2 THE STRATEGIC IMPORTANCE OF FACILITY MANAGEMENT Managers are aware of the strategic importance of Facility Management. The finding that Facility Management after personnel costs usually is the second largest cost factor in a company, undoubtedly accounts for this. The prospective leverage of strategic Facility Management on the results of the enterprise can be achieved on the one hand by the cost-saving potential, and on the other hand by the possible gain in staff efficiency (e.g. by enhancing the quality of the workplace). The field of Facility Management is experiencing a fast and continuous evolution: technological innovations (e.g. in terms of data and telecommunication technology), developments in the domain of sustainability, customer-oriented quality-thinking and the new generation of office environments, are but a few topics that are in the spotlight. Today s Facility Managers no longer merely have an execution-focused role. They are strategic thinkers at management level who contribute to the solving of complex organization and conversion issues. In cooperation with IFMA Belgium (International Facility Management Association) the Erasmus University College Brussels is the only organisation in Belgium to offer a postgraduate that studies all strategic aspects of modern Facility Management. Four of our students reveal what makes this postgraduate unique. ( ) The rationale of a strategy, the impact, cost control, the importance of procurement-supplier relationship and partnership, and much more essential and instructive facets that are presented in an interactive, open and relaxed manner by academics and lecturers with experience in the industry. 3 OBJECTIVES The postgraduate Strategic Facility Management guides you in developing a well-thought-out policy for the facility services in your organisation. The curriculum is unique, of high quality and based on current research into the developments in the field and their significance for the knowledge and skills of the Facility Manager. Therefore, in addition to the theoretical lessons and testimonies of industry professionals, some company visits are organised. You will acquire knowledge and skills in the following areas: translating the institutional or corporate strategy into a strategic policy for the facility services; analysing and designing processes within the context of facility services; initiating and managing conversion processes; stimulating professional entrepreneurship in a demanding market environment; using an effective personal management style; developing competences that are required to lead at strategic level. KNOWLEDGE AND SKILLS An extensive team of lecturers and renowned guest speakers with expertise in the field showcase the pillars of strategic Facility Management. We approach Facility Management from different perspectives. People, services and infrastructure are the fundamental building blocks. The topics introduced in each module link up with the key issues a Facility Manager at management level is confronted with and are in keeping with the daily practice. The competences required to build a strategy around people, services and infrastructure are demanding. Attention is paid to the following competences: Personal and ethical competences including: o working in a disciplined and systematic way o working result-oriented o acting from ethical motives o developing one s function and reporting Professional competences including: o negotiating with suppliers and customers; managing the FM budget, financing the facility services o using current and relevant information when addressing problems and developing projects o communication skills and social skills Managerial competences including: o initiating and managing conversion processes o setting up and adjusting facility planning o managing and evaluating building systems and infrastructure o managing and adjusting workplace concepts and design o managing projects and leadership skills Other competence groups: o marketing facility services o quality management o managing facility processes o human resources and organisation of FM staff o purchasing, logistics, outsourcing-insourcing o concept development, ICT

4 MODULAR STRUCTURE The postgraduate course consists of seven modules and is concluded with an Integrated Case. One or more optional modules can be added depending on personal preference. To obtain a certificate students must: follow at least 4 modules, with module 1, module 2 and module 3 as compulsory modules; elaborate and successfully present an Integrated Case to a jury; participate actively in the lectures and exercises. Module 1 Management Principles Introduction This module forms the key to all other modules. You gain insight into some essential basic concepts of strategic Facility Management. The ultimate goal is to make informed decisions in order to establish a sound policy, with a vision for the future. Strategy What is strategy and why does it matter? The link between strategy and facility management. Mission and objectives. Competitive advantage. Value chain. Financial The financial impact of Facility Management is immense. Understanding financial statements. Cost calculation and allocation. Investment decisions. Financial reporting and dashboards. The activity based costing -principle is applied to FM services using the latest methods. Module 2 Operations Management Program and project management Often multiple projects must be monitored simultaneously in a professional manner. What tools are there to facilitate this process? How do you manage the budget effectively in the course of the project? ICT Software systems to register data, generate actions, create reports, connect to financial, security, systems, allow BI actions in the RE&FM area. BIM and IFMS systems. ICT infrastructure for intelligent buildings. Risk Management & Security Facility Managers professionally record the risks of all facility management processes, one of which is fencing off and protecting property. They subsequently minimize the critical risks by controlling the occurrence probability. Risks that cannot be prevented sufficiently are moderated by on the one hand developing an insurance strategy and on the other hand implementing a business continuity program. Benchmarking Data are essential in the Facility Management process. Comparing these figures with those of other organizations provides insight into one s company performance and can be the trigger for improvement projects. In this section you also become familiar with the new European standards (EN) and their impact on Facility Management. Students postgraduate Strategic Facility Management Legal A Facility Manager has many responsibilities. The related risks can manifest themselves in the field of both material and intellectual property. What risks are there? When are you legally liable and what are the limits to that personal liability?

5 Module 3 Customer Care Customers must be cherished. The relationship with all concerned parties within and outside the organization (employees, government, unions, suppliers, ) has a major impact on the success of the company. This important matter is therefore thoroughly discussed in this module. You get the answer to questions like How can I measure customer satisfaction?, How do we handle complaints?, How can I create a lasting partnership?, When do we have a win-win situation?. From this perspective we also focus on guest-oriented hospitality, quality and relationship management. Module 4 Services Non-core business can be fully executed internally or partly/totally outsourced. Is Integrated Facility Management, ranging from cleaning, catering to fleet management, the best option? How to work with Key Performance Indicators and Service Level Agreements? Attention is also paid to contract management and bonus-malus systems for soft en hard services. Module 5 Human Resources Management The care for staff members as the capital of any organization deserves proper attention. The employees of a company (in-house or outsourced) are one of the key areas of Facility Management. The Facility Manager creates an inspiring work environment, with an eye for motivation, evaluation and growth. The individual makes the difference. This is why this module also zooms in on personality profiles, job appreciation, job description, career planning and a training plan for the facility service company. Module 6 Infrastructure Employee performance productivity, work attitude, motivation, presence, is strongly influenced by the work environment. Owning or renting the buildings, the valuation, the mobility variables, energy and technical aspects constitute the total cost of housing. Discover the best practices. This module gives you insight into the Facility Real Estate Management of the future. How can you succeed in combining FM en RE into one strong entity? Module 7 Sustainability Corporate social responsibility and sustainability as the framework for facility management. Long term vision on energy. Energy aspects of technical solutions for buildings and technical installations. Waste management & User behavior. Intelligent buildings and the internet of things. Integrated Case The postgraduate concludes with a case in which the participants integrate all acquired knowledge, insights and skills in a practice-oriented context. The purpose of the final paper is to test the extent to which the students master the specific knowledge of the field. The participants can choose a project within their own company and elaborate the case during the academic year. The presentation of the case in front of a jury at the end of the academic year is the culmination of the postgraduate Strategic Facility Management.

6 WHOM FOR? The postgraduate Strategic Facility Management is aimed at anyone responsible at (top or middle) management level for the facility management of an organisation. PRACTICAL INFORMATION Where? The classes take place at Campus Dansaert - Bloemenhof, Zespenningenstraat 70, 1000 Brussel. A number of classes will be organised at another location. When? The postgraduate starts on and ends on Classes take place on Tuesday from to (3 Tuesdays per month for the full programme). It is possible to spread the postgraduate with the integrated case over 2 academic years. Cost? The price per course day is 350 euros. Per module: Module 1 - Management Principles: 1,050 euros (3-day course) Module 2 - Operations management: 1,750 euros (5-day course) Module 3 - Customer care: 1,050 euros (3-day course) Module 4 - Services: 1,050 euros (3-day course) Module 5 - Human Resources Management: 1,050 euros (3-day course) Module 6 - Infrastructure: 1,050 euros (3-day course) Module 7 - Sustainability: 1,050 euros (3-day course) IFMA members can register on favourable terms for the seven basic modules at 5,500 euros. For this reason, intake interviews will be organised at Campus Dansaert - Bloemenhof (Zespenningenstraat 70, 1000 Brussel) on Thursday, June 26, To qualify for the postgraduate, the following requirements must be met: you have a degree in higher education (Bachelor, Master) and at least 2 years of experience at management level in the field of Facility Management or a related domain, or you have a certificate of the Postgraduate Facility Management IFMA (KaHo Sint-Lieven or Haute Ecole de la Province de Liège) and at least 3 years of experience at management level in the field of Facility Management or a related domain. If you do not meet these requirements, you may be admitted on the basis of basis of Accreditation of Prior Learning (APL). If you are accepted for the postgraduate, you will receive all necessary registration documents after the intake interview. Certificate You will receive a certificate if within maximum 2 academic years you: followed at least 4 of the 7 modules, of which module 1, 2 and 3 are compulsory; succeed for the Integrated Case.
