This could mean one of the following: - They are lead generators A lead generator will work on behalf of one or more companies to gather details of home owners looking to sell, and will sell this raw data to a company that actually does the property transaction. There is nothing wrong with this, however
4 as a seller, you don t know where you details will end up! They are estate agents Some estate agents have got on to the idea of advertising online as cash property buyers. The reason being is to hook you in, and get you signed up with them. They are doing some other scheme Lease options, assisted sales, or whatever they like to call it; some companies will advertise as cash buyers and won t be able to assist with a cash sale at all. Having said all of that, it doesn t mean that the companies who can t provide cash are in any way fraudulent or unscrupulous. However, it does mean they are willing to say whatever it takes to get you to sign up with them. If you know that you want to sell for cash you need to source a genuine cash buying firm and not deal with these types of company which will only waste your time, and delay your sale. We have created a checklist for you on the next page to ask the representative of any company you call to verify if they are genuine cash property buyers.
5 Can you provide me with proof of funds? Can you complete on a sale in 7 10 days? Can you confirm I won t need to sign into an estate agency contract of any kind? Are you registered with the NAPB? Are you members of the Property Ombudsmen? Can you confirm I won t need to display a for sale board at my property?
6 Hopefully you now know how to find a cash buying company, but do you fully understand the process of selling for cash? Below we will highlight how the process should work with a genuine cash buying firm. Once you submit your details on a cash buying website, or you call up and speak with an advisor; the advisor should be able to give you what is known as an indicative offer for your property over the phone. As you may or may not be aware, selling for cash means selling at a discount. Any company that says otherwise is basically fitting into the category of the 96% of timewasting companies. For a genuine cash property sale, what you should expect is to be able to complete on a sale in 7 to 14 day s maximum. The reason the whole process can be done quickly is that there are no chains involved, no viewings, no estate agents and no mortgages to approve. A real cash buying firm will have the funds ready in place to be able to complete on the purchase of your home in a time frame that suits you.
7 Remember, as you are looking for a fast house sale, the chances are the company is going to offer you around 75% of market value. Market value is not the price that you think your property is worth, or what an estate agent says it is worth. Market value is the price that would be obtainable to sell your property within 6 months on the open market. The main thing to remember when choosing a cash property buying company is to shop around for the best possible price.
