WELCOME TO ORACLE & INTERNATIONAL CENTRE Your new business location is situated on half of a city block located just south of the central business district of downtown Minneapolis and within three blocks of the Convention Center, Orchestra Hall, and Symphony Place. For the convenience of our occupants, Oracle & International Centre are connected to the Minneapolis skyway system. This skyway system offers climate-controlled access to much of downtown as well as many parking structures. In addition, a number of retail tenants located on the skyway and main levels of this building offer a variety of services to the tenants. Among other amenities, our tenants have access to conference rooms, a fitness center, an underground parking garage, ATM and drop boxes for express mail services located on the P-1 level of the underground garage. An affiliate of Welsh Companies, the Minneapolis-St. Paul office of Colliers International is dedicated to providing you with the finest service possible. We are here to handle any building issues, questions and requests in a responsive and timely manner. Each member of our on-site staff is an experienced professional who strives to meet your needs. GENERAL TENANT INFORMATION MANAGEMENT SERVICES Colliers International has achieved prominence as a company dedicated to high quality and innovative real estate development, management and tenant services. This handbook is your guide to using these services. All tenants are encouraged to inquire about any services they would like to see in addition to those described in the following sections. AFTER HOURS ACCESS AND CARD SYSTEM Currently, a card access system is used for after hours entry to the building. Access Card readers are located at the Ninth Street & Second Avenue entrance and the Tenth Street & Second Avenue entrance. Access card readers are also located in the building passenger elevators. To access your floor after hours, you must swipe your access card prior to pushing your designated floor. A security officer is stationed at the security desk on the first floor of Oracle Centre 24 hours a day. Tenants who want to enter the building after public hours are required to sign in at either the security desk or at the sign-in binder located in the skyway level elevator lobby in International Centre. Please call the Management Office for more information. NEW TENANT MOVING INFORMATION Please use this supplement list prior to your move to Oracle or International Centre. TENANT REMINDERS Change of address notices should be sent to the Post Office and your clients. Check leases on office equipment (copier, faxes, etc.) for moving requirements. Obtain new express mail labels and letterhead if required. Require moving company to verify the ability of all furniture to fit in the building freight elevator. This will avoid potential confusion and additional cost during the move. The moving company must submit a current Certificate of Insurance to the Management Office before moving can begin. If you are under contract at another facility for parking and have secured a parking stall in the building or nearby, be certain to provide proper notice for cancelling previous contract (usually 30 days). Clarify who will move the office plants (some movers may refuse depending on weather, etc.). Coordinate the phone system switch with your service provider. Have those employees who utilize public transportation check bus routes and schedules at www.metrotransit.org. Provide Management with information about any contractors who will be on-site on your behalf prior to any work commencing in the building. Before any contractors begin work, a current Certificate of Insurance is required. 5 COLLIERS INTERNATIONAL

SHOPS, SERVICES AND FACILITIES AUTOMATED TELLER MACHINE (ATM) An automated teller machine is located on the skyway level in Oracle Centre near the shuttle elevators that access the parking garage. BIKE RACKS Bike racks are located outside of the main entry of International Centre located on the corner of 2nd Avenue and 10th Street and on level P-1 of the parking garage of Oracle Centre. To use the bike rack on Level P-1 of the garage, enter off of Second Avenue and take an immediate left after the attendant station. The bike racks are on the left. Please remember: If you choose to leave your bike in the bike racks, you are responsible for it. Be sure to always walk your bike throughout the parking garage and to always lock your bike up. BUS, TAXI AND LIMOUSINE SERVICE Bus stops are located on Second and Third Avenue between Ninth and Tenth Streets and on Marquette Avenue between Ninth and Tenth Street. The Metropolitan Transit Commission (MTC) provides convenient bus service to downtown Minneapolis from the seven-county metropolitan area, with most buses stopping within one or two blocks of Oracle & International Centre. For information concerning routes, fares and schedules, call the MTC at 612 373 3333. The Commuter Connection located in the Pillsbury Skyway leading to First Bank Place is open from 10:00 a.m. to 5:15 p.m. Monday through Friday. They offer transportation alternatives including bus schedules, passes, bicycle maps, Park & Ride lot information, Metro Mobility tickets, carpool information, personal trip planning assistance, as well as Transportation Fair, which includes workshops at your workplace regarding commuting options. They are located on the 4th floor of Oracle Centre. To reserve a conference room, please call the Management Office with the requested date(s) and time(s) or for your convenience you may reserve conference rooms online at www.welshconnect.com. Reservations are taken on a first come, first serve basis and there is no charge to tenants for use of the conference room. For your convenience, Wi-Fi is available in the conference room free of charge. To connect to Wi-Fi, the user passcode is icmeetingcenter. To assist with your conferencing needs, a laptop computer is also available to rent free of charge. The laptop can be reserved by calling the Management Office. If food or beverage service is required, your company must make its own arrangements. At the conclusion of the meeting, your company is responsible for removing all food and/or beverage items and any other presentation materials used. The building janitorial service will dust, empty waste baskets and vacuum carpet at no charge to the tenant. In the event a tenant neglects to remove food and beverage items, or other contents that require additional nonstandard cleaning or repair, such as removing carpet stains, the tenant will be billed directly. ELEVATORS Oracle Centre is serviced by five passenger elevators, one freight elevator and two shuttle elevators that service second floor through the P3 level of the parking garage. Four passenger elevators and one freight elevator service International Centre. Should you have any comments regarding the elevators, please direct them to the Management Office. FITNESS CENTER The Fitness Center is located on the P-1 level of the Oracle Centre. Memberships are available for $75.00 per quarter (subject to change).the Fitness Center includes men s and women s shower/locker facilities, coed sauna, and aerobics room with TV. The equipment list includes four treadmills, four ellipticals, one stair climber, upright bicycle(s), 4 recumbent bicycles, nautilus equipment, dumbbells, and more. Please stop into the Management Office if you wish to obtain a membership. HEATING, VENTILATION AND AIR CONDITIONING (HVAC) To have the temperature adjusted in your office, or if you are interested in after-hours HVAC, please submit a work order online at www.welshconnect.com. Your request will then be immediately referred to a Building Engineer. Please note that after-hours HVAC is subject to charge. Tenants can help maintain a comfortable office temperature by taking the following actions: Close blinds or draperies on the south and east sides of the building on sunny days. 7 COLLIERS INTERNATIONAL

HOTELS The Hilton Hotel, operated by Hilton International, offers luxurious accommodations. The hotel features a restaurant, lounge, conference facilities and catering services. The Hilton Hotel entrance is located between Tenth and Eleventh Street on Marquette Avenue. For information concerning hotel services call 612 376 1000. The Crowne Plaza Northstar Hotel provides 226 spacious guest rooms with warmth of a traditional atmosphere and European ambiance. The hotel features a restaurant, lounge, conference facilities and catering services. The Crowne Plaza Northstar Hotel is located on Sixth Street and Second Avenue. For more information concerning hotel services call 1 888 444 0401. JANITORIAL SERVICES Office areas are provided with janitorial service five days a week excluding holidays. Services include trash removal, dusting and vacuuming. Special cleaning services, such as furniture or carpet cleaning, are available by calling the Management Office. There may be a charge for special cleaning services depending on the size of the job and the type of cleaning needed. If you have any comments or questions regarding cleaning, please contact the Management Office. KEYS AND LOCKS Upon moving into the building, tenants will receive keys for their entrance locks. Additional keys and locks can be purchased at any time by calling the Management Office. All locks and keys must be building standard. To have a lock changed for your suite, please call the Management Office. Please be aware that a small fee may be assessed when changing locks. LEASING INFORMATION Leasing information is available by calling the Colliers International Management Office at 952 837 3000. LIGHTING Building standard lighting will be maintained by building personnel as a part of normal operating expenses. Specialty lighting, task lighting or other non-standard lighting is a tenant responsibility. Services are available by calling the Management Office or going online to www.welshconnect.com. LOADING DOCK The loading dock entrance for Oracle & International Centre is located on Second Avenue. The dock has a vehicle height restriction of 12 feet, 6 inches and a length of 18 feet. The loading dock can be accessed from street level 24 hours a day, seven days a week. There is a time limit of 15 minutes for loading and unloading. Please see the Delivery, Loading Dock and Moving Procedures on Pages 13-15 of the Tenant Handbook for information relating to the moving of large items that would require reserved freight elevator use or dock space. LOST AND FOUND Lost and found items can be claimed or turned in at the security desk in the lobby of Oracle Centre. For information regarding lost and found, please call the Management Office. MAINTENANCE REQUESTS-WELSHCONNECT All maintenance requests should be placed on www.welshconnect.com. Building management welcomes your input and assistance in maintaining Oracle & International Centre as a first class building. WelshConnect is Welsh Companies web-based system that will allow us to address your Property Management requests faster and more efficiently. With WelshConnect, you can: Place work order requests, track their progress and receive faster responses. 8 COLLIERS INTERNATIONAL

Reserve a conference room and manage your company s reservation schedule. Post on-line bulletin board items in order to purchase and sell goods and services, inform others of upcoming events, etc. Receive notices from your Property Management staff regarding important building issues. Provide feedback to us concerning our Property Management service. Find it at http://welshconnect.com/property.asp?p=intl To obtain a registration code for access to the website, please contact the Management Office at 952 837 3000. PARKING Oracle Centre, International Centre and the AT&T Tower share an underground parking garage which can be accessed from Second Avenue. The parking garage has 24 hours access, 365 days a year for contract parkers. The parking facility is restricted to vehicles with a height of less than 6 feet. The International Centre side of the garage has a clearance of 5 feet, 4 inches in certain areas. Please check with the attendant as you enter with any height concerns. Monthly contract parking is available on a first come, first serve basis, with priority given to Oracle & International Centre tenants. Validation and coupon programs are also available. After business hours, parkers may request to be escorted to their vehicle by a security guard. This service can be requested at the security desk in the lobby of Oracle Centre. There are also emergency call boxes located throughout the parking garage. The parking facility is operated by Allied Parking. Their management office is located at 800 South Ninth Street, Minneapolis, Minnesota. For further information concerning the parking facility, call Allied Parking at 612 332 0391. MAIL PICK-UP AND DROP-OFF Mail delivered to your office address at Oracle and/or International Centre may be picked up at the post office sort located in the elevator lobby, level P-1 in the Oracle Centre parking garage. The time allotted for mail pick up is 9:30am-10:00am Monday through Friday. Pre-stamped outbound mail may be dropped into the mail slot located in the lobby of Oracle Centre, near the double doors leading to the loading dock. Larger letters or parcels may be left adjacent to the mail slot for pick up by the postal service. 9 COLLIERS INTERNATIONAL

The nearest full-service United States Post Office locations are: LOOP POST OFFICE 110 South Eighth Street (Baker Center) 612 332 5008 MAIN POST OFFICE First Street and Marquette Avenue 612 349 4711 UPS, Federal Express, and DHL services are available with drop boxes and supplies located in the P-1 lobby in Oracle Centre. See individual collection boxes for specific pick-up times. RECYCLING Colliers encourages all tenants to participate in the building s recycling program. For more information about the program please call the Management Office. BUILDING SECURITY Allied Barton Security Services provides the guard service for the properties. For your safety and convenience, a guard is on duty at all times at the security desk in Oracle Centre. To report or discuss a security matter, call the Site Supervisor at 612 573 8709 during normal business hours. After hours, the guards can also be reached at 612 573 8709. For any trash/recycling that does not fit in the office bins, be sure to place a trash or recycling sticker on it. Contact Management if stickers are needed. Furniture and equipment cartons or crates cannot be handled by the building or janitorial staff and must be removed by the tenant s supplier. Please be sure to make the necessary arrangements with your supplier prior to the delivery of furniture and/or equipment. BUILDING POLICIES AND PROCEDURES Each tenant is responsible for making its employees generally familiar with building rules and regulations, as well as emergency procedures. An emergency/disaster Preparedness Plan which recommends procedures in the event of an emergency in the building, are provided to each tenant at move-in. ALTERATION / REMODELING AUTHORIZATION In planning for any remodeling in your offices, tenants should contact the Management Office; together we can review specific building policies and procedures that need to be followed. Prior to the start of actual construction, tenants are required to provide remodeling plans, a list of contractors, contractor s insurance information and other items as requested by the Management Office and required by your lease (depending upon the scope and type of remodeling). CONTRACTOR ACCESS For larger remodeling/construction projects, we will work with your contractor and/or subcontractors to grant them access to the building and your suite. The contractor(s) will also be provided a copy of the Policies and Procedures for Contractors working in the building. For your security, contractors employees should wear company identification badges when working within your space. DELIVERY PROCEDURES All routine office deliveries (i.e., deliveries that can be easily loaded onto the freight elevator by one person - office supplies, vending supplies, single furniture pieces, etc.) must be made through the loading dock and freight elevator during normal building hours. Large-scale deliveries (office furniture, construction material, etc.) often require freight elevator and loading dock space coordination. This needs to be scheduled ahead of time with the Management Office. Please refer to the following information for specific instructions or contact the Management Office. All routine deliveries to and from the building must be made through the loading dock and freight elevator during normal building hours. Deliveries may not be made through the passenger elevators (except fold-up suitcase style carts and carry-on items). Deliveries through the main entrances of the Oracle Centre & International Centre buildings are not allowed because of the potential for personal injury and property damage. The name and suite number of all deliveries should be clearly written on all tenant packages. This will avoid confusion and congestion on the loading dock. The Management Office is not responsible for deliveries left at the loading dock. Note: Building personnel will not sign for tenant or contractor deliveries. 12 COLLIERS INTERNATIONAL

New office Set-up: For initial move-in guidelines, please see Moving Procedures below. Furniture Deliveries: Delivery of single pieces of compact furniture can be made during normal building hours according to the Loading Dock Procedures below. Large Furniture Deliveries: Delivery of large and/or multiple pieces of furniture must be delivered between 6:00 p.m. and 6:00 a.m. and must be coordinated with the Management Office. A Certificate of Insurance is required from the vendor before entering the building. Please contact the Management Office for additional information. Construction Material: Delivery of construction material may be conducted 6:00 p.m. through 6:00 a.m. Twenty-four (24) hour advance notice must be given to the Management Office. All tenant delivery equipment must be equipped with rubber wheels or tires and exposed edges and corners must be padded to prevent damage to flooring and walls. Wheels must be clean to prevent carpet soiling. No carts or two-wheelers shall be left unattended in tower corridors, elevator lobbies or any public area. Any carts left unattended in these areas will be immediately removed by building personnel. LOADING DOCK PROCEDURES Hours: The loading dock is accessible 24 hours a day, seven days a week. All deliveries scheduled outside of normal building hours (Monday through Friday, 6:00 a.m. to 6:00 p.m.) need to be prearranged with the Management Office. Size Restrictions: The loading dock has a height restriction of 12 feet, 6 inches and a length restriction of 18 feet. After freight has been delivered or unloaded, drivers must move their vehicles from the loading dock. Deliveries requiring more than 15 minutes should be scheduled in advance by calling the Management Office. Drivers are not allowed to leave truck motors running. All accidents must be reported to the security desk immediately. Parking in the loading dock for any purpose other than loading or unloading is prohibited. The speed limit in the loading dock is 5 miles per hour. Borrowed equipment must be returned within one hour. Some form of identification will be held until the equipment is returned. All after hours deliveries must register at the security desk located in the lobby of Oracle Centre. MOVING PROCEDURES All moves must take place after hours (6:00 p.m. - 6:00 a.m., Monday through Thursday, and 6:00 p.m. Friday to 6:00 a.m. Monday). Please plan ahead as reserving/scheduling the dock and/or freight elevator use is based on a first-come, first-served basis and subject to availability. Only the moving truck is allowed in the loading dock, the moving crew s personal vehicles are not allowed. The tenant is responsible for obtaining, in advance of the move, the moving company s Certificate of Insurance listing Intercen Partners,LLC (Owner) and Colliers International Minneapolis-St. Paul (Management) as certificate holder. They should be insured up to $2,000,000 aggregates and their certificate should include our standard additional insured wording as follows: 13 COLLIERS INTERNATIONAL

Additional Named Insureds: Intercen Partners LLC, its affiliates, subsidiaries and assignees and Colliers International Minneapolis-St. Paul, Property Manager. Only straight trucks are allowed in the loading dock, maximum length of 18 feet. Absolutely no tractor trailers. The loading dock has a maximum height of 12 feet 6 inches. Tenant will be responsible for any excess garbage or debris left in the loading dock or common areas of the building. Only rubber-wheeled carts and dollies are allowed for moving in and throughout the building. The Tenant s moving company shall be responsible for laying masonite over all marble and granite or carpeted surfaces that they are moving over. The tenant/moving company shall also provide corner guards for edges of doors, elevators, or corners in the corridor. Any questions or concerns regarding the above shall be directed to the Management Office. NO SOLICITATION POLICY For the privacy of our Tenants, solicitation is not allowed at Oracle Centre & International Centre. To report solicitation, please call the Management Office. OFFICE RULES AND REGULATIONS Tenant agrees to observe the rights reserved to Landlord in the lease and agrees, for itself, its employees, agents, clients, customers, invitees and guests, to comply with the following rules and regulations with such reasonable modifications thereof and additions thereto as Landlord may make, from time to time, for the Building: The sidewalks, entries, passages, courtyard, corridors, stairways and elevators shall not be obstructed by any Tenants, their employees or agents, or used by them for purposes other than ingress and egress to and from their respective suites. Boxes, cartons or any other debris which is to be thrown away by the cleaning crew should not be left in the corridors. All heavy articles (i.e., safes) shall be carried up or into the Premises only at such times and in such manner as shall be prescribed by Landlord, and Landlord shall in all cases have the right to specify the proper weight and position of any such heavy articles. Any damage done to the Building by taking in or removing any such equipment or from overloading any floor in any way shall be paid for by Tenant. Defacing or injuring in any way any part of the Building by Tenant, his agents or employees, shall be paid for by Tenant. Tenant will refer all contractors, contractors representatives and installation technicians rendering any service on or to the Premises for Tenant to Landlord for Landlord s approval and supervision before performance of any contractual service. This provision shall apply to all work performed in the Building, including but not limited to the installation of the telephone and other communications equipment, electrical devices and attachments and installations of any nature affecting floors, walls, woodwork, trim, windows, ceilings, equipment or any other physical portion of the Building. Such approval, if given, shall in no way make Landlord a party to any contract between Tenant and any such contractor, and Landlord shall have no liability therefore. No sign, advertisement or notice shall be inscribed, painted or affixed on any part of the inside or outside of said Building. Landlord will supply building standard signage for Tenant s suite entrance. Any additions, deletions or changes to the door signage after the original signage is installed shall also be at Tenant s cost. 14 COLLIERS INTERNATIONAL

A directory in a conspicuous space, with the names of Tenants,will be provided by Landlord; any necessary revisions to the directory will be made by Landlord within a reasonable time after notice from Tenant of the error or change making the revision necessary. No furniture shall be placed in front of the Building or in any lobby or corridor without written consent of Landlord. Landlord shall have the right to remove all other signs and furniture, without notice to Tenant, at the expense of Tenant. Tenant shall have the non-exclusive use in common with Landlord, other tenants, their guests and invitees, of the automobile parking areas, driveways and foot ways, subject to reasonable rules and regulations for the use thereof as prescribed from time to time by Landlord. Landlord shall have the right to designate parking areas for the use of tenants of the Project and their employees, and tenants and their employees shall not park in parking areas not so designated, specifically including driveways, fire lanes, loading/unloading areas, walkways and building entrances. Tenant agrees that upon written notice from Landlord, it will furnish Landlord, within five (5) days from receipt of such notice, the state automobile license numbers assigned to the automobiles of Tenant and its employees. Landlord shall not be liable for any vehicle of Tenant or its employees that landlord shall have towed from the premises when illegally parked. Landlord will not be liable for damage to vehicles in the parking areas or for theft of vehicles, personal property from vehicles, or equipment of vehicles. No tenant shall do or permit anything to be done in said Premises or bring or keep anything therein which will in any way increase the rate of fire insurance on said Building, or on property kept therein, or obstruct or interfere with the rights of other tenants, or in any way injure or annoy them, or conflict with the laws relating to fire, or with any regulations of the fire department, or with any insurance policy upon said buildings or any part thereof, or conflict with any rules and ordinances of the local Board of Health or any governing bodies. Employees of the Building will at all times keep a pass key, and agents of Landlord shall at all times be allowed admittance to Tenant s Premises. No additional locks shall be placed upon any doors without the written consent of Landlord. All keys to the Premises shall be furnished by Landlord in a reasonable number commensurate with the square footage leased. Additional keys shall be furnished at Tenant cost. Upon termination of this Lease, all keys shall be surrendered, and Tenant shall then give Landlord or its agent explanation of the combination of all locks upon any doors or vaults. No windows or other openings that reflect or admit light into the corridors or passageways, or to any other place in said Building, shall be covered or obstructed by any tenant. No person shall disturb the occupants of the Building by the use of any musical instruments, the making of unseemly noises, or any unreasonable noise. No animals or pets of any kind will be allowed in the Building. The water closets and other water fixtures shall not be used for any purpose other than those for which they were constructed, and any damage resulting to them from misuse, or the defacing or injury of any part of the Building, shall be borne by the person who shall occasion it. No bicycles or similar vehicles will be allowed in the Building. A limited number of bike racks are provided outside the building as well in the building parking garage, level P1. Bike parking is available only at these designated areas. Landlord is not responsible for loss or damage to bikes parked on or about the property. Nothing shall be thrown out the windows of the Building or down the stairways or other passages. Tenant shall not be permitted to use or to keep in the Building any kerosene, camphene, burning fluid or other illuminating materials. If any Tenant desires, at its cost, telephonic or other electronic connections, Landlord or its agents will direct the electricians as to where and how the wires may be introduced, and without such directions, no boring or cutting for wires will be permitted. 15 COLLIERS INTERNATIONAL

Landlord will furnish building standard mini blinds on all exterior windows in the Premises, which Tenant occupies, at Landlord s cost. If Tenant desires to install draperies, at Tenant s cost, they must be of such shape, color, materials and make as shall be prescribed by Landlord. Landlord or its agents shall have the right to enter the Premises to examine the same or to make such repairs, alterations or additions, as Landlord shall deem necessary for the safety, preservation or improvement of the Building. Six months prior to the expiration of the Lease, Landlord or its agents may show the Premises and may place on the windows or doors thereof, or upon the bulletin board, a notice For Rent. No portion of the Building shall be used for the purpose of lodging rooms or for any immoral or unlawful purposes. All glass, locks and trimmings in or about the doors and windows and all electric fixtures belonging to the Building shall be kept whole, and whenever broken by anyone shall be immediately replaced or repaired and put in order at Tenant s cost under the direction and to the satisfaction of Landlord, and on removal shall be left whole and in good repair. Tenant shall not install or authorize the installation of any vending machines or food preparation devices without Landlord s written approval. Landlord shall have the right to rescind this approval, if given, without liability to Tenant for reimbursement of any Tenant costs or expenses or to grant exclusive rights to vending machine operators. Landlord reserves the right at any time to take one elevator out of service to tenants for exclusive use by Management in servicing the Building. No electric heaters or electric fans are allowed on the Premises without the prior written consent of Landlord. Before vacating the Premises, Tenant shall close and securely lock all doors and shut off all utilities in the Premises. Any damage resulting from failure to do so shall be paid by Tenant. Tenant shall not place any radio or television antenna on the roof or on or in any part of the inside or outside of the Building other than the inside of the Premises, or operate or permit to be operated any musical or sound producing instrument or device inside or outside the Premises which may be heard outside the Premises, or operate any electrical device from which may emanate electrical waves, which may interfere with or impair radio or television broadcasting or reception from or in the Building or elsewhere. Tenant shall not make or permit any noise, vibration or odor to emanate from the Premises; or do anything therein tending to create, or maintain, a nuisance; or disturb, solicit or canvass any occupant of the Building, or do any act tending to injure the reputation of the Building. Tenant shall not place anything or allow anything to be placed near the glass of any door, partition, or window which may be unsightly from outside the Premises; or take or permit to be taken in or out of other entrances of the Building, or take or permit on other elevators, any item normally taken in or out through the trucking concourse or service doors or in or on freight elevators; or, whether temporarily, accidentally, or otherwise, allow anything to remain in, place or store anything in, or obstruct in any way, any passageway, exit, stairway, elevator, shipping platform, or truck concourse. Tenant shall lend its full cooperation to keep such areas free from all obstruction and in a clean and sightly condition and move all supplies, furniture and equipment as soon as received directly to the Premises and move all such items and waste, other than waste customarily removed by employees of the Building, being taken from the Premises, directly to the shipping platform at or about the time arranged for removal there from. Tenant shall not alter any part of the Premises or the Building, outside or inside, without the prior written consent of Landlord. If Tenant desires signal, communication, alarm or other utility or service connections installed or changed, the same shall be made by and at the expense of Tenant, with the approval and under direction of Landlord. 16 COLLIERS INTERNATIONAL

RENTAL PAYMENTS Unless stated otherwise in your Lease, charges for rent are due and payable on or before the first day of each month without notice. SIGNAGE AND DIRECTORY LISTINGS All Oracle & International Centre Tenants will be provided two forms of signage within the building. Directory Listings A tenant directory is located both on the first and second floors of Oracle Centre & International Centre. These directories display individual strip listings of company names and suite numbers. Suite Entry Signage Building standard signage displays the company name and suite number. All Tenant signage must be approved by the Management Office. The Signage Order Form located in the Forms section of this handbook should be used when ordering directory or suite sign additions/modifications. Additional Tenant signage or changes in signage can be ordered by calling the Management Office. A custom font and/or company logo may be incorporated on your suite sign. Tenants are responsible for the cost of these additions or changes. Signage visible from the exterior of the building is prohibited. SMOKING POLICY In accordance with the Minnesota Indoor Clean Air Act, smoking is not permitted anywhere within the building. This includes the loading dock and parking garage. Outside the building, smoking is not permitted within twenty feet of a public entry to the building. TELEPHONE INSTALLATION Telephone line installation should be arranged in coordination with the Management Office. Vendors may obtain permission to enter telephone rooms by signing out keys at the security desk located in the lobby of Oracle Centre. Telephone control systems (i.e., Merlin boxes) must be installed within the Tenant suite and are not allowed in the telephone closets. Telephone contractors may not enter mechanical areas or access areas above the ceiling without approval from the Management Office. Power Failure Procedure In the event of a complete power outage, engineering will investigate and determine the cause. The building generators will provide adequate lighting for exit and emergency lighting fixtures. ACTION TO TAKE 1. Open any window treatments to let in outside light. 2. Use portable flashlight. 3. Prepare to evacuate if directed. 4. Do not congregate in the lobby or atrium areas. Please use areas of less traffic. 5. Please listen for specific direction from the emergency PA system. DO NOT PANIC TENANT ACTION Inform your staff so they know what equipment should be turned off to avoid damage when the power is restored. POWER FAILURE PROCEDURE Elevator Emergency Elevators are one of the safest modes of transportation available in office building. However, they occasionally malfunction. In the event you are detained in an elevator, REMAIN CALM. ACTION TO TAKE 1. Press the emergency call button with the phone icon. You will automatically be connected to the security desk. A. Provide floor level if possible. B. Provide the elevator number located at the top of the floor controls. 2. REMAIN CALM. 3. For your own safety, do not try to force open an elevator door. Tornado Procedures By definition, a Tornado Warning is an alert by the National Weather Service confirming a tornado sighting and location. The Weather Service will announce the approximate time of detection and direction of movement. Winds will be 75 mph or greater. A Public Warning will come over the radio/tv or there will be five (5) minute steady blasts of sirens over the Hennepin County Civil Defense Warning System Building Management/Security monitors the National Weather Service Broadcasting Channel. Should conditions warrant, you will hear a weather announcement and instructions over the building emergency public address system. IF STRONG WINDS, HEAVY RAIN, OR LARGE HAIL ARE PRESENT, TAKE SHELTER IMMEDIATELY. ACTION TO TAKE 1. Get away from the perimeter of the building and exterior glass. 2. Leave your exterior office and close door. 3. Go to the center corridor of the building (i.e. elevator lobby, corridors and restrooms.) 4. Sit down in the corridor and protect yourself by putting your head as close to your lap as possible or kneel protecting your head. TORNADO PROCEDURES IF YOU ARE IN TRANSIT IN THE BUILDING 1. Proceed immediately to the sheltered areas of the loading dock or parking ramp. 2. Do not go to the first floor lobby, skyway, or outside the building. IF YOU RE CAUGHT IN AN OUTSIDE PERIMETER OFFICE 1. Seek protection under heavy furniture such as a desk or table. WHAT WILL HAPPEN NEXT 1. Building or Floor Evacuation It is the responsibility of each employee to be familiar with evacuation plans. Each employee should be familiar with the locations of the fire stairs and the procedures of evacuating any handicapped employees. Your company has been requested to assign a Tenant Warden and Assistant Tenant Warden for emergency situations. DO 1. Listen for public announcements over the building public address system and follow them. Because of the design and construction of the buildings, only a few floors may need to be evacuated. Should a floor evacuation become necessary, you may hear an announcement over the building emergency public address system or your tenant warden will be notified to direct you. 2. Assist Tenant Wardens in moving handicapped to the stairwell landings. 3. Close the door to your office as you leave. 4. Proceed to the nearest fire stairwell and form an evacuation line. 5. Proceed down the stairwell. Keep to the OUTER SIDE so that emergency personnel, etc. can pass through. 6. Be prepared to merge with other people evacuating from other floors. BUILDING OR FLOOR EVACUATION 7. If directed to evacuate the building, once outside, move away from the building to a pre-designated meeting area established by your company. 8. If only a floor evacuation is required, proceed to a safe floor (usually three floors down) and stand by for further announcements. 9. REMAIN CALM. DON T 1. DO NOT go to the elevators. They WILL NOT respond. 2. Once you have left your area, DO NOT return for coats, purses, etc. 3. DO NOT run or panic. 4. Tenant Warden Responsibilities INSPECTION - Inspect assigned area to eliminate fire hazards - Keep aisles and exits cleared INFORMATION - Familiarize employees with proper evacuation routes and procedures. - Have a plan to evacuate handicapped to the stairwell landings; designate two co-workers to assist. - Maintain a current list of tenant wardens, alternates and handicapped (including breathing-impaired); send updates to the Management Office. EVACUATION 1. Notify occupants in assigned area to form a line in the corridor leading to a safe exit stairwell. 2. Evacuate handicapped to the stairwell landings. 3. Check restrooms, conference rooms and remote areas for employees who may not have heard evacuation announcements 4. If a floor evacuation is necessary direct an orderly evacuation by stairwell to a safe floor. Keep employees on safe floors until the ALL CLEAR is announced. 5. If a building evacuation is necessary, direct an orderly evacuation by stairwell to the building exits and move personnel away from the building and to your pre-designated meeting area.
