Sewer cleanout for subject property was not located. This belongs to the adjacent condo. Check with Condo management for actual location. Unit has been repiped. It appears that main shut-off valve handle is broken. Unable to turn on water. Unable to inspect for leaks etc..hole in wall beneath window. Further evaluation recommended to determine if any wood damage exists. Maybe a condo management item. Window seals broken or separated front and rear windows. This allows for water intrusion. Repair as needed. Improper application of caulk or sealant on window frames. Repair as needed. Some wood decay may exist. 2 Secure loose exterior light.
Recommend inspection and/or treatment by an insect or pest professional. This is good. No earth to wood contact in front porch area. You may want to keep the area clean of debris. Wood damage in front door frame. Repair as needed. Recommend cutting back tree branches overhanging roof at rear of property. Fallen leaves in back yard should be raked up. 3 FYI: A/C Model info
Properly secure thermostat wiring on A/C unit. Also, replace rubber insulation for copper suction pipe. Install vacuum breaker on exterior hose bib. FYI: Water heater overflow pipe location Safety issue: Circuit breaker for A/C service disconnect is oversized. Unit calls for 20 amps. Installed breaker is 60 amps. Repair by trained person recommended. FYI: A/C unit appears to be tilted. Investigate and correct as needed. Concrete pad covered with leaves. The entire area should be kept clean. Defective piping. Water heater overflow pipe slopes upward and has too many loops. Recommend replacing with straight pipe that terminates toward the floor. 4 FYI: Water heater info
Repair/replace wood damage for frame for exterior door for water heater closet. Replace missing lock for water heater closet Safety issue: Recommend upgrading exterior duplex socket to GFCI. Repair damaged fence at rear. Fence posts are rotted. Properly repair damaged window sill, interior rear. Check for possible wood damage. 5 Properly secure loose window sill trim interior rear window.
Fire place damper mechanism should be checked by an appropriate person. Movement is very stiff. Firebox should be properly cleaned. Scorched area on brick suggests that flames may have extended beyond the fire chamber. Exercise caution when using fire place, Verify that dryer vent terminate at the exterior and clean or replace vent if needed. FYI: Washer fixtures not rested, Recommend using flood-safe metal wrapped washed hoses when new unit is installed. 6 FYI: Laundry drain cleanout located in laundry room.
Vinyl flooring in bathroom lifting. Recommend replacement. FYI: GFCI in bathroom defective. Unit does not trip. Repair by a trained person recommended. Base cabinets for all sinks show signs of past water damage. Mold or fungi may exist on the underside of the damaged base. Recommend replacing the cabinet bases. Bathroom sing damaged. May be possible to repair with some epoxy putty and paint. Evidence of past water damage in bathroom. Evaluate further and repair as needed. 7 Bathroom exhaust fan clogged with lint. Recommend cleaning or replacement.
Replace drain plug assembly in bathtub. FYI: Evidence of dead roaches. Recommend home be treated by a pest specialist. Toile bowl loose on the floor. Either replace unit or properly reseat unit. Open space over Air Handler unit, and in plenum area at the rear of the unit in the adjacent closet needs to be enclosed. Air Handler float switch is defective. Does not shut down unit. Also, thermostat does not shut down unit. Service by a trained HVAC technician recommended. 8 Smoke detector passed functional test.
Thermostat failed to control unit. Recommend further evaluation by an A/C technician. Repair whole in wall in closet behind air handler. A/C filter appears to be undersized by about one inch.
