1 Press release May 28 th, 2009 Bonarka City Center the biggest investment in the region The construction of THE BIGGEST shopping and entertainment complex in Poland, the Bonarka City Center in Krakow, is well under way. 95% of the construction of the building shell has been completed. The Center will comprise 270 shops. It provides up to 3500 job places during the construction stage, and will provide around 3000 job places after the opening. The opening of the Center is planned for the second part of November THE ADVANCEMENT OF THE CONSTRUCTION PROJECT The new and biggest commerce, service and entertainment center will be opened in the second half of November this year. It will also provide additional social function with its Bonarka Youth Skills Club. 95% of the construction of the building shell has been completed. The process of the land reclamation is in its final stage. The area of land reclamation covers 19 hectares. In the process more than tons of various waste were removed and tons of soil were bulldozed. Twenty so called hot spots of point soil contamination were identified at the site of the former Bonarka Chemical Plant. All were cleared, as the level of heavy metals contamination was too high. The whole process lasted 14 moths and the overall cost amounted to Polish zlotys. It is currently the biggest multi-function center being constructed in Poland. 1

2 Thanks to prefabricated structures system we were able to complete the shell of the building in 14 moths, which,considering the size of the Bonarka Centre, would have been highly improbable if we had used the traditional building techniques, Barbara Kopczyńska, Board Member of Roland Investments (TriGranit Holding Ltd & IPR Ltd.) said. We have already started exterior elevation finishing works as well as interior works on so called small architecture, adds Barbara Kopczyńska. The works on construction and rebuilding of the internal roads system which will be connected to the municipal road infrastructure are near completion. Currently there are ongoing works on Puszkarska Street (section number 1), and the connection to Turowicza Street. The works on the connection of Puszkarska and Sławka Streets will start in June. By the end of May the construction of roads system (from the northern side) that includes delivery places for Leroy Merlin, Auchan and the Centre will be completed. Some of the leased space have already been handed over, so that the tenants could start furnishing their shops. Among the biggest tenants are Auchan and Leroy Merlin. THE BIGGEST = BONARKA Regarding the current job market in Malopolska region of Poland it can be assumed that the investor behind the Center is the biggest employer in the region. There have been up to 3500 job places during the construction stage, and there will be around 3000 job places after the opening. The public space in the Center will also be the biggest. There will be three big squares, a fountain and almost 100 benches for the Center's customers, says Dariusz Rudziński, Bonarka City Center Managing Director. Currently it is the biggest construction project of that kind in the whole region, offering jobs both during the construction stage and after its completion, Dariusz Rudziński points out. 2

3 The construction of the Bonarka City Center complex is the biggest project currently implemented in the Malopolska region. The overall cost of this commerce, service and entertainment center will be around 1 milliard 125 millions of Polish zlotys. COMMERCIALIZATION The Bonarka City Center will comprise around 270 shops and temporary stands. The leasing process is at its final stage, Aleksander Kowalski TriGranit Development Polska Leasing Manager said. Recently we have signed contracts with Inditex Group Zara and Stradivarius. We are also finalizing contracts with many other well-known brands, including Bershka, Pull & Bear and Oysho. Such a varied and wide-range offer will make the Bonarka City Center exceptional on the Krakow's market, Aleksander Kowalski points out. The unique offer of the Center is additionally expanded by the brands that will appear in Krakow FOR THE FIRST TIME. Those include: Avanti (fashion), Freestyle Coalition, S.Oliver, La Senza, Adidas Originals, Pretty One, Balliza, Felina, Monton (fashion), Endo (children's products), Jubitom, Jubirex (jewelry and accessories), Office Shoes, Maraga Kids Ecco Kids, Nine West (shoes and leather haberdashery), Perfum Express (health and beauty), Audio Video Design (multimedia) and Nokia (services). 3

4 The main contractor is Arcadom Poland PLC company, a daughter company of the Hungarian Arcadom Construction Co. company carrying out construction contracts in many Central and Eastern European countries. Arcadom Construction was created in 1996 and since then it has constructed mored than 1.5mln square meters of building space. The worth of the projects carried out by the company is around 700bln Euro. In the construction of the Bonarka City Centre Arcadom Poland contracts many local subcontractors including Barzak, Energopol, Bud-max, Consolis and Technobud. The project has fully guaranteed bank financing. The creditor is German Aareal Bank AG specializing in financing commercial properties, including large multi-functional projects. 4

5 BONARKA CITY CENTER Bonarka City Center is a multi-functional city center being build in a postindustrial area of Krakow's district Podgórze and covering around 19 hectares. The reclamation of this area and the removal of all of the contamination was one of the biggest projects of such kind in Poland. The Center is located near main city's transportation arteries, has fully guaranteed financing, and the construction is proceeding according to the approved schedule. The opening of the complex is scheduled for the second part of November The construction of Bonarka City Center is conducted in 3 stages. The first stage envisages the construction of the commerce, service and entertainment center that would include 270 shops and temporary stands, a cinema (20 screening rooms), 9 restaurants, more than a dozen coffee bars, ice cream shops and a two-level car park for 3200 vehicles, as well as wide walking alleys, squares, and greenery. The second and third stages envisage the construction of four A class office buildings and a housing estate. The overall cost of the project is 2. 25bln Polish zlotys. 5
