1 1 RESIDENTIAL Screen Enclosures Orange County Residential Code Compliance Alternative design method for screen enclosures R PLAN REVIEW Engineered plans must state that the Alternative Design method is used in accordance with R Plans must identify screen panels to be removed, retracted, opened or cut. A notice shall be provided that the owner must retract, remove, or cut a panel or panels of the screen enclosure in accordance with the project engineering design or the manufacturer's instructions when wind speeds are expected to exceed 75 mph. Replacement screen must be on site at time of final. 2 Exterior Walls Exterior Wall Minimum Fire Resistant Rating R302.1 *For Dwellings without Fire Sprinklers: Plans must show 1 hour rated exterior walls when wall setback is less than 5 feet from lot line. Plans must show 1 hour fire rated soffits when eave setback is 2 feet to less than 5 feet from lot line. *For Dwellings with Fire Sprinklers: Plans must show 1 hour rated exterior walls when wall setback is 0 feet from lot line. Plans must show 1 hour fire rated soffits when eave setback is 2 feet from lot line. *When a rated soffit option is used, the engineer of record must provide an alternative attic ventilation design that takes into account the elimination of ventilated soffits. *Plans must show the proposed attic ventilation design in accordance with R806. Additional required for rated assemblies.

(The report must show a minimum of 5 air changes per hour) 5 Exterior Stair Landing Stairs at the exterior of egress doors not allowed (exception only for Other Exterior Doors) R311.3 Floor plan must show a floor or landing on each side of all egress doors. Exterior landing scope limited to 2%. 6 Interior Stair Landing Landings at the top and bottom of interior stairways always required (no exception) R Floor plan must show a floor or landing at the top and bottom of all interior stairways. New criteria for landings of shapes has been added, and must be indicated on stair details.
3 RESIDENTIAL PLAN REVIEW 7 Smoke Alarm Labeling Smoke detectors must be labeled in accordance with UL 217 R314.1 plan review Smoke detector must be labeled in accordance with UL 217 at time of final. 8 Smoke Alarms (10-year) Allow the use of a smoke alarm with a 10 year non-removable and non-replaceable battery when retrofitting hard-wired smoke alarm systems. R314.4 Type of smoke alarm must be shown on electrical plan. Manufacturer's product information must be available at the time of. 9 Wireless Smoke Alarms Allow the use of listed wireless smoke alarms in-lieu-of interconnected hard-wired smoke alarm systems. (repair or level-1 alteration projects only). R314.5 Type of smoke alarm must be shown on electrical plan. Manufacturer's product information must be available at the time of.

Must state compliance with ASTM D At time of, the deck boards, stair treads, handrail/guardrail components made of wood/plastic composites, must bear a label that indicates compliance with ASTM D 7032, and includes the allowable load and maximum allowable span. 11 Sill Plate Anchoring Prescriptive requirements for anchoring wood sole plates and wood sill plates onto monolithic slabs. R On framed exterior walls, braced wall panels, and wood sill plates, plans must show a maximum anchorage spacing of 6 feet on center. Anchor bolts shall be 1/2 inch minimum diameter and extend a minimum of 7 inches into concrete or grouted cell of CMU's.

9 PLUMBING PLAN REVIEW 27 Water Heater Revised to require water heaters having an ignition source to be elevated such that the source of ignition is not less than 18 inches above the garage floor. (Exception: Appliances that are listed as flammable vapor ignition resistant would not be required to be elevated.) P Must be identified at plan review and listed on approved drawings. Verified in field. 28 Water Supply & Distribution New section requiring the pipe, fittings, joints, valves, faucets and fixture fittings used to supply potable water for drinking or cooking to comply with NSF 372 and have a weighted average lead content of 0.25% or less. 11 ELECTRICAL PLAN REVIEW 31 Receptacle Replacement Replacement of electrical receptacles shall comply with the applicable requirements of Section (D) of NFPA 70. Listed tamper-resistant receptacles are required for replacement receptacle outlets where a receptacle outlet is required to be tamper-resistant elsewhere in the code plan review Verified in field. 32 Chapters 34 through 43 do not cover the following #1 Installations, including associated lighting, under the exclusive control of communications utilities and electric utilities. #2 Services over 400 amperes. 12 ELECTRICAL PLAN REVIEW 33 Foyers E Foyers that are not part of a hallway in accordance with E and that have an area that is greater than 5.6 m2 (60 ft2) shall have a receptacle(s) located in each wall space that is 3 feet or more in width and unbroken by doorways by doorways, floor to ceiling windows and similar openings. This new item was added to NFPA70 to dwelling unit.receptacles required in Foyers that have an area greater than 60 square foot shall have a receptacle located in each wall space that is 3 feet or more in width and unbroken by doorways, floor to ceiling windows, and similar openings. 13 ELECTRICAL PLAN REVIEW 34 Arc-fault circuit interrupter protection for branch circuit extensions or modifications Where branch circuit wiring is modified, replaced, or extended in any of the areas specified in Section E , the branch circuit shall be protected by one of the following: #1 A combination-type AFCI located at the origin of the branch circuit. #2 An outlet branch-circuit type AFCI located at the first receptacle outlet of the existing branch circuit. 14 ELECTRICAL PLAN REVIEW 35 Tamperresistant receptacles Tamper-resistant recpectacles new exception for #1 receptacles located more than 5.5 feet above the floor, #2 receptacles that are part of a luminaire or appliance #3 A single receptacle for a single appliance or a duplex for two appliances where such receptacles are located in spaces dedicated for the appliance served and under conditions of normal use, the appliances are not easily moved from one place to another. Verified in field. 37 Elevation of Ignition Source New section requiring equipment and appliances with an ignition source located in hazardous locations and public garage, private garages, repair garages, automotive motor fuel dispensing facilities and parking garages to be elevated such that the ignition source is not less than 18 inches above the floor. Exception states that elevation of the ignition source is not required for appliances listed as flammable vapor ignition resistant Elevation of ignition source. Verified in field.
16 MECHANICAL PLAN REVIEW 38 Private garages New section requiring appliances located in private garages and carports to be installed at least 6 feet above the floor. Exception for appliances protected from motor vehicle impact and installed in accordance with Section Private garages. Verified in field. 39 Appliances in attics 40 Ventilation Maximum passageway length has been increased to 20 feet. Exception permits the passageway length to be 50 feet where it is not less than 6 feet high and 22 inches wide for its entire length. Also, see Energy Code. New language describing a building as "too tight" where the air infiltration rate is less than 5 air changes per hour when tested at 0.3 inch w.c. At time of, appliance must be installed at a minimum elevation of 18 inches above the finished floor of the garage. 43 Protection of appliances Appliances installed in the garage must be protected from vehicle impact by an approved barrier. M Plans must show the location, type and installation requirements of the barrier. At time of, barrier must be installed according to plans.
