Often times I have people asking us, How do you find buyers for houses so fast? and all we can say is we make it easy to buy. And it s turning into a vicious cycle -- as many buyers need to sell their current home first and many sellers (unless they plan to rent) need new financing to get into their next home. As a result, a sea of real estate agents, mortgage brokers and home builders are going out of business. These professionals are in the business of serving buyers and sellers. But that s hard to do with the credit crisis when the entire real estate industry traditionally relies on mortgage lending to finance buyers and get houses sold. What can homeowners do to sell their homes? How can buyers get financing if they can t meet the tougher lending criteria on credit scores, income verification, down payment amounts and debt ratios?

These are great questions and these circumstances are happening to many people all around the United States. Your neighbor might be going through something like this and you wouldn t even know it. The long nights of worrying and the dreaded time spent trying to figure out their options are an everyday environment. Is this really what it has come to? Is there any way out? How can this be fixed? The reasons why a house doesn t sell fast in Eau Claire are: 1. They are over priced 2. They are marketed poorly 3. The house is not fixed up to sell They are over priced I have seen it time and time again, most sellers list with realtors and the realtors tell their client s to raise the price a little to test the water and have some negotiation room. As this may sound good, this may actually hurt you. I have seen most listing last 6 to 18 months with no guaranteed buyer at the end. Most people that call us NEED to sell now and can t wait for 18 months to maybe have someone buy their house. My question is why does it last that long? First off, if it is overpriced it is overpriced. Buyers are picky and they want to find the best deal. Also buyers skim through many houses with their realtor and pick and choose quickly which ones they want to see. If your house and price is not intriguing to them, it gets passed over. You have to understand that when listing with a realtor, your house goes into a data base of homes. The seller s house isn t special; it s just in the system so everyone can see it. This is just how the system works. It is the same as finding the best deals at a clothing store. Many shoppers shop at TJ Max and Wal-Mart to try to get a deal. I remember many times, when I go to restaurants and get a diet

Pepsi that costs $2.49, I almost pass out because it so overpriced. Hey, we are all in the same boat here. The real price question is when you want to sell your house is, how fast do you want it off your hands? Is there anyway, you can lower your price a bit so you can sell it fast? How much is it costing you if you don t sell it in 2 months, 3 months or 18 months? I like to remind people that it usually costs money to keep a house on the market so it s up to you how long you wish to wait in most cases. Let me tell about some costs associated with keeping that house listed with a realtor. There are insurance, maintenance, taxes, utilities, as well as the costs you may not be aware of such as vandalism costs, inspection costs, lawn care, association fees, ext. That s enough about price; I believe you understand the point here. In today s market, the price is a bigger factor than you may think. It directly relates to how fast you wish to move the house from your hands to another happy owner of your house. I am not saying sellers need to take a loss on their house because that would defeat the purpose of selling it. Sellers need money now or sellers need debt relief and that is why sellers need to sell quickly and easily. They are marketed poorly One of the biggest obstacles of selling a house is knowing how to market it. What you need to find is a Qualified Buyer and not the average Joe looking for a house. You need to find somebody already looking for a house. Unless the seller or the realtor has experience in selling many different types of houses, it will be tough to sell a house. That is why it takes so long in most cases. The house is not fixed up to sell In today s market, most buyers want a house that is move in ready. That means, no or minor repair work, the grass is cut, and the inside of the house is cleaned and staged. The goal of a seller is to get a buyer into the house and have the buyer

imagine living there. Once that picture pops in their head, sellers have a good chance at selling it, if all other factors are ok with the buyer. If the sellers house is not move in ready, that is still ok. There are many types of buyers in the market place and some want a fixer upper house. These buyers want a house to mold into their own image in their minds and are very happy to do so. My dad was one of those buyers. He practically tore down my parents house to rebuild it because he had a vision and once that vision comes to a conclusion as a completed project, you better believe it feels good to that buyer. As you can see, there are two different buyers in the market place and that must be taken into consideration when selling a house and marketing. The Solution Let s recap for a minute; 1.
