2 About Us Thank you for taking the time to read about Red Bow Investments and our renovations. We are a professional, full service real estate solutions firm that buys and sells properties throughout the Northern Indiana area. We specialize in buying distressed homes at a significant discount, and renovate, resell and/or hold to retail home buyers and landlords. Our company was founded in 2014 by Leah Mark and Josh Koldyke. We are excited to be part of the area s renaissance and we aspire to continue contributing to the economic rejuvenation of Michiana and its neighborhoods. Since its inception, Red Bow Investments has passionately pursued the goal to help hundreds, if not thousands, of people in our community find an answer to their real estate needs. Through the years, we have developed a solid foundation of real estate knowledge, with the integrity to follow up on promises and make successful deals happen. Our organization is proud to be born and raised right here in the Michiana area. We pride ourselves on being local and helping our communities. We live here and invest here! Your positivity and support is what drives our company each day. We genuinely believe that when you help someone get what they want, you will in turn have what you need. Our desire is to create safe, secure and updated homes at an affordable price for our customers. During the past year, several questions have been presented to us such as Do you do custom renovations or How do we have you rehab a home for us? The answer is simple just Red Bow It! What is that you ask? We hope to answer that question with this informational packet. 3 WHAT DOES IT MEAN TO RED BOW IT? By now, you are familiar with the renovation process. Whether you have seen a show on HGTV, the DIY channel or read about it the overall premise is the same you find the ugliest house on the nicest block and go to work bringing it back to life! Red Bow Investments currently finds distressed homes, purchases and renovates them and then resells them in the Michiana area by putting them for sale in the open market. But what if you didn t want to leave it up to chance? What if you don t want to wait for a home that might work for you? What if you want to pick the paint color or finishes? This is where we Red Bow It! We have dubbed our custom renovation process as Red Bowing a home for you. That s right only for you! We would find a house in your desired area that meets your criteria and then purchase and renovate the home for you. There is no need for you to cash flow any renovations! We do that. At the end of the process, you then have one lump sum you are responsible for!

4 WHERE DO WE START? Here is a list of what you can do to start the process. Remember, the more details the better! We want to be able to find and create your dream home for you! Pre-Approval- We as a company, do not finance the end purchase of any homes. You will need to reach out to a mortgage lender/broker to start the pre-approval process. Or if you are a cash buyer, we would need a proof of funds letter from your bank. You can read more about that if you go to our blog page at Buyer s Info- We will need you to provide as many details as possible. We have created a simple form that will only take you 5-10 minutes to fill out that will capture a majority of the information we will need! To fill out this form, please go to our buyer s page at Personal consultation- Now is when we will schedule a meeting so you get a chance to know our owners and designer. We will go over your information including but not limited to: pre-approval budget, buying criteria, location, must-haves, design notes and wish list. Here we also review timelines to make sure we can get you where you want to be when you need to be! Acquisition Contract- We now begin your search! Red Bow partners with several realtors in the area to help expedite finding 2-3 top options to fit your wish list. Showings will be scheduled so you can walk through them. We will continue to look for homes until you find the one you love! *You are not obligated to buy a home until you find the one you want! Purchase Agreement- One you have selected the home you want we go to work for you and begin the negotiation process! We negotiate the lowest price possible for your fixer upper by paying cash, with no inspections and contingencies. We want to give you as big of a budget as we can to turn this fixer upper into your dream home. Once we have the home under contract, you ll sign a purchase agreement with a predetermined sales price and timeline.

5 Customized Design- We give you and our designer the budget for the renovations that can be made to your home. You work with our designer hand in hand to pick out the finishes! Actual Renovation- Our crew now goes to work for you and updates the home! Once complete, you do a final walk through your renovated home. We then close at a title company, you get your keys and unwrap your Red Bow! In Conclusion- We buy the home, renovate it to your taste, and sell you the home directly when it s done so the renovations are tied into one mortgage and all you would be responsible for is the pre-approval, down payment and closing costs.
