window to apply your credit card information for payment Click on the <Order> button to place your order Page 4 of 7
Once you click order, a message PreClose Monitoring has been ordered successfully will appear at the top of the screen. On the List of PCM Reports Screen, you will see that the status of your new PCM order is now in <Pending>.status. Once the report has been submitted you will see the status change to <Submitted> Stop PreClose Monitoring Click the "Stop PreClose Monitoring" link from the Report Tasks left side panel to stop monitoring the borrower s credit file. Click <Stop> and the order will be saved with a status of Stop Monitoring. A message will appear at the top of the screen PreClose Monitoring has been successfully Stopped. The status will now show <Stop Monitoring> Page 5 of 7
Verifications To verify new trades, public records, collections, inquiries and late payments, click the radio button next to order number. You can only click on an order number if it has this icon Next click on the Order Verification option under the Report Tasks side panel. The Verification Details window will appear. Click on the Select Trade button. Page 6 of 7
Select the radio button next to any of the new trades, public records, collections, inquiries and/or late payments that you would like to verify. Click <Add> once you have selected the tradeline to order a verification. After you click Add, you will be taken back to the Order Verification page. Click <Add> to add the tradeline to your order. You will see that your item has been added to your cart. Click on the Remove from Carl link if you would like to remove the item from your cart. Click on the <Order> to complete your order.
